HOA UPDATE
In this newsletter, I would like to provide an update on the blighted property at 1242 Leith Hall. This property has been vacant for a few years, has deteriorated and become an eyesore. After becoming President of the HOA, I discussed the issue with our Property Manager, Kyle Meagher to see if there was anything we could do to improve the situation. The HOA has issued fines on the property but that has not resulted in any improvements. So on April 22 of this year, I called the St Johns County code enforcement office to see if they could step in and make something happen. On May 20, I called for a status. The county inspector visited the home on April 26 and found it in violation of county codes. However, the violations are not sufficient enough to condemn the home. Attempts by the county to reach someone on this issue have been dead ends. Until the county can find someone willing to take ownership, nothing happens. On May 24, I took the initiative to start making calls on my own and through a very convoluted process, I finally talked to someone at the mortgage company. They put me through to a local real estate agent who provided me some recent information. Foreclosure of the property was initiated about one year ago and was approved on March 10, 2016. The transfer to the mortgage company occurred on April 28, 2016. Now that the deed has transferred, I am hopeful that the mortgage company will want to repair and/or sell the property which should resolve the issue. I will continue to monitor this issue and provide updates to our residents.

Kyle works for Floridian Prop-erty Management (FPM) and is our HOA Manager. Kyle will be more than happy to work on any HOA problem. We will be having our first resident HOA meeting on August 8 at 6 PM at the South Amenity Center and you will be receiving a notice in the mail. The other board members and I will be putting together an agenda in the coming months for this meeting. If you have any suggestions that you would like us to consider, please feel free to email them to me at jurkowj@bellsouth.net. During the meeting, we will allow time for our residents to ask questions and participate in the HOA Board discussions. If you have other concerns that you feel are not being resolved by FPM, then please let me know that as well. Memorial Day Weekend 2016 was a BLAST! It all started on Friday May 27th
when for the first time we flipped the switch and used our new pool lighting.
CDD Chairman, Peter Pollicino, said it best when he was on site and said “we
were all witnessing Durbin Crossing history.” The South pool now remains open
on Friday and Saturday evenings until 10pm. We had our first ever pool movie,
live music, karaoke and a Memorial Fun Day that was REALLY FUN! Thank you
to all who came out to celebrate this important holiday and momentous occasion!

Durbin Crossing is hosting a Child & Babysitting Safety
Certification Course for resident youth (ages 11-16) on
Saturday, June 25th
9:30am—2:30pm This course is great for those who already
babysit, are about to start babysitting or those
who simply want to stay home alone or with your
younger siblings safely.
Participants earn an official certification from
the American Safety & Health Institute
valid for 2 years.
Cost: $45 per resident / $55 per resident guest

DURBIN TENNIS
Kids Summer Tennis Camp
All camps are from 9am-12pm for kids ages 6-12.
The cost for the camps is $150 per week;
June 27-July1 • July 18-22 • July 25-29
Campers will learn the FUNdamentals of tennis and sharpen their
athletic skills. We will be using QuickStart low compression tennis
balls in our cams to accelerate your child’s ability to play a real
game, set or MATCH! Introduce your child to the sport of a lifetime!
If you LOVE TENNIS (little play on words there) and are
interested in league play—we are currently forming an interest list for
the upcoming Fall season. Please email us your name, contact
number, league of interest and your level of play. Of course beginners

You might already be familiar with Coach Amber and her Teams of Tomorrow / TOT program that she runs at our very own Patriot Oaks Academy. Well, we are proud to announce she has agreed to bring that same drive, dedication and FUN to us here at Durbin Crossing! TOT will hold summer camps at the Durbin Crossing North Amenity Center for multiple age groups.
At Camp, kids will build coordination confidence and sportsmanship through artwork, games and fun basketball tricks. Camp is open to Durbin Crossing residents and their guests, so bring a buddy (please note guest fees are applicable). *Minimum 8 campers required, 15 max, per camp. Deadlines are the Friday prior to that Monday camp start date. Monday July 11 - Thursday July 14 / children ages 5-7. This age group will be playing team and
individual games, doing craft projects, and learning about character and sportsmanship. Super fun! Monday August 1 - Thursday August 4 / children ages 8-11. These kids will be attending a more
rigorous sports camp. We will build character, perseverance, and coordination and have a lot of fun! We will also have team huddles where we will learn vocabulary connected to sports medicine and nutrition. Basketball AND life skills!
Please note that ALL camps will run from 10am-1pm, Monday thru Thursday. The cost for each resident camper, regardless of age, is ONLY $100, $110 per resident guest. Parents should send a lunch and water bottle with their child, snack will be provided. Drop off starts at 9:55am and pick up no later than 1:05pm. Parents will sign their child in and out

POOL REMINDERS
For your safety, we would like to remind you about the lightning and thunder policies. Every time there is a sighting of lightning or clap of thunder the pools will close for 30 minutes. During this time all pool patrons must clear the pool deck. We assure we do NOT take this policy lightly and have your safety as our main priority.
When lightning or thunder is heard at one pool, both will close. Our pools are in such close proximity that the danger is just too close. It is a myth that lightning is not present if there are not storm clouds or rain in the area. Lightning can strike 10 to15 miles from a storm cell.
The good news is we do have a Twitter account, dcamenities, and a new website to help communicate these conditions to our residents. Check our tweets or the homepage to the website when weather is in question. We will post when the pools close and alert you when they re-open. This way you won’t sunscreen all the little critters up and find out the conditions are not safe. We appreciate your cooperation.
POOL SHARING / COMMUNICATION
Our pools at Durbin Crossing are here to serve all of our very diverse neighborhood. Please remember to be considerate of your neighbors while at the pool. Also, please remember that if one activity is not your “cup of tea,” we have many activities that are. We will do our best to let the neighborhood know when an activity may impact your experience at the pool in order for you to plan ahead. We are lucky enough to have 2 pools to choose from; each with its own unique features. If, for example, there is an activity planned at Durbin South, you know that Durbin North is available for your enjoyment.
Please be considerate of all of your neighbors while at the pools. Our pools can get quite crowded during peak times of the day. Loud conversations and rowdy behavior can impact your neighbors in a negative way. Please be mindful of those around you. Our amenity centers are for everyone here at Durbin Crossing. Let’s keep them something to

The title to this article might be a bit strong but we assure you that our care
and concern for the turf in Durbin North AND South, aren’t taken lightly.
The common area sod in North, along North Durbin Parkway, is made up of
common Bermuda grass. Where as in South, the common area roadways are
comprised of St. Augustine sod. This is not a decision that was made by the
CDD Board, it is one we inherited.
The Board and staff continue their efforts to make Durbin not only a great
place to call home, but a beautiful one as well. Common Bermuda grass is
NOT native to Florida and a challenging turf in a residential application.
However, that being said we are not giving up our efforts to turn this turf in
North Durbin a gorgeous shade of green.
Down to Earth, our current landscape contractor, has been working hard to
achieve this goal. They have replaced damaged and diseased turf in troubled
areas and have approx. 10 more palettes of sod to install, at their cost. This
sod installation as well as another round of fertilizer will be taken care of
over the next two weeks. We are also researching expanding beds in some of
the habitual problem spots.
Again, we just wanted to communicate with our residents and make sure you
