The iconic Casino West/Carousel building will initially be activated by an artisanal market - a curated collection of “made-regionally” foods, wines, beers, arts, crafts, apparel, fashion and home accessories from New York, New Jersey and Philadelphia. The year-round market will be an incubation lab modeling other established markets like Etsy, Brooklyn Flea and Jackeez.

Artisanal Food Market as a semi-permanent and rotating cast of vintage clothing, food and crafts vendors. As the Waterfront further develops, the market will further evolve into a true market hall, with a greater offering of prepared foods for on- and off-site consumption.

DEVELOPMENT OVERVIEWScope of Work

The casino west is an existing 1 and 2 story structure to remain in place. New roofing was previously provided by others over the major spaces. The project will selectively demolish the exterior of the casino west, repair or replace the masonry as required, and infill existing openings with approved historically accurate glazing and entry systems. The second floor will be stabilized including a new fl at roof for future utilization. Internally, the structure will be repaired as required and the interior floor will be levelled. New utilities and systems will be brought to a central demarking/distribution area. Specialty lighting, awnings and site improvements will be provided.

The existing Arcade renovation includes repair to the existing terrazzo floor and underlying structure and a small amount of structural repair in the north and south elevations. The project will infill the north and south ends of the arcade with approved historically accurate glazing and entry systems. The east and west elevations of the arcade will be repaired as required to provide historical treatments where necessary and stable, paintable surfaces where historical features are not required.

DEVELOPMENT OVERVIEWDesign Intent

The historic Casino Main Hall and Carousel spaces will feature new finishes and lighting, and welcome exciting marketplaces and food experiences. The day lit double-height space will reveal the original steel roof structure atop rehabilitated historic facades. Historic storefronts facing the street will be re-established and accented by dimensional signage and canvas awnings. The carousel roof will be illuminated and serve as the crown jewel of the South End. The Arcade serves as a primary gateway to the South End and the Casino West space. The restoration will provide for historical full height glazing entrance facades on the Boardwalk as well as restored storefronts flanking the market hall and carousel.

DEVELOPMENT OVERVIEWDelivery Conditions

All spaces will be fully demised with white painted walls and smooth, sealed concrete floors, ready for additional decorative finishes as desired. Services including electrical, life safety, water, sanitary, and HVAC will be provided for each space along with a standard level of distribution. In addition, specialty lighting and power delivery will be provided.

Restaurant tenants will have access to grease traps.

One of Asbury Park’s most iconic structures and a pivotal location needs no introduction on the New Jersey Shore, the Steam Plant will be transformed into a destination on par with its highly visible place anchoring the city and waterfront’s southern skyline.

The carefully selected operation with a distinctive theme and sense of space capable of fully leveraging the building’s unique location and design that provides sweeping, outdoor second story views of the Atlantic Ocean and Wesley Lake.

Our purpose is to activate the architectural landmark in a way that energizes and anchors the city and venue while setting the tone of the projects future vision.

North, south, east and west elevations will feature elegant floor to ceiling storefront and operable windows within the existing structure. Here the expansive glazing will present a dynamic modern presence within the existing masonry building form and achieve high visibility into interior tenant spaces from Ocean Avenue and the Boardwalk.

Exterior work includes replacing the 1st floor street elevation with a veneered art-wall and all other first and second floor elevations with hurricane resistant glass and entrance systems. The exterior masonry surfaces will be repaired as required. The balcony will be rebuilt on the east elevation. All utilities and systems will be brought to a central demarking/distribution area. Specialty lighting, awnings and site improvements will be provided.
