Welcome to Los Arqueros Life and thank you for taking
the time to browse our publication.
First I would like to thank everyone who has helped
put this issue of the magazine together; Nick, David,
Costas, Ruth, Philippa, Line, Susan and Paul. Without
you guys it would not have been possible.
I would also like to thank my good friend Alistair for
talking his sister into moving from Portugal to join Los
Arqueros Estates, without this I would not have had the
time to even consider publishing this magazine.
Through Los Arqueros Life I hope to be able to provide
you with some great articles about a variety of topics,
show some stunning images and offer useful information
on Los Arqueros, Benahavis, Andalucia and Spain.
From the very first time I came to Los Arqueros I have
always believed it to be a special place, close enough
to the glamour of Puerto Banus and Marbella, but just
far enough away. Los Arqueros can offer great facilities
and stunning scenery in a great location with fantastic
access to the coast and beyond.

HermèsA LESSON OF GOOD TASTE
Paris, 1837, Degarre develops the photographic
process. The first railway line is opened, connecting
Paris and Saint Germaine in Laye, and the Industrial
and transport revolution will start that same year. A
27 year-old German man arrives in Paris, full of hope
and work expectations. He is a visionary with great
commercial flair. Nine years later he opens his first
saddlery and tack business, located in Rue Basse du
Rempart, in the busy Madeleine district. His name is
Thierry Hermès, founder of the Hermès Empire.
In 1880, Hermès opens its famous shop in 24,
Faubourg Saint Honoré. The area’s rich clientele
are regular passers-by on their carriages, to the
Champs Ellysses. Their business flourishes, creating
optimal quality products in an ever increasing and
competitive market of carriages and riding apparel.
Changes in urbanism and the economy; progress,
electricity, telephone... and the Hermès predecessors,
with admirable foresight, had introduced a boutique
with accessories. Five generations have led this
remarkable House. The world is in constant change,
but the philosophy and good taste of the Hermès
house remains intact.
A time to relax and enjoy the long summer days,
and starry nights. Hermès adapts their classical
accessories to suit a leisurely pace. Enjoy a walk,
collect some flowers, and let the stress disappear in
thin air... The best quality and tradition, for exceptional
accessories. Natural textures, fine design and bright
summer colours for comfortable and elegant fashion.

Mimo SilverBEAuTIFuLLY HAND CRAFTED SILVER JEwELLERY MADE ONSITE AT THE MIMO SILVER wORK SHOP
Spanish born designer and co-founder Mercedes grew
up and was educated in Harrow, England. She was
brought up in a traditional Spanish house hold and was
always interested in art and fashion as a young child
and spent most of her time drawing and sketching.
Fifteen years later, her family decided it was time to
immigrate back to their roots and moved the family to
the southern coast of Spain, were she is now based.
After four years of studies in art and design in Malaga,
she worked as a graphic designer at various local
magazines and publications for 10 years, before she
met her husband, Greg and co-founder of Mimo Silver.
They decided to get involved in the silver world after
an inspiring trip to Mexico in 2000 and worked with
local artisans who helped them design beautiful silver
jewellery for their first shop in Puerto Banus, Spain.
The idea behind Mimo Silver was to offer original silver
jewellery with beautiful packaging to match, at an
affordable price. The word Mimo is a Spanish word that
means an affection, a treat, a little bit of love.
After 2 years at Marina Banus shopping centre in Puerto
Banus, it was time to take total control of the design and
fabrication. They traveled to Taxco, Mexico where they
stayed for a month and Mercedes learned from the local
artisans, and then studied in Cordoba, the capital of
jewellery in Spain. In 2006 they moved the business to a
larger location with an in house workshop.
Her designs range from bold and modern to clean
and feminine and are always unique and eye catching.
They are influenced by her previous work as a graphic
designer and are always made with passion. She uses
semi precious stones like rose and smoky quartz,
mother of pearl and Venetian glass beads. Mercedes
designs in mind for those who enjoy interesting
jewellery and are seeking to be a little different, she
designs timeless pieces that can be worn forever.
You can purchase Mimo Silver jewellery from the
showroom and workshop where Mercedes can show
you the process of how the jewellery is made. Selected
Mimo Silver jewellery is currently available from their

The Pastry KingPIERRE HERMé
A pastry chef like no other, it is safe to say Pierre Hermé is the king of pastry – or as fashion magazine Vogue put it, “the Picasso of Pastry”.
lifestyle
1514 losarqueroslifelosarqueroslife
While most kids were playing conkers or fighting on
the street, the 14-year old Pierre Hermé found himself
working as an apprentice to Gaston Lenôtre. By the
age of 20, he had elevated to pastry chef status and
began to investigate innovative methods for making
pastry, mastering an art form at intricate levels that
combined both creativity and technical skill. He is the
ultimate chef provocateur – transforming his sweet
treats into a fashion statement amongst the elite and
flaunting his dare devil tarts across the world’s most
famed catwalks…
Pierre Hermé started just as he meant to go on with
his adventure of discovery following Gaston Lenôtre.
Experimentation and new discoveries eventually led
him to earn both respect and esteem for his creativity
and technical mastery. Tokyo is one of the funkiest,
trendiest and most fashionable places in the world,
international chef
with art spilling from the streets and a luxury culture like
no other – so in 1996, he was perfectly right to cross
over to the east-side with business partner, Charles
Znaty to open their very first shop, Pierre Hermé
Paris®. Returning to Paris, the pair launched their
first Paris shop, Salon de Thé at 72 Rue Bonaparte,
Saint Germain des Prés - a literal overnight success
that became a magnet for pastry connoisseurs from
across the world. A second Paris shop opened in 2004
at 185 rue de Vangirard, which also housed a training
workshop, created in conjunction with Ecole Ferrandi.
Pierre Hermé has essentially transformed his namesake
into a luxury brand, particularly with the launch of
concepts such as the “luxury convenience store” and
“Chocolate Bar” in Tokyo’s Omotesando, situated
alongside the likes of Louis Vuitton, Gucci and Ralph
Lauren. With the brand name going from strength to
strength, the latest Pierre Hermé shop opened its doors
December last year in Shinjuku’s Isetan department
store – an impressive, mammoth sized food hall and
one of the largest in the world.
The master of macaroons, Pierre Hermé has
been responsible for taking the world of sweet
treats to levels unknown by revolutionizing pastry
traditions and creating a concept both luxurious and
prestigious. With his “seasonal” collections of pastries
unleashed upon the catwalks, he has triggered both
criticism and acclaim. There are however few and
far between who are able to parade a bitter lemon
tart with such etiquette and actually get away with it!
His catwalk of cakedom includes fragrant Japanese
citrus creations that infuse dark chocolate and yuzu,
while other queens of the show include his Spring-
Summer 1997 Ispahan – a top-selling cake of the
time inspired by a combination of rose petal cream,
fresh raspberries and litchi nuts cushioned between
two rose flavoured macaroons. Kawaii, translated to
mean cute in Japanese, became the theme for his
Autumn-Winter Collection in 2003 - a trio of round,
individually wrapped PH3 line deserts with a fruity
flavour. The king of macaroons is favoured for his –
erm macaroons of course, and it would be criminal to
miss out on his chestnut macaroon filled with cream
of candied chestnuts and smooth cream with Matcha
green tea. Dune is a pistachio dacquoise biscuit,
light pistachio cream, praline with roasted corn
kernels, while Emotion Mahogany is made of stewed
litchis, stewed mangoes, coconut dacquoise biscuit,
mascarpone cream with caramel.
Even the names of these wonderful concoctions sound
like those of supermodels, yet this is just what Pierre
has wanted to achieve – to create pastries that would
be admired just as one would admire a diamond cut
bracelet or chic dress. He has indeed achieved his goal
of dressing the pastry to such an extent that one would
feel rather guilty about savouring the sumptuous flavours
that he has gone to such pains to create. Indeed Pierre
Hermé is agent provocateur of pastry and has quite
simply revolutionized perceptions of the simplest things.
Japan was certainly a good point from which to start
and it seems, invigorated his Ka – for drive, passion,
motivation, desire, intention and spirit – allowing him to
continue just the way he meant to go on.

For over fifteen years the Da Bruno Restaurant Group has been known for its customer service, excellent cuisine and friendly atmosphere in their five restaurants situated in Marbella and San Pedro de Alcantara.
The Da Bruno restaurant group began operating in
Marbella in 1994. After fifteen years of successful
experience in the town of Marbella and over forty
dedicated to the restoration, Da Bruno currently has
five restaurants located between Cabopino to San
Pedro de Alcantara with a staff of over one hundred
and eighty employees, making it one of the more
established and solid restaurant companies on the
Costa del Sol.
Gastronomy and atmosphere
Da Bruno is today a synonym for customer service,
exquisite treatment and care for the presentation of
all its dishes ranging from carpaccio, fresh mozzarella
‘alla Caprese’ or linguine with lobster. All this without
forgetting the elaborate decoration of their premises
that maintain a consistent style and an equally
welcoming, familiar and friendly atmosphere. The Da
Bruno chefs masterfully combine traditional recipes like
Mamma used to make with trendy culinary know-how,
hospitality and the unmistakable authenticity of its
founders, Giuseppina and Bruno Filippone.
The five restaurants
Another reason for their success is the strategic
situation of the five restaurants. Pasta Da Bruno was
born in 1994 as a laboratory of fresh pasta in centre
of Marbella, followed by Da Bruno a Casa (1999), a
classic on the Golden Mile. Next came Da Bruno a
Cabopino (2001), Da Bruno sul Mare (2002), Da Bruno
a San Pedro (2005) and most recently Da Bruno
Cabopino Take Away and Delicatessen in 2008.
Philosophy and values
For Bruno and Giuseppina Filippone (pictured above)
“a good restaurant is much more than good cooking,
it is the sacred place of hospitality”. To achieve this,
both are in charge of supervising the progress of its
restaurants in a discreet and watchful form as they care
for the full satisfaction of their clients.
Da Bruno founders Bruno and Giuseppina Filippone, have
also given support to a variety of Marbella society events
including sailing and amateur football, which are so
important for the daily routine of many people in Marbella.
Opened in April 2009 on Marbella’s prestigious Golden Mile, Polo House is the creation of James Hewitt, who envisaged a place where one could enjoy fine dining with friendly, attentive service at reasonable prices in a sophisticated yet relaxed ambience.

He also wanted Polo House to be somewhere people
could feel comfortable just popping in for coffees,
cocktails or light bites from a “Chukka Tukka” menu,
and even enjoy late night drinks and dancing. The
result is a seamless blend of all of these ideas;
designed by internationally renowned architect Milan
Varmusa, Polo House boasts two outside terraces for
dining al fresco, an additional decked terrace where
drinks and the Chukka Tukka menu are served and a
beautiful bar with a wonderful selection of fine spirits
and seductive cocktails served by friendly professional
bar staff. There is also a relaxing lounge area with a
baby grand piano together with a classically elegant
restaurant with a cool, colonial feel and even a dance
floor!
Staffed by a friendly, international team and with Lunch,
Dinner, Chukka Tukka and Sunday Lunch menus
carefully constructed under the guidance of Executive
chef Danny Lewis, Polo House offers a uniquely chic
experience in Marbella.
As a consummate gourmet and having eaten in some
of the world’s finest restaurants, James Hewitt always
had a very clear vision of the food that he wanted to
be served in Polo House; unpretentious, appetizing
dishes including some English and French classics with
contemporary treatment, using only the highest quality,
freshest ingredients.
Executive Chef Danny Lewis understood completely
the standards James was looking for and was able to
transform his ideas into the present menus. Londoner
Danny Lewis passed his apprenticeship under the
watchful eye of Marco Pierre White, firstly at Harvey’s
and then the Canteen. His culinary journey saw him
working at Langan’s, and with luminaries such as
Richard Corrigan, Steven Bull and Anthony Worral
Thompson. Winner of the Time Out “Restaurant of the
Year” in London, and winner again of What’s on Dubai?
“Restaurant of the Year”.
Danny has now settled in Spain. He is passionate
about food and insists on using only the freshest,
highest quality ingredients, such as the highly prized
Argan oil sourced from a small area in Morocco
and used as the perfect complement to our Buffalo
Mozzarella, Peach and Proscuitto salad (Dinner Starter
Menu). He runs a disciplined kitchen and expects
complete dedication from his international team;
every dish in Polo House is prepared to order with
the utmost care, attention and finesse. The result is
beautifully balanced, considered food, with clean fresh
flavours presented in an elegant, appetizing style that is
guaranteed to please the most discerning palettes.
Classic Car ClubOF ANDALuCIA
The Classic Car Club of Andalucia was formed in
September 2008 in response to growing activity in the
classic car world in southern Spain. By the end of 2009
the Club had gathered almost 400 members and often
organises as many as four events in a single month.
Club members include many names and personalities
from the world of motorsport and entertainment, past
and present. Monthly classic car runs and club-nights
are the very bedrock of the club and these events are
always well supported.
Membership to the club is limited, however
qualification is simple and open to classic car
enthusiasts that relish driving through the beautiful
Andalucian countryside, enjoying unique restaurants
and visiting interesting destinations whilst savouring
good food and wines and, more important, good
company! Monthly club nights and dinners are held
at El Chaparral Golf Club, Mijas Costa, on the first
Tuesday of every month. For more information visit

There is no excuse for bored children on holiday in the Costa del Sol, as there is enough to cater for all age groups, even on the rare occasion when the sun doesn’t shine!
Holiday ActivitieswITH CHILDREN ON THE COSTA DEL SOL
written by Susan Pedalino
For younger children who still need to sit in a pushchair,
the Zoo in Fuengirola is ideal. If you don’t hire a car,
it is conveniently located just a two minutes walk
away from the bus and train station. It is easy to get
around and split into different areas of the world. The
restaurant food is pretty good and reasonably priced
too. For older children, I would recommend Selwo
Adventure Park, on the Autovia Costa del Sol Km
162,5, Estepona. It is much bigger and spread out with
a real safari feel to it, but involves a lot of walking.
For thrill seekers there is Tivoli World amusement park,
Arroyo de la Miel, Benalmadena. You might fancy
squeezing a trip to Seville during your stay, in which
case, you could visit Isla Magica amusement park.
You can’t visit the Costa del Sol during the summer
without a day at one of the water parks. There’s
‘Parque Acuatico’ in Mijas, ‘Aquapark’ in Torremolinos
and ‘Bahia Park Acuatico’ in Algeciras.
If you are still bored after all that, try a trip in the
‘Telecabina’ in Arroyo de la Miel, Benalmadena or see
the city of Malaga from one of the big open top buses,
which picks up at the bus station or outside the station
at El Corte Ingles.
You don’t need to spend a lot of money to show the
kids a good time. As well as the obvious day at the
beach (the best ones located towards and beyond
Gibraltar), there are many impressive playgrounds
located along the coast. Estepona has an enormous
one along the promenade. Hunt around where you are
staying, as good quality playgrounds are in abundance.
If you are unfortunate enough to be affected by bad
weather during your stay, you don’t need to lock
If it’s animals you’re after then you might also want
to check out Selwo Marina, the Sea Life Centre,
Benalmadena and the Crocodile Park in Torremolinos.
If you’re visiting Gibraltar, there’s more to the Rock than
apes, there’s dolphins too! Dolphin World does a cruise
around the bay, which gives you the chance to get
close to dolphins, flying fish and occasional whales.
kids in spainlifestyle
25losarqueroslife
yourself up in your apartment with cable television.
Estepona has a fantastic garden centre, Agro Jardin,
which boasts a huge pets corner, a few farmyard
animals outside and a great coffee shop with an
infant’s soft play area.
For older children, you might want to try one of the
‘Centro Comerciales’ such as Miramar, Fuengirola, La
Cañada, Marbella or Marina Banus in Puerto Banus.
The shopping centres have multi screen cinemas
often showing films in English. La Cañada has an
amusement arcade with video games and a ten-pin
bowling alley. Marina Banus is a small shopping centre
with a fantastic indoor park, Camelot Park catering
for both younger and older children. All the shopping
centres have a vast selection of restaurants ranging
from fast food to traditional tapas bars.
If you are into watersports, you can’t holiday in
Andalucia without a trip to Tarifa, the surf capital of
Europe. Everyone is currently going mad over kite
surfing there, with loads of schools and ‘surfy’ shops
on offer. Even if you’re not into water sports, you’ll be
‘blown away’ by Tarifa’s beaches; in fact you’ll think
you’ve landed in heaven. It is the closest that you
can get to beach paradise in Europe and the sea is
crystal clear. However, it does get pretty windy, so be
prepared. Although, it will feel a lot cooler than the
Costa del Sol, you can burn very quickly.
If its night life you’re after but you haven’t brought your
babysitter don’t think you’re doomed to stay in every
night with little ones. During the summer, every town
has a feria with a funfair, music, market, local food and
a fantastic family atmosphere. They don’t really take off
until very late and you see Spaniards arriving with their
babies at midnight!
Weather permitting, (which it generally does) and
with a little imagination and motivation to get up early
whilst on your hols you can never get bored on the
Costa del Sol.

Ticket to Ride
A gold in K1 and two silvers in K2 in the Scandinavian
Championships, fifth in the World Canoeing
Championships in 1983, third in the World K4
Marathon, runner-up in the World Dragon Boat Racing
Competition… If we were to list all 47 medals won by
this Swede, it could take a while. Walkler is now based
in Marbella and manages Ticket to Ride, a company
dedicated to adventure sports.
Walkler came to Marbella to escape the Swedish winter
and “so that I wouldn’t have to try and row surrounded
by blocks of ice”. The climate and conditions of the
water in Andalusia attracted him a great deal. “The
Istan Lake is excellent for sailing,” he explains with
enthusiasm. He took one look and decided to stay,
buying the piece of land that gives access to the
Embalse de la Concepción, which also known as the
Istan Lake, and building a jetty to dock his canoes.
Ticket to Ride offers canoeing, canyoning, climbing,
potholing, diving, fishing, windsurfing, water skiing,
Confederation which is now known as Cuenca
Andaluza”. His efforts clearly haven’t been in vain
because he coveys the passion that he has for what he
does to everyone who comes to visit the area with him.
“I loved the whole laissez-faire attitude of the
experience. Lars let us explore. He made us feel
relaxed and comfortable in the kayak. And the scenery
is fantastic,” explains Zippy Chierakul from London
who enjoyed the route on the lake by kayak. “The
majority of people that come here are foreign,” Walkler
points out. “They are looking for something different.
People from the area hardly ever come here”.
Despite this, many companies approach Ticket To
Ride when organising team-building activities for
their employees. According to Walkler, these group
activities can contribute to “a collective memory, happy
memories that are shared by all the members of a team
and binds them closer together”. And it seems to work
because an increasing number of companies, some as
dragon boats, jet skiing, horse riding, paintballing, 4×4
racing, quad biking and survival expeditions, all in the
best areas of region. Walkler has no secrets to hide
and if you coax him a little he begins to speak openly
about those special spots he has hidden up his sleeve.
“There are several coves surrounding the lake with
beaches ideal for the summer,” he reveals. “On the
northern part of the lake mud appears when the water
level drops and you can enjoy a fantastic mud bath”.
Even the Sky Television went there to film a special
report on the area. ”The best place for canyoning is Río
Verde (GRANADA) and the Guadalmina river that goes
through Benahavis, although they’ve recently banned
canyoning there”. Exploring Andalusia with Walkler as
your guide is a truly unforgettable experience.
It definitely wasn’t easy at first and he still has some
way to go. The local authorities in Istan still haven’t
granted him a licence to open to the public. After
three years of negotiations he finally “managed to
get the permission I needed from the Hydrographic
high profile as the pharmaceutical company Novartis,
are requesting his services. Clients usually hear of him
through word-of-mouth, giving Walker an idea of how
satisfied they are with his activities.
Walkler admits that in the unlikely event that he were
made mayor of Istan he would change many things in
the area. One of his plans would be to “take advantage
of skills held by professionals living in the village,
and allow them to form part of small town councils”.
Walkler is doing his part to promote Andalusia around
the world, helping the Costa del Sol become known for
more than urban exploitation.

we’re not here to tell you about a song by the Beatles and Ticket to Ride is not just an average company that offers adventure sports packages. It’s actually a return trip into the very heart of nature under the watchful eye of a man who has won 47 medals in Swedish and international canoeing championships. Becoming ill in a foreign country is a concern for everyone, especially if you cannot understand the health system or speak the language. Although we generally take good health for granted, we need to be prepared for any unexpected health related eventuality.
Anyone who has had the misfortune of falling seriously
ill in Spain will agree that medical facilities in Spain are
of a very high standard. Clinics and hospitals are very
clean and Spanish doctors tend to be very thorough.
Of course, the availability of services does vary from
locality to locality and you may need to travel to a
neighbouring town or city for treatment.
In an emergency look for the urgencias (emergency)
section of the nearest hospital. Before you have
established yourself, for less urgent problems, it
would be advisable to go to a private clinic to avoid a
long wait.
For tourists and non-residents, form EHIC (European
Health Insurance Cover) has replaced the old E111.
The form E111 is no longer valid. You can apply online
at www.dh.gov.uk/travellers. Have a photocopy of your
EHIC ready to show the doctor the original and hand in
the copy. You will find lots of information on health for
travellers on the site mentioned above.

A tan makes you feel healthier, slimmer and more attractive. whether, this perception of vitality associated with tanned skin is based on society and media attitude is debatable.
However, when living in Spain it is easy to forget just
how much sun exposure we receive on a daily basis.
Generally, northern European skin is not equipped to
deal with such quantities of exposure. You just need
to take a walk around Marbella’s, Puerto Banus to
instantly spot the expat women who have spent the
last twenty years sunbathing constantly. Many of them
attempt to patch their faces up with face lifts and the
equivalent but the truth is you can’t turn back time and
sun damage is difficult to repair to its original state.
We all know that the sun ages, so why persist with
damaging our skin? We have to remind ourselves that
the tan is temporary and fades in the winter, even when
you are living in Spain. Also, ask yourself if you really
want to spend the last thirty years of your life with
prune skin.
To prevent your skin from appearing old and unhealthy,
simply protect yourself from the sun by:
Stay out of the sun between 10 AM and 4 PM
Apply sunscreen on a daily basis
Cover exposed skin: wear a broad-brimmed hat and
sunglasses.
Always seek the shade.
I know that you’ve heard it and read it a thousand times
before, but it doesn’t hurt to be reminded. The Spanish
sun is powerful especially in the summer months. Don’t
go mad and toast yourself, there’s no rush, it’s not
going anywhere. If you follow the basics above that you
already know, you will be thankful in the future!

Farmacias (Chemists) in Spain are also excellent as a
first port of call as they are very informative and you
can usually buy a lot more over the counter than you
can in the UK Many people relocating to Spain are on
a budget until they establish themselves. For them, the
big question on their mind is:
Am I Entitled to Free Health Care?
Spain’s public health service is known as the Instituto
Nacional de la Salud (INSALUD). If you make Spanish
social security contributions via your employment or
your business you and your family are entitled to the
same free health care as a Spanish National. Once

The Flying Doctors - Helicopteros Sanitarios
Helicopteros Sanitarios is an invaluable service for
those with a home on the Costa del Sol. It is a 24 hour

parents of young children really appreciate the service,
with its team of fully trained doctors that efficiently
perform house calls after your quick phone call to their
Puerto Banus centre.
Helicopteros Sanitarios is excellent value for money
and there are different schemes available. Cover for
an entire family of four is around 250 Euros per annum
with an unlimited number of callouts. For membership
details call (+34) 952 897 347. I should point out
that despite their name; they generally turn up in an

Bio Sculpture GelLADIES, DO YOu FANCY LOOKING EXTRA SNAzzY ON THE GOLF COuRSE THIS YEAR?
This year, it’s not about what clothes or golf shoes you
wear, it’s all about what you’re wearing on your nails!
Bio Sculpture is the latest must-have nail care product.
Instead of painting on varnish that will simply chip the
moment you reach for your driver, Bio Sculpture Gel
is applied in liquid form over the natural nails and is

strengthened and cared for underneath. What’s more
the Bio Sculpture Gel comes in such a wide range of
colours and finishes that you are sure to find something
to add some spice to your golf day and get people
talking all the way to the clubhouse. Best still, because

Rather than a destination, this is a great romantic
adventure. Myanmar offers a view into authentic South-
East Asia before its contact with western cultures.
Unfortunately this comes at the price of a dictatorship
and the decision whether to visit, or not, is best left
to each individual. What cannot be denied is that
Myanmar offers some of the most unspoilt, genuine
and unrivalled cultural heritage anywhere in Asia set
amongst beautiful landscapes.
Machu Picchu is a paradise for the adventurous
traveller who likes to venture off the beaten track. The
phenomenally beautiful and surprising pre-Columbian
Inca site offers a totally unique and impressive
experience for visitors. The Lost City Of The Incas
fuels images of a strangely mystical civilization of great
knowledge that perfectly knew how to interact with
their hostile environment.
Peru Rail, run by the Orient Express, provides the most
refined way of getting there. One of the world’s highest
railways, it offers breathtaking views of the Andes as
it takes you through scenery and places that would
otherwise be missed. Starting in the beautiful city of
Cuzco you can ascend to Machu Picchu in elegant
style and comfort.
Once at the site itself, a stay at the Machu Picchu
Sanctuary Lodge makes the perfect base to totally
immerse oneself in exploring this astonishing site
and culture. It is the only hotel located adjacent to
the heritage site and allows you to enjoy its amazing
sunrises and moonlit nights. As a romantic trip goes,
this particular Andean adventure offers endless
possibilities for spending unforgettable and other
worldly moments.

Owned and run by Sir Richard Branson, the Ulusaba
Private Game Reserve offers the best of Big Five
wildlife set in the peace and tranquillity of the bushveld.
It also provides elegantly refined comforts back at
the exquisite lodge. Located in the heart of the Sabi
Sands game reserve in Mpumalanga province, Ulusaba
exudes astounding African beauty with its unspoilt
and perfectly preserved bush topped by the majestic
Drakensberg mountains looming afar. The panoramic
views and the endless African sky are richly sensuous.
As this is a private reserve, activities such as 4x4
viewing safaris, bush walking, bush dinners and
stargazing can be enjoyed with real proximity to the
natural habitat and with great intimacy. It is a truly
memorable and moving experience. The lodge is a
boutique hotel of exceptional quality; the decoration
is purely African, modern and refined and integrates
harmoniously with the environment and landscape. The
food is of gourmet standard and the hotel also offers a
spa to help you unwind. This is the perfect destination
for those romantics who seek the wild, adventurous,
powerfully evocative and sensual side of Africa.
Marrakech, the Red City and home to the Moroccan
Royal Dynasty, a city of vivid colours, beautiful
architecture, astounding Riads, the largest souk in
the country and quite possible the busiest square you
will ever see. The town provides the perfect backdrop
for romance with its permanent sensations of Arabian
exoticism inspired by a beautifully aesthetic and
refined culture.
The Mamounia Palace is a legend, set amongst
exquisitely designed traditional gardens and located
within the 12th century ochre ramparts of the medina,
it is a place steeped in history. The entire building
exudes the harmonious tranquillity of Moorish
architecture, from the reception rooms to every little
detail in the suites. The hotel also manages to offer
modern facilities without ever losing anything of its
mystical charm and aura. The restaurant offers some
of the finest cuisine in the country served in the regal
banquet room. For those that dream of luxuriant and
sensual Arabian nights, this is the perfect location to
spend that one especially romantic night amongst a
thousand others.

BoraBora
The Ice Hotel offers quite possibly one of the most
surreal experiences anywhere. Each year, the icy
establishment in Jukkasjärvi in Swedish Lapland is
completely rebuilt by a team of artists and specialists.
Not only does it offer the possibility to sleep in the
world’s most extravagant igloo, but it also provides
some amazing possibilities for amorous arctic
adventures.
A stay in this ephemeral work of ice-sculpture art
means sleeping at –5° degrees on a bed of ice covered
with reindeer skins. Luckily the hotel also has an
adjacent “warm” area where you can enjoy modern
facilities and a great sauna. Nothing can compare
with the quite fantastic appeal of sleeping on ice that
awakens something deeply dormant and ancestral
within us. Each suite has a different theme and you can
also enjoy warming drinks in the imposing ice bar.
Travelling by snowmobile or on dog sleds, the Ice Hotel
organizes excursions and “safaris” into the frozen
wilderness where you can even camp or dine in the
outdoors. The most surprising aspect is the amazing
quality of arctic food that is a feast for the palate. This
is the ideal location for snuggling up close to someone
you cherish. If you are really lucky, the incredible
Northern Lights may perform their tantalizing dance
across the sky.
Paris, the romantic destination par excellence, a city
where love is stylized, artistic, suave and sophisticated.
The city’s architectural grandeur is a constant
testimony of how the human soul can inspire and attain
beauty. Activities range from dining in some of the
world’s best restaurants, visiting incredible museums,
strolling along the impeccably designed Boulevards,
sipping coffee on a terrace in Saint Germain or enjoying
the stylish nightlife.
Few places in the city can compete in romantic terms
with the Hotel de Crillon. Dominating the Place De
La Concorde it offers some of the city’s finest views;
the Eiffel tower glistens in the distance, the Louvre
and Tuileries gardens are adjacent as are the Champs
Elysées and the Arc de Triomphe. It is also just a
stones throw away from the wonderful shopping of the
Faubourg Saint-Honoré.
The establishment itself is rich in history and culture
and is one of the oldest luxury hotels in the world.
Everything exudes period opulence and refinement
with its different marbles, chandeliers, 17th and 18th
century tapestries, fine sculptures and Louis XVI
chests. A stay here gives the visitor the epitome of
the refined Parisian experience where love, luxury and
lights intermingle in one long, last tango.

Sierra NevadaSKIING IN
Many people only associate Spain with sand and sun and are surprised to find that Spain also offers a wide range of winter sports. Spain’s number one location for winter sports, the Sierra Nevada is located just two hours away from the Costa del Sol.
4746 losarqueroslifelosarqueroslife
Located above Granada, it has the best snow and the
longest season in the country. Sierra Nevada defies
many concepts associated with skiing, it has practically
guaranteed sunshine, the best spring snow conditions
in Europe, and is still reasonably priced compared to
many of its European counterparts.
One can look forward to five months of snow. Sierra
Nevada has 94.8 kilometres (inc. Snowboard Park)
with over 103 runs. There are 27 lifts (2 Gondolas; 14
Chairlifts (6 Detachable); 2 T-bar drag lifts; 8 Conveyer
Belt, 1 rope drag). The ski resort is open from 9am
to 5pm although you can ski at night on Saturdays
and bank holidays from 19.00 to 21.30hrs (subject to
weather /snow conditions). Night skiing was introduced
in 1994 with lighting along the El Rio slope (3km/545
vertical drops).
The snowboard park contains a half-pipe, full range
of jumps & rails and small lift. 1 Mini-Park. The runs
include: 16 Green runs, 36 Blue runs, 42 Red runs
and 9 Black runs. The longest run is El Aguila a 5.9

The Golden Mile, arguably the most prestigious address in the whole of mainland Spain. A select stretch of coastline from whence the
Marbella tourism phenomenon first emanated. First came the exquisite Marbella Club Hotel conceived by legendary socialite Prince Alfonso
de Hohenlohe, then the fine Puente Romano Hotel and latterly a handful of other five star establishments. Soft sandy beaches on one side,
an imposing backdrop of mountains on the other and just a stone’s throw from the vibrant marina of Puerto Banús, this is the ‘place to be’.
La Solana is translated as a ‘sun trap’ and every measure has been taken to make the properties exactly that. The owners will also enjoy
maximum natural light inside from the many windows and light paintwork. Attention to detail is evident throughout; wrought iron hinges,
rustic style wooden window frames, shutters and wardrobe doors and feature stone fireplace in the lounge. You benefit from the security
of being within a gated community and a refreshing freeform pool surrounded by manicured gardens and tall pines giving dappled shade.

La Solana occupies a special piece of this hallowed ground. A select development of four spacious apartments and one striking penthouse
contained within an established residential community of just 24 pastel coloured townhouses. Undoubtedly the address is an asset in itself,
but the views are among the best you’ll ever chance upon. Remarkably even the ground floor apartments have impressive sea or mountain
views, but the penthouses offer a real feast for the eyes, with uninterrupted views to the Port of Banús and Gibraltar and Africa beyond.
kms run. There is also a 4 kilometre Cross Country Ski
circuit. The resort has a vast number of Snow making
canons which can create over 32kms of piste which
can extend the season.
As one of Europe’s highest resorts it has a typically
long season, traditionally opening at the end of
November and running through to the end of April or
even into the first week of May. Sierra Nevada literally
means “Snowy Mountain Range”, and it includes
some of the highest peaks in Europe, not to mention
the highest concentration of peaks over 3,000m in
the country. The Mulhacen at 3,482m is the Iberian
Peninsula’s highest.
The Sierra Nevada ski resort offers its visitors a wide
and ever expanding range of facilities as well as a ski
terrain to suit skiers and boarders of all standards.
Families will enjoy quality accommodation and
children’s facilities such as the recently developed Mirlo
Blanco recreation zone, for those that do not want to
ski, with activities including Ski Bike, Inner Tubing, Ice
Skating and the new “Roller-Sled”.
The Sierra Nevada offers two crčche’s 1at “Snow

the base of the Al Andalus Gondola in the village both
are well-run establishments with fully trained staff to
look after children up to seven years old.
Pradollano - The resort village
Sierra Nevada’s village area with its alpine-style
buildings, offers a variety of services, one of the
village’s most important features is the four-storey
underground parking complex with a capacity of 2,880
vehicles.
The resort offers (with more each year) quality
apartments and hotels in a range of categories which
include Jacuzzi, squash, workout areas, sauna and
indoor swimming pools. Should you need it there is a
fully equipped Medical Centre is situated to the left of
the Telecabina Al-Andalus, and down the stairs. There
is a pharmacy in the main square, opposite the ski
pass ticket offices. The ski schools of which there are
many offer lessons to all abilities in many languages.
There are a number of super markets located
throughout the resort, although you will find the ones in
the area of the main square offer the best selections.
There are also shops, night clubs, pubs and bars,
discotheques etc., banks with ATM´s, sports and
fashion boutiques, gift shops, magazine and
newspaper kiosks, ski rental, photo-developing
services, hairdressers, car rental, taxi service and a
village bus.
The approach to the village is by good well sign posted
road which winds up the mountain from Granada. The
road is open most of the year however you may need
snow chains at times (it is worth checking be for you

control points in during bad weather, you will be turned

MonasteriesCONVERTED
Spain is a beautiful and enigmatic country carved with contrasting landscapes, distinct regional differences and a passionate energy for life. At the same time, it is an emerald land encrusted with monasteries that are like gems from the past.
Each has been lovingly resorted to tell tales of times
gone by, offering an enigmatic experience for those
looking for a little more than the materialistic values
of a five star hotel. We take a look at four distinctive
monasteries dotted throughout the land and discover
the joy of stepping back in time and enjoying an
experience that fuses the luxuriously eloquent with the
historically profound.
Piercing the heart of Extremadura is the incredible 16th
century monastery, Rocamador situated between the
Monsalud Mountains and Extremaduran meadows.
The majestic grace with which she rises adds for
dramatic effect. Originally the residence of San Pedro
de Alcantara, Rocamado was later converted into
an infirmary for monks of the Franciscan province
and centre for philosophical studies. In the evening,
this heavenly paradise, as it sits within rolling green
meadows, is gently lit, revealing the total tranquillity
that engulfs it. Embracing a philosophy of life with large
scenic spaces, incredible gastronomy and delightful
natural essences, Rocamador is eloquently adorned
with luscious fabrics and furniture, which combine with
rustic terracotta and stone. An exquisite spirit and
charm exists behind these historic walls with views out
to a unique landscape dotted with oaks. Restoration is
impressive with ancient ancillary buildings transformed
into thirty bohemian rooms.
Bringing the eloquence of luxury together with a
respect for the traditions of the past is emblematic
Casa del Abad in Ampudia near Palencia. Dating
back to the 17th century, there are today about 1000
inhabitants in the village with an economy dependent
upon agriculture. The castle itself has become a
military museum and one of the most prestigious
Spanish fortresses. Original features of wrought iron
doors and adobe and stone walls remain while the rest
of the building has been refurbished to offer a superb
combination of ancient and modern styles. A total
of 24 guest rooms with elaborate yet simplistic décor

and a Michelin star restaurant will greet guests. The
building itself was originally the residence of the Abbot
Church of San Miguel de Ampudia and later acquired
by Don Diego Garcia de Tovar. Full of the splendour of
antiquities, its most spectacular feature is the six metre
high vault at the entrance and the small chapel where
Abbot fulfilled his religious office.
Aragon’s Monasterio de Piedra in the Zaragoza province,
otherwise translated as Monastery of the Rock, has
been converted into a hotel and park complex. Declared
a National Historic-Artistic Monument in 1983, it has
been converted from an old Arab castle and donated
to the monks in 1194 by Alonso II el Casto and his wife,
Lady Sancha. Spilling with history, the construction
of the monastery spans three eras: The 13th century
Gothic stage, Renaissance Gothic of the 16th century
and Classical Baroque of the 18th century. From the
magnificent cloisters to the beautiful chapter house that
became a vital centre of monastic life, there are many
profound features to this beautiful building. Stunning
natural beauty features in the lush emerald gardens
that surround the monastery with waterfalls, mosses
and barren wilderness. Look out for one of the most
dramatic of waterfalls, known as Horsetail (Cola de
Caballo) which stands at fifty metres in length.
Incredibly relaxing, Convento de La Parra, located half
way between Madrid and Seville, was built in 1673
as a convent of the Order of Santa Clara and used by
the Clarisa order of nuns until 1979. Today it stands
as a delightful converted guest house with a unique
ambience of peace and tranquillity. The convent is
surrounded by grapevines, olive trees, oregano, thyme
and orchards of orange, lemon, fig and pomegranate.
Maintaining the enigma of the past with its vaults,
cloister and furnishings of stone, wood, iron and
terracotta, it is easy enough to forget the outside world.
It is wise to completely abandon the materialism of the
modern world before entering the confines of La Parra
as there will be no televisions, DVD players or stereos
in the bedrooms. Instead, a rather extensive library
and ample number of board games. All 21 rooms are
constructed in two phases with the old cells in the
south wing divided over two floors and the second
floor of the north wing housing two suites, four special
doubles and three double rooms.
Monasteries and convents of Spain are countless.
Bringing the enigma of the past to life, these converted
buildings of history are a simply delightful way to
understand and appreciate history, while keeping the
spirit of the past alive.

Perhaps not as well known in the amateur game as some of the mainstream manufacturers, Katsuhiro Miura has
built an enviable reputation in the professional ranks for precision crafted clubs. Indeed, the 91 and 94 Masters
Champions both played clubs made by Miura as did the 2001 and 2004 double US Open winner.
Thanks to his use of the finest mild steel and high temperature triple forging, his clubs have a dense
molecular structure which imparts a more penetrating ball flight. The hand crafted heads are also
progressively weighted to tolerances of less than +/- 0.5g ensuring consistent distance control.
Available in blade, cavity back and midsize design, each set is custom balanced and fitted.
They are, quite simply, the finest golf clubs in the world.
Building a set of Miura golf clubs to Katsuhiro Miura’s exacting standards requires a master craftsmen,

Los ArquerosGOLF & COuNTRY CLuB
Opened in 1991, Los Arqueros is a challenging par-71,
18-hole course designed by the Spaniard Severiano
Ballesteros. Considered one of the best players in the
world, Seve has used his know-how and prestige to
create some 30 golf courses all over the world.
The sleek green fairways of Los Arqueros Golf & Country
Club are cradled in the rugged Sierras of Ronda. This
spectacular mountain setting where the eagle and
vulture soar, provide players too with a birds eye view
across the Mediterranean and beyond to Africa on a
clear day. All this beauty is concentrated in Marbella’s
famous Golf Valley and just 10 minutes from Puerto
Banus, haunt of millionaires, celebrities and the jet set.
The thinking behind the design of Los Arqueros Golf
was to lay out a course which closely followed the
contours of the land and was in harmony with the
natural setting. It is an idea which Seve exploited to
the maximum when designing the front and back
nine holes, each with its own distinct personality.
The result is a course which presents a challenge for
the experienced golfer and is a real test of skill for
beginners.
The course demands accurate play, especially on some
of the tighter fairways where even big hitters may be
advised to play a shorter iron or wood off the tee for
greater precision.

Thls is a challenging course which needs to be
approached with caution if you want to play to your
handicap. The great third hole with a lake on the left of
the fairway and wide bunkers dotting the right, needs
careful strategy to avoid an unhappy end.
But the sixth hole is the most difficult and the longest.
Crucial decisions must be taken right from the tee shot.
Watch out for the eighth hole in particular which is a a
long par five with a hazardous deep out off bounds, a
dogleg to the right an abrupt descent to the green, and
finally a creek to cross to reach the pin.
The 13th is a beautiful hole, with an elevated tee which
requires a powerful but precise drive to the drop zone
flanked by bunkers and which requires some thought If
par ls to be saved.
Los Arqueros Golf (proprietor Taylor Woodrow de
Espana S.A) is unique and its design is very different
from the majority of courses on the Costa Dec Sol.
ISO 14001 Thls achievement is hardly surprising given
Tayior Woodrow’s overall policy of incorporating a
general environmental management system in order to
respect nature and comply with all standing regulations.
The idea of an Environmental Management System
(SGMA) first emerged in The Netherlands in 1985, and
is currently firmly observed all over the world. However
its application is still voluntary to prevent and to remedy
real and potential environmental problems. After the
challenge of the course, the “nineteenth hole” at Los
Arqueros is a welcome sight. The panoramic terrace
is built into the hillside overlooking the first tee and the
18th green and it is revitalising merely to have a drink
in the breathtaking views to the horizon which describe
a perfect blue parabola where the sky meets the
Mediterranean.
As well as a bar and restaurant there is a pro shop,
gymnasium and sauna, squash. tennis and paddle
tennis courts’ putting and chipping greens as well
as a driving range. The clubhouse is a meeting place
for visiting golfers and country club residents of all
nationalities who come not only to play golf but also
to savour that special outdoor lifestyle which is all
about enjoying the sunshine and the country air over a
chilled beer and a dish of paella perhaps in congenial
company. Likewise visitors who wish to experience the
pleasure of living in the incomparable setting of Los
Arqueros Golf & Country Club will find a large selection
of possibilities to choose from among plots, villas,
apartments and semi-detached townhouses.
However Los Arqueros’s directors do not believe
in standing still, and in order to retain its excellent
reputation improvements to the course are always
ongoing under the technical guidance of the Seve
Ballesteros organisation. These efforts were rewarded
when the club was granted the ISO 14001 Environmental
Management System certificate at the end of 2003
This official recognition has made Los Arqueros Golf
the first golf course on the Costa dei Sol, the second

Pablo Liev, renowned Málaga-based architect
had a vision for a lifestyle concept which married
contemporary Mediterranean living with dramatic
nature and scenery. Ten years ago Pablo, along with
Javier Ballester and Igor Barbovitch (Taylor Woodrow
HQ)made a presentation to Taylor Woodrow about
the vision they had for a new residential urbanization
in Benahavis, near Marbella, Spain. He presented
his ideas for an urbanization made up of villas and
clusters of apartments in “Mediterranean Villages” in
an elevated position offering the most amazing views,
while being surrounded by nature. The meeting was a
complete success and Pablo’s team were entrusted
with the creation of the project. Pablo recalls,” I
remember feeling very excited with the prospect of
being part of a large new development, especially
considering we were just coming out of the financial
crisis of the early 1990’s.”
The concept of Los Arqueros Golf and Country Club
was to incorporate contemporary Mediterranean
architecture into the natural beauty and scenery of
the location. The built environment had to integrate
effortlessly into the area, so the essence was not
lost. To this end, Pablo enlisted the help of Antonio
Bazán and Agrojardin, specialists in landscaping and
gardening, to work with his team. The aim was to try to
make the architecture go unnoticed, “sitting naturally in
the area as though having always been there”.
Pictured are photographs of Pablo´s own house,
located at Los Arqueros Golf and Country Club.
The client profile Pablo was designing Los Arqueros
Golf and Country Club around was clear, both local and
foreign residents enjoying a love of golf and leisure as
well as appreciating natural beauty and surroundings
and being part of a close community. 15 years after
that first presentation to Taylor Woodrow, Los Arqueros
Golf and Country Club is nearing completion and as
Pablo walks through the urbanization he feels that they
managed to achieve a good balance of architecture
and natural landscape.
The ethos of Los Arqueros Golf and Country Club as
an urbanization was to provide a number of individual
developments in the form of “villages”. To this end
no two communities are the same, each has its own
identity. La Torre, for example, is named after and
built around an ancient Andalucian look-out tower
which remains in place today, Las Terrazas occupies
an elevated position in which just over 40 properties
occupy superior south/south westerly views. Los
Almendros is the only townhouse development on Los
Arqueros, providing a small number of homes each
with private terraces or gardens.
Pablo’s team of architects has gone on to work with
Taylor Woodrow on a further number of projects,
including Salblanca in Marbella, La Mairena in Ojén and
Las Mimosas in Estepona as well as the Taylor Woodrow
building in Teatinos. They have worked on hotel projects
for the Aldiana Hotel in Alcaidesa and El Fuerte in El
Rompido, Huelva, as well as commercial centres along
the Costa del Sol. Internationally, they are currently
working on hotel projects in Jamaica and Aruba.
Pablo concludes by saying that the success of Los
Arqueros Golf and Country Club is a culmination of
the architectural skills, landscaping expertise and
close relationships with Benahavis Town Hall and the
employees of Taylor Woodrow. He believes that the
effort of all the people who have been involved has been
for the benefit and well being of all residents, golfers and
visitors to Los Arqueros Golf and Country Club.

Steps in the conveyancing process when buying a property (resale)
Your solicitor will guide you through the process. Their
initial step would be to contact the vendor’s solicitor
in order to organize and clarify all the aspects and
conditions of the purchase. At the same time your
solicitor will contact your mortgage lender and the
estate agent if you decide to buy.
STARTINGTHELEGALPROCESS
Once your lawyer has contacted all parties they will be
able to start the legal process - which is to prepare and
sign a RESERVATION CONTRACT in order to reserve
the property and take it off the market. Once signed the
property is taken off the market and is reserved in your
name(s).
Frequent query: Could the vendor pull out? Yes, but
they will have to pay the purchaser back the total
amount paid plus another equal amount as indemnity.
For this reason many purchaser’s prefer to sign
immediately after the PRIVATE PURCHASE CONTRACT
(Contrato Privado de Compraventa) as a formal private
contract could obligate vendor and purchaser to
complete, not allowing either party to pull out.
Upon signing of the private purchase contract 10% of
the purchase price is paid. A formal contract should
include the following:
- Full description of the two parties.
- Full description of the property.
- Inscription number in the land registry.
- Price of the property and stage payment details.
Your solicitor in Spain will check that all the details are
correct within the contract.
An important issue would be to do a SEARCH ON THE
PROPERTY. The search will consist in several actions:
- To ask for a Certificate from the Land Registry. The
Land Registry will advise of the current ownership and
of any kind of debts and charges affecting the porperty.
- To check in the Town Hall that the property has the
correspondent building licence and first occupancy
licence.
- To check that the vendor has paid the Council tax,
electricity & water, and community of owners. Your
solicitor in Spain will then send a report to you detailing
the results of the searches.
OTHERISSUESBEFORECOMPLETION
Once the private contract has been signed your
lawyer will have to organize all the paperwork and
documentation in order to sign the title deeds.
POWER OF ATTORNEY
It will be needed If the purchaser can not come to sign
title deeds at completion or can not come to apply for
the NIE number. (see text bellow) Power of attorney will
enable your lawyer to complete on your behalf without
your being present.
NIE NUMBER
It is a Fiscal Identification Number for non residents and
it will be required before you can make any transaction
in Spain, such as purchasing a property, a car, pay taxes
etc. NIE can be applied personally at the police station or
your lawyer can apply for it using the power of attorney.
Buying & SellingA PROPERTY IN SPAIN
written by Yolanda Reque, Reque Lawyers
lawyersproperty

SPANISH BANK ACCOUNT
You will need one in Spain as your lawyer will order
direct debit for water, electricity, Community of owners
and IBI tax (council tax).
Finally, immediately before completion your lawyer will
check that there are no outstanding debts affecting
the property you are buying. I refer to the Council tax,
electricity & water and community of owners. Vendor
will have to provide copy of the latest receipts duly
paid at completion.
TITLEDEEDS
This is the magical date you have been waiting for.
Please note that completion must take place on a
working day (Monday to Friday), principally because
money transfer cannot take place at the weekend.
On completion the balance of the price, ownership and
keys of the property are exchanged. This takes place
in the Public Notary’s office. A new Certificate from
the Land Registry is requested that day to secure that
no charges have appeared since the initial search was
done.
INSCRIPTIONOFOWNERSHIPINTHELANDREGISTRY
After signing the title deeds your lawyer will pay the
Notary fee and the transfer tax and finally register it at
the local Land Registry.
The Land Registry maintains all the details of the
property and records financial charges and other
matters that may affect the title.
Registering the deed provides the highest public level
of protection.
TAXES
As explained before, after the Notary fee is paid,
your lawyer will take the said deed to the local tax
authorities in order to pay the TRANSFER TAX.
As a resume:
- If you are buying a resale, the Transfer tax would be a
7% of the declared purchase price.
- If you are buying an off plan property (from a
developer) you will pay 7% VAT at completion
and1% Stamp Duty after completion to the local tax
authorities.
FINALSTEPSAFTERCOMPLETION
In order to complete the file, you lawyer will order direct
debit for water, electricity, community of owners and
Council tax / rubbish collection into your account in
Spain.
OTHERANNUALTAXES
COUNCIL TAX and RUBBISH COLLECTION. This tax is
annually paid to the Town Hall.
You should receive a letter in your post confirming the
amount and timescale to pay it. We suggest to order
direct debit as the Town Hall charges interests if you
delay paying it.
INCOMETAX
It is a tax charged by the Spanish Tax Office for all
owners of properties in Spain.
Your solicitor will advise you yearly of the exact amount
to pay.

Steps in the conveyancing process when selling a property (resale)
DOCUMENTATION
The following documents should be requested by your
lawyer when putting your property up for sale.
Copy of the Escitura (Title Deeds)
Copy of the latest IBI tax receipt (council Tax).
Copy of your last Spanish Income Tax Declaration
Address and telephone number of the Community of
owners.
Copies of all utility service bills. Water, electricity, gas,
telephone etc.
Capital Gains Tax. To be paid after completion.
A non-resident seller is liable for payment of a 18%
Capital Gains Tax on the profit of the sale of their
property.
HOWDOWECALCULATETHEPROFITMADE?
Profit willl be the difference between the total costs you
had when you bought (you can also add the costs you
have when you sell) and the selling price.
Costs of the purchase would be: Original purchase
price, taxes (7% VAT, Stamp Duty, 7% Transfer tax)
Public Notary fee, Public Registry fee, Legal fee, Real
Estate comission, extensions and improvements done
on the property and also fees and comissions paid on
the sale etc.
“Extensions and improvements done on the property”.
These should not be confused with maintenance and
conservation costs, as these are not deductible. In
practice, there is no clear cut distinction between one
and the other.)
Debts
Before completion you are obliged to settle any
outstanding debts, charges or liens which may be
registered against the property.
Your lawyer will have to provide at the Notary the
following documents which will be incorporated to the
title deed:
- Last IBI tax receipt duly paid
- Certificate from the Community of Owners showing
that there are no pending debts.
You aso have to provide at the Notary the last water,
electricity, telephone, gas etc invoices all duly paid.
Plusvalía Tax. To be paid after completion.
Plusvalía Tax is a Municipal Tax based on the increase
of the value of the land over the years.
It is recommendable for the seller/legal representative
to find out with the Town Hall the amount of tax they
will demand.
Fees. To be paid at completion.
Estate agencies usually charge 5% of the selling price.
Lawyer’s fees would be around 1% of the selling price.
3% Retention on the selling price.
When you come to sell the property, the buyer’s lawyer
will retain 3% of the selling price to be paid to The Tax
Office.
The tax office will retain this amount until Capital Gains
Tax is paid.
If your Capital Gains tax is lower than the 3% retained,
your lawyer will ask the tax Office to reimburse you the
difference.
NOTE: The tax office will also check if you have any
other pending debt such as wealth and income tax in
which case they will also discount it also from the 3%
retained.
