PREFACE PROJECT :

STATE OF PERAK’S DEVELOPMENT STRATEGY : Balanced

development approach and intergrated deep in RSN 2020 .

State government want to make “ alignment link Ipoh – Seri

Iskandar – Manjung – lumut as a series of zone metropolitan

city growth in Kinta Valley and smart corridor “ .

MANJUNG DISTRICT DEVELOPMENT STRATEGY :

One of the draft Manjung district local plan year 2020 is what to

make from Lumut – Damar Laut – Teluk Senangin as a place for

international tourism attraction and grammar known as a “

Perak Silver Coast “ ( it is Manjung district exclusive zone

coast as a kind of attraction for tourist and investor come here

PROJECT PROPOSAL DEVELOPMENT STRATEGY :

Developing Senangin lagoon area and around him become

international tourist and business city center at Perak west

coast . Beside that we will retain natural coast and add value

to get maximum waterfront .

Finally with the existence of city center like this will introduce

this district and Perak state to international platform. This will

attract many tourist , businessman , vvip , corporate and

investor international club house and so on come here in

various matters .

PROJECT INTRODUCTION

PROJECT TITLE : PROPOSED 1,500 ACRES OF ‘ROYAL WORLD MARINE TOWN

CENTRE’ AT TELUK SENANGIN , DISTRICT OF MANJUNG , STATE OF PERAK,

MALAYSIA .

PROJECT INTRODUCTION :

This is the first type of a big scale development project to be introduced and

developed in this country that would combine a commercial development together

with industrial, business, research and education center in relation to ‘marine life’.

This project will be built along the existing coastal picnic area.

DEVELOPMENT OBJECTIVES :

It is an effort to develop a more productive city which will become an icon for the

state. It involves the development of research, education institutes, international

marine industries, marine tourism city and other commercial marine oriented

developments.

PROJECT DEVELOPMENT POTENTIALS :

It is the convergence of all activities related to marine tourism, research,

residential, international education and etc. Eventually it will become a source

of reference to the international community associated with marine in various

fields.

It will develop and provide opportunities for new jobs and businesses in the

maritime field.

It will encourage the tourists, investors and international scholars in different

variety of expertise to come, invest and expand their business in this area.

The development of this project will also encourage the development of water

systems such as international shipping tourism, water plane, boat taxis and so

on.

A GLANCE AT PROJECT SITE :

Site Potentials :

There are 3 main ports that can be reached from this area i.e. Lumut Port, Port

Klang and Penang Port.

The site extends along and is facing the Straits of Malacca which is considered

as one of the busiest routes in the world. Nearly 2,000 numbers of merchant

ships and international cruises passing through this strait every day. It will

certainly attract more international shipping tourism to transit or stop by this

area.

The area is sheltered from a strong southwest monsoon wind as it is shielded

by the island of Sumatra, Indonesia.

The site is located adjacent to the Swiss Garden resort and International

Islamic Resort City in its neighbourhood .

At the hind area, the site is bordered by Teluk Kepiah and Segari forest

reserves which have high potential to be developed as a forestry recreational

area.

The site can be reached by other cities such as Manjung, Setiawan and Seri

lskandar through existing roads that takes about 20-30 minutes journey.

The area is also located nearby to the famous vacation island of Pulau Pangkor

and Pulau Pinang.

POSITION AND SITE CONDITION ROUGHLY :

This site proposal is located southern division state of Perak . Travel distance

from this site to existing Lumut township approximately 15km and 20km from

Pangkor Island and near the new second Manjung township . This site face to

the traits of Melacca . Inside this base region have an existing longitudinal

tourism beach , area of malay reserved land and an existing oil palm estate .

About 90 % from the site is flat land .

PLANNED OF CONCEPTUAL DESIGN FOR PROJECT SITE :

By using the concept of "building of a canal along the recreational beach"

along the site, this canal will be linked directly to the open sea.

The existing recreational beach area is maintained.

The proposed project is divided into 3 sections:

1) Phase of mix-development and tourism.

It consists of residential buildings, tourism and commercial areas, etc.

2) Phase of International Institutions of higher learning.

Development of world renowned institutions of higher learning outlets

such as Oxford University, Leeds and other universities that will attract

many local and international students especially from Asia to come and

further their study in this area.

3) Phase development of "World's Royal Second Castle".

Development of International Second Castle or Palace for royal families

around the world such as the second palace for the King of Monaco,

British, Thailand and others.

OTHER TYPES OF LARGE SCALED DEVELOPMENTS IN NEIGHBOURING AREA:

1) The Velle steel plant projects in the bay Rubiah ( 2500 acres ) .

2) City Project floating marina bay at bay batik.

3) Project development for International Islamic Resort City ( 900 acres ).

4) A new project for second Manjung township under construction and located

3km from the site ( 1000 acres ) .

5) Lekir island reclamation project for a new township .

6) West coast highway proposal from Kelang – Bagan Datoh – Manjung – Taiping .

LOGISTIC APPROACH :

INTERNATIONAL SHIP ROUTS IN STRAITS OF MELACCA .

It’s located face straits of Melacca – trade main track of trade

ships and international tourism ship . Hence most of large

existing city in west coast is located in area with rapid

Peninsular Malaysian development with industries and ports .

With this project development can attract many international

tourism ships come here . This is because have a tourism spot

that having size a big tourism city included with tourism

facilities , residences ,recreational and commercial area related

with tourism .

MAIN DISTINATION FOR TOURISM AREA IN MALAYSIAN .

Most of existing tourism spots in south Asian is medium scale

area . They only focus to tourism activities and recreational

facility only .Resort places in this country generally has no “

anchor one stop center for tourism “ act as a distributor major

agent tourists to tourism areas like Pangkor Island , Puket

Island and so on .

This project will give wider focus to develop “ international

tourism city “ . It suffuse , tourism , business , residential ,

educational etc in international tourism environmental . From

here they can move on to various matter to all places in this

country .

MOST MAJOR CITIES IN THIS COUNTRY ARE LOCATED NEARBY

THE SEA .

Eighty percent , main state cities in this country are located

nearby Straits of Malacca and Southern China Sea such Penang ,

Kangar city , Alor Setar city , Kelang and so on . It is as major

state city , state administration canter and state business

center but all the cities lack exposure or interest to

international community for come whether for tour , trade and

so on .

We look forward , with this project development will attract

interest to international community for come in various matter

and as transit to major others city and finally will make this

place as landmark to the world people .

made is develop port , airport and public terminal complex .

TOWNSHIP PLANNING CONCEPT:

1)land use :

The layout made base on to the “ priority of land use “ . It aims so

that it make catalyst to area that is nearby . We will develop

commercial area , educational zone , government institution and

recreational zone .

2) Contextual node

Is aims to make this town have own land mark and focal point to

others places . This will make uniformity urban language aspect

in this town.

3) the link

Road system alignment concept will in deposit away from

longitudinal beach . It ‘s will make safe, coast clean and away

from busy road . This will also intend concept “ double frontage

building design “ .

4) Landscape.

Design landscape to make this proposed development more to “

landscape floating city with tropical forest such as mangrove

trees and so on. It aims to intend identity to the township . At the

same time it will be able to reduce traces of erosion and strong

wind blow to the township.

SITE PLANNING APPROACH :

SITE CONTEXT

-Project proposal site form regard factors natural as guild line on

town design and in making added value .

-This site designed like “ linear form curve “ aim for to reduce

sea wave pressure effect. It also follow coast natural form that

shaped is a curve . This will give point view that is wider .

-This site use concept “ island “ where site will be illuminated

like island by building all along canal base region . It aims to

maximize coast , waterfront and reduce project cost . All along

recreational area existing beach and during coast canal retained

and added by value and can to provide coast and waterfront that

is maximum for all type land use.

-Inside this site have existing fisherman a small group of villages

and a few malay housing lot . Inside this project we will upgrade

existing fisherman village as a asset for tourism , and existing

malay house village will be roused as malay clump archipelago

like bugis house , minang ,bajau and others for tourism attraction

.

-This project proposal fall into two main phase namely phase “

mix-development and tourism area and phase for to built second

palace residential area and it’s facilities for rulers in the world “.
