Water Management & Infiltration

Upland parking may dynamically accommodate recreational visitors to park and trail system or Apartment Tenants.

An existing access road’s grading is re-used to reduce traffic on site’s main road.

View corridor terminates at character grove and entrance to Christmas Hill Park, lending functional pedestrian significance to main street.

Four storey appartment view is sited on steeper upland area at head of southwestern view corridor to maximize views.

Downhill structures are largely limited to two storeys, mitigating view obstruction from public realm.

Over half of the site’s parking is provided on-street. This limits the need for asphalt surface lots, puts more feet on the sidewalk, and calms traffic when stalls are in use.

Vehicular access to garages displaced to one-way street to encourage pedestrian character of main street.

Midsite access road short circuits otherwise round-about vehicular trips, reducing total VKT.

Recreational uses are co-located and integrated with pathway system in a releatively central location. Benefits include increased people-watching and perceived animation of space at terminus of view corridor.

Necessarily flat features like tennis courts located on already mellower slopes to reduce grading cost and impact.

Southern end of site leverages existing access to Eastern Swan Lake Greenway via McKenzie Avenue.

Infiltration features targeted to catch run-off from impervious surfaces and commit water to interflow, on-contour where possible, within critical root zone of deep-rooted Garry Oak trees.

Upper floors of apartment building cover parking to recover views and floorspace.
