Practical delivery of COBie Contractors view 4th June 2014 The Building Centre, London

Jeff Stephens, BIM Strategy Manager jeff.stephens@vinciconstruction.co.uk

Traditional O&M information delivery

2

To successfully use BIM all parties need to agree to rely on the 3D model (as opposed to 2D drawings)

Re-usability - One input, many outputs

Checkability - One input, many checks

Interoperability - One format, many paths

3

4

Where is VINCI Construction on the BIM journey?

BIM Maturity

5

Presenter
Presentation Notes
Level Definitions 0. Unmanaged CAD with paper (or electronic paper) data exchange mechanism. 1. 2D or 3D CAD models supported with file based collaboration tool with some standard data structures and formats at the design stage to reduce requests for information (RFIs) and element clashes. 2. Design teams of various disciplines create detailed as-built 3D models to enable 4D sequencing of the construction process, 5D cost estimating and also feed operational systems. 3. Integration of substantially more stakeholders enabled by “web services” early in the design stage with the potential to employ concurrent engineering processes.

Level 2 BIM documents

The following seven documents are being delivered by the Cabinet Office BIM Task Group and are expected to be utilised on a project: PAS 1192-2:2013 Capital Delivery PAS 1192-3:2014 Operational Delivery BS 1192-4:2014 COBie CIC BIM Protocol Government Soft Landings Uniclass 2 Classification Digital Plan of Works (requirements for the level of graphical detail and level of

information in a 3D model)

The VCUK Projects teams will need to be fully conversant with the Level 2 BIM package of documents and clearly understand how they must be utilised on a project.

What will BIM mean for a project?

What will BIM means to the VINCI business?

Early contractor involvement. Avoidance of poor quality BIM data. Processes based on 3D model information, rather than 2D drawings. No/less single stage tenders. Design for manufacture and Offsite fabrication.

Delivering asset data at handover using the Construction Operations Building information exchange (COBie) standard.

VINCI Constuction UK is a partner in the £1.1m 4BIM UK Government funded R&D project with 4Projects, Northumbria University, AEC3 UK and Kingspan.

Demonstrates the use of COBie and IFC building information models to support construction and manufacturing supply chains.

Trialling in the P21+ Wrightington Hospital project, under the UK Government BIM Task Group, Cabinet Office Trial Projects programme.

P21+ Wrightington

Project Goal BIM Goal Measurable objective Achieved if Projected Timeframe

Demonstrate that the design for building structure, the building fabric and components, and all building engineering services installations are fully co-ordinated

Create a virtual 3D model of the project design based on the various discipline models created by the design consultants and sub-contractors.

The project team all use 4Projects 3G Extranet to share model information. Design coordination is improved.

3D models are used for coordination rather than 2D drawings.

From January 2013, and then throughout the project.

Clash Detection To eliminate clashes between building elements and systems and ensure the design is fully co-ordinated prior to construction.

Number of requests for information. Number of clashes encountered during the construction stage.

Compared with projects not using BIM: - Reduction of RFI’s. - Reduction of clashes found during construction.

On-going throughout the project.

Create COBie Data Drop 3 information based on BIM models

Use the various discipline and sub-contractor BIM models as the starting point for creating COBie information.

RIBA Stage F1 / F2

Enhance the COBie data to Data Drop 4, with installation and commissioning information.

Use the 4Projects 3D xBIM system to manage the COBie data that is added by the supply chain team.

O&M Asset Management information is created 4 weeks before practical completion.

Compliant COBie Data Drop 4 Spreadsheet is created.
