DirectionsDriving north from Edinburgh over the Forth Road Bridge leave the M90 at junction 8 and take the A91 through Auchtermuchty. At the east end of Auchtermuchty turn left onto the B936 (signposted Newburgh, Perth) which leads up through the village and into the hills above.
The gates and Lodge to Pitcairlie House are on the left after about 2 miles, just beyond the turning to Pitcairlie Farm. Take the second set of gates on the B936 then follow the long drive up to the house.
SituationPitcairlie House is set in beautiful rolling countryside in the hills of north Fife. The setting is scenic and secluded but also highly accessible.
The A91 trunk road passes through Auchtermuchty and leads to Cupar and St Andrews to the east and the M90 to the west. There are railway stations at Ladybank (5 miles) and Perth (14 miles). Edinburgh Airport is only 37 miles away and Dundee Airport has a service to London.
Perth offers a wide range of shopping, recreational and cultural facilities. There are local primary schools in Auchtermuchty and Newburgh and secondary schools in Cupar and Perth. In addition, there is a wide range of private schools with Craigclowan (prep), Kilgraston (girls), St Leonards, Strathallan, Dollar Academy, The High School of Dundee, Morrison’s Academy and Glenalmond all within 30 miles.
The area is steeped in history and is also well known for the quality of its field sports. The River Tay and its tributaries are acclaimed for salmon fishing. For the golfing enthusiast, there are numerous courses in the area including Ladybank and the world famous Old Course at St Andrews (21 miles).
Historic NoteThe lands of Petcarlings formed part of the Barony of Abernethy in 1312. The lands passed into the ownership of the Leslie family, Earls of Rothes, through marriage. Sir Alexander Leslie was a supporter of Robert the Bruce, but later espoused the cause of Edward I and commanded the English garrison at Dundee.
The tower at the core of Pitcairlie House dates from the 14th century, although there may have been an earlier building on the site. The tower was probably built around 1350 by Patrick Leslie, first Lord Lindores.. The strength of the ground floor vaulting and the thickness of the walls, together with the position of the house, on an elevated ridge protected by the loch and by the burn and glen to form a moat, suggest it was created in a defensive role.
The property remained in Leslie hands until the death of the 2nd Lord of Lindores in 1649, which left the estate in financial disarray. This led to the Court of Session granting Pitcairlie to a creditor, John Bayne, in 1667, ending 355 years of ownership by the Leslie family. In the 18th century, Pitcairlie was acquired by Colonel James Cathcart of Carbiston, and around 1730 the house underwent a major programme of construction, creating a classically early Georgian country residence. The family retained the estate until the mid 1960s and had strong connections with the Royal and Ancient Golf Club in St Andrews - hence the “Cathcart Bunker” on the Old Course.
LOT 1: PITCAIRLIE HOUSE Pitcairlie House is an historic category A listed property. Essentially Georgian in its present form, at its core is the 14th century tower. The house is constructed of stone under a mainly slate roof. It has a beautifully proportioned front façade.
The interior includes a wealth of original features including moulded cornice work and fine wood panelling, window shutters, open fireplaces and bright well proportioned rooms. The bow ended reception rooms are particularly fine and are complemented by a large family kitchen with an Amdega conservatory off. There are stunning views over the parks, garden and surrounding countryside from all parts of the house.
AccommodationOuter and inner double doors open to the reception hall which has an open fireplace with a marble mantel and hearth and extensive fitted book shelves with cupboards below. Off the hall is the bow ended dining room. A corridor leads to a barrel-vaulted cloakroom with separate WC, and a barrel-vaulted room fitted with seats and a bar.
The large kitchen is partly wood panelled and retains the old servants bell box. It has a new four
oven electric Aga, extensive fitted wall and floor units by Lesley Ann, a large walk-in pantry and a
lift to the upper floors. French doors lead to a magnificent, large Amdega conservatory which has underfloor heating and overlooks the gardens. The back hall opens into the courtyard and to an office which links to the holiday apartments and to the swimming pool complex. The utility room houses a heat exchanger from the biomass boiler system.
Upper FloorsA stone staircase with wooden balustrade and handrail leads to the first floor. The drawing room is a stunning bow ended room in the French Rococo style with ornate cornicing, wood panelling to dado height, believed to date from the mid 18th century, and two display alcoves with cupboards below. The open fireplace has an elaborately carved chimneypiece and over mantel framing a pastoral scene “in the Watteau-revival manner of D R Hay ...More neo-Watteau pastoral panels on the rest of the walls, all probably of 1833” (The Buildings of Scotland: Fife by John Gifford, pub. Penguin 1988).
There are three bedrooms on this floor, all with their own bathroom or shower room.
The stairs continue to the second floor which has four further bedrooms which are all en suite, an office and a linen store. The master bedroom, above the drawing room, is bow ended and has extensive fitted cupboards and a bathroom. A stone spiral staircase from Bedroom 4 leads up to a tower room and to the roof.
On the third floor are a large bedroom, a bathroom, a gym, two store rooms and a tank room.
The ApartmentsApartment 1 (The Garden Apartment): hall, sitting/dining room, kitchen, two bedrooms and bathroom. Within the original scheme, this apartment was designed as a caretaker’s flat and consequently has access to the plant room for the swimming pool and to the main house.

Apartments
Garden & GroundsThe gardens which surround the house are mostly lawn with a green to the front of the house
beside a fine copper beech tree. The garden to the rear of the house is a natural sun trap with
lawns and a terrace leading down to a stream which has been dammed to create a pond.
Within the grounds are a number of large mature trees and a Georgian ice house. The trees in leaf
form a colourful backdrop as well as providing shelter and seclusion. A lime tree, seen from the bay
window in the drawing room, has been reputed to be the largest in Scotland.
The LandThe land extends to about 76 acres and forms a stunning setting for the house. The present owner
has grazed the majority of the policies with his own herd of Highland cattle. Many of the fields have
been kept in grass to retain the parkland setting, and otherwise would be suitable for arable
cropping. Much of the fencing has been renewed.
The policies and parkland include a number of mature trees such as oak, beech, lime and
sycamore as well as rhododendrons. Beside the driveway is a loch. A series of walkways and
pathways have been made around the grounds.
There is a useful new all purpose machinery shed near the house, with garaging opposite.
