Before You Begin Your Project A building permit is required for structural alterations/additions to your property. Permit applications can be found at:

• www.vi.deforest.wi.us• Village Hall, 120 S. Stevenson St.

A sketch or drawing must be included with the permit application, please include the following details to expedite processing. (See reverse side for example)

1. Location of house2. Location of any other existing buildings3. Location of deck, fence, shed or pool

(including dimensions of each)4. Setback measurements5. Property dimensions

It is very important to ensure that your structure does not encroach any utility/stormwater easements or setbacks. We recommend having an official survey done to mark exactly

where your property lines are located. If any utility work needs to be done or the structure affects the stormwater flow within an

easement the property owner is responsible to remove and replace the structure at the property owner's expense.

Decks Village Ordinance 15.04 (4)

1. Decks up to one (1) foot above the aver-age level of the adjoining ground but notincluding a roofed over terrace or porch,are permitted within the side and rear set-backs.

2. Decks are required to be constructed oftreated wood, wood that is naturallydurable or decay resistant and must beable to withstand 40 lbs. per sq. ft.

3. Guardrails are required for decks abovetwo (2) feet high. Such guardrails must beat least thirty-six (36) inches above thesurface of the deck floor, withintermediate rails spaced so openingsbetween the rails are no more than four (4)inches.

4. Footings must be a minimum of 48” deepand inspected prior to securing the postsand proceeding with construction.

Swimming Pools Village Ordinance 15.04 (14)

1. A permit is requiredfor all pools whichrequire a permanent or hardwiredconnection to any public utilities.

2. All swimming pools should be locatedonly in the rear or interior side yards.

3. A fence, raised deck or pool cover arerequired depending on the style of pool.

4. All pools must be a minimum of 5’ fromthe property line.

Fences Village Ordinance 15.04 (13)

1. Fences may be erected, constructed,maintained, or grown to a height notto exceed six (6) feet along side andrear lot lines, but shall not extend inthe front yard setback.

2. Front setback decorative fencing maybe erected but cannot exceed three(3) feet in height.

3. Landscape features such as a split railcorner fence, not exceeding four (4)feet in height and which do notimpede ingress or egress to theproperty or any vision corner maybe erected within the front setback.

4. All fences shall be constructed withthe finished or “good side” facingneighboring properties.

5. On corner lots no fence, hedge,plantings or structure shall be erectedor allowed to grow in such a manneras to obstruct vision corner. Fencesetback is equal to, or greater than12' from the right-of-way on streetside yards.

Building Inspection, Permits & Fees

Your Home Owners Association may require an Architectural Control Committee (ACC) approval of exterior changes/additions to your property. If you live in the following neighborhoods you must obtain ACC approval and submit the approval with the building permit application to the Village.

Check with your Home Owners Association to verify if they require approval prior to obtaining a building permit. Allow up to 30 days for ACC approval.
