Tenancy Commencement Date If the property you viewed is vacant, we will expect the tenancy to
commence no longer than 10 days after payment of application monies.
If the property is occupied, please make sure the dates the occupant is
moving co-inside with your moving timetable.

Kerrigans do not charge Tenants for Initial Tenancy Agreements, Inventories or Renewals of 12 months or more.

application supported by a guarantor, but not all
properties will accept a Guarantor.
We need your income to be at least 2½ times the rent, so if your monthly
wage is £1,000 you can afford a property under £400 per month.

TERMS & CONDITIONS
TENANCY APPLICATION
Referencing Fees
All persons over the age of 18 years of age looking to live at the property are
required to sign the tenancy and therefore be subject to references.
· First applicant £120.00
· Additional applicants £60.00 each
· Dependant Child (Over 18) £24.00 each
· Guarantors £60.00 each
VAT has been worked out using a percentage of 20% if it changes we reserve the
right to change the prices quoted above
It is important that you are aware that the referencing money is non-refundable and
does not guarantee tenancy. Therefore, before paying any monies you should make
sure all referees are available to reply to reference requests.
It normally takes between 7-10 working days to process references. It is your
responsibility to MAKE SURE all your referees co-operate with our referencing
agency. Should replies not be forthcoming within a reasonable time, alternative
referees should be made available. If this is not possible Kerrigans reserve the right
to retain all monies paid to date and recommence marketing the property.
Holding Deposit
The holding deposit amount is usually the equivalent of half the full bond amount,
but we may require more if you are asking us to hold the property for a period over
10 days. Once this money is paid we can confirm that we are prepared to offer you
tenancy subject to satisfactory references.
As a holding deposit this money is non-refundable in any circumstances should you
the applicant not wish to go ahead with the tenancy for any reason. If you are
accepted and we commence the tenancy the holding deposit will be transferred into
the bond account and is fully refundable at the end of the tenancy assuming there
are no rental arrears or property dilapidations of any kind.
If your circumstances change and you cannot commit to the full payment on the due
date you will be required to pay double the daily rent of any extra period until you
are able to pay the full outstanding balance. If you cannot meet this requirement
Kerrigans reserve the right to retain all monies paid to date and recommence
marketing the property.
If it is the applicants intention to get a friend or relative to pay the Holding Deposit
or Reference Fee, they should make sure they have read these terms and conditions.
Receipts will only be posted to the applicant and it is their responsibility to forward
a copy to anyone who has assisted with payment.
Failed Application
If the referencing application is not successful you will automatically lose your
referencing fee and we will deduct a pro-rata amount equal to twice the number of
days lost in marketing the property and pay you the balance. Which means from the
date you applied for the property to the date we can effectively start re-marketing it
times two. (Our weekly newspaper advertising needs to be processed by no later
than 10:00am each Tuesday. Therefore, if a failed or withdrawn application is
notified to us after 10:00am on any Tuesday, this could increase the lost marketing
days quite substantially.)
Change in Landlord’s Circumstances
If for whatever reason the circumstances of the Landlord changes and we have to
withdraw the property then all of the holding deposit and the application fee will be
refunded.
Rent
The rent is calculated as a calendar monthly figure. A month’s rent is payable
before the start of the tenancy. Rent is then collected on or before the 1st of each
month following - by standing order.
Guarantor
A guarantor is somebody who co-signs on the tenancy agreement, so that if there
are any rental arrears or property dilapidations, that the tenant is unable or
unwilling to pay, then the guarantor is responsible for the payment to be made.
TENANCY COMMENCEMENT
Deposit/Bond(s)
The Deposit will be collected by Kerrigans and will be sent to The Deposit
Protection Service (The DPS) in accordance with the Terms and Conditions of The
DPS. The Terms and Conditions and Alternative Dispute Resolution ADR Rules
governing the protection of the Deposit, including the repayment process, can be

Condition Report
Prior to moving a tenant into a property we carry out an Inventory on a video
camera. This is for the benefit of both you and the landlord. It represents a
statement of condition and an inventory of items included within the tenancy at the
point that you initiated the tenancy. All subsequent periodic inspections, which are
normally quarterly and the final inspection are judged against this. Unlike some
agents we make no charge for carrying out an inventory. Our inventory records the
cleanliness and condition of the property as well as an inventory of every room
including appliances, flooring, walls, ceilings and any fixtures and fittings. It will
also include a photocopy of all keys provided. Condition and cleanliness is graded
from Good to Poor and used to give a simple means of defining deterioration
together with any highlighted details. This is then updated on inspection and
finalised on Check Out.
Check In
On check in we will fill in our inspection sheet and ask you to sign it. It is in your
own interest to make sure the property is maintained and returned in the same
condition as at the start of tenancy. On moving in to the property, you will be
accompanied by a member of Kerrigans staff and or the Landlord. The check-in
procedure will cover familiarisation with heating system, locating the utility meters,
and reviewing the condition report.
Tenancy Agreement (AST)
A blank agreement will be given to you to study in your own time. The tenancy
agreement you will be asked to sign on Check-in is a legal document and binds you
to legal obligations and liabilities should you be in breach of its terms. It is
therefore very important that you understand what you are signing. The only
information missing will be details relating to the specific property, the landlord
and any extraordinary conditions. Such additional details will be advised to you on
Check in.
Utilities
All utilities are your own responsibility. For example: gas, electric,
water, T.V. License, council tax and telephone.
Contents Insurance
You are required to take out contents insurance which will not only
cover you for your own contents but will also indemnify the landlord against theft
or break-in by forcible means, replacement locks following theft of keys and/or
accidental damage to their contents. It is the landlord’s responsibility to insure the
buildings and their own contents.
TENANCY END
Check Out
A final inspection is done once you have moved ALL your belongings out. It is
therefore very important that the property is returned thoroughly cleaned and free
from odour. Typically carpets should be vacuumed and shampooed, windows, all
cupboards and any included furnishings should be cleaned. Should ovens and white
goods be included in the tenancy these must be very thoroughly cleaned and free
from grease and residue. Areas that are quite often overlooked are extractor fan
housings and spaces to the rear of removed appliances. We can recommend various
professional contractors for gardening or cleaning.
Deposit Money return
Assuming there are no rental arrears or property dilapidations of any kind and the
property is left in good order then we will allow the bond to be returned to you. It is
then your responsibility to log onto the Deposit Protection Service website
www.depositprotection.com with your unique Repayment ID (sent to you at
the start of tenancy). Once we have agreed the amount to be returned you
should receive it from the DPS within 5 working days – either by cheque or
bank payment.
OTHER SERVICES OFFERED THROUGH THIS OFFICE
Estate Agency, Financial consultants and all forms of Insurance.
All Applicants (and Guarantor) should provide:-
1. Photo proof of identity (Driving Licence/ Passport etc.)
2. Two proofs of residence dated within last 3 months (Utility Bill,
Council Tax etc.).
3. Last SIX months bank statements.
As well as doing references the agent reserves the right to do an inspection
of the tenant’s current property.
Recommended
