Trinity Glen Rose Groundwater Conservation District Water
Conservation Audit
Well, it seems the winter rains passed up by! Here’s hoping for April showers!
During 2013, much like 2012, our average rainfall hovered around 32 inches District-wide. Unfortunately, most of this was received during sporadic weather events throughout the year. Case in point, we received ten inches of rain over Memorial Day weekend. While every drop is welcome, high rainfall within such a short timeframe results in much of that rain running off into our streams and rivers providing little to recharge our aquifers.
Please bear this in mind as winter winds down and you begin spring planting and yard care.
Trinity Glen Rose Groundwater Conservation District (TGRGCD) would like to ask for your continued help in reducing demand on groundwater resources. We offer a free on-site consultation to identify problems areas that could be resulting in higher water usage to home or business owners residing within our District. Following the visit, we offer recommendations to help reduce water usage both inside and outside the home and a “goody” bag full of conservation-related items, including a hose timer, moisture meter, and low-flow showerhead.
Please contact us at 210-698-1155 with questions, or to schedule a free in-home audit!

From the Property Manager
As the last few days of cooler weather fly by, trees and flowers are beginning to come to life. Our crews have been hard at work along Stone Oak Parkway working on refurbishing beds, raising tree canopies, and creating concrete borders. Due to our water conservation efforts, we are installing drip line on several islands, as well as rock and mulch beds. In coming months you will see our compost project underway, and continued landscape improvements.
Stone Oak also continues to welcome new businesses to the area- Advanced Auto Parts and Pure Barre at Stone Ridge; Chocolateka and Master Iron Company at Stone Oak Plaza; and Ya Ya’s Thai at the Creek of Stone Oak. Many have already discovered the newly open IHOP and Milano’s restaurant in Shops of Stone Oak.
Enjoy the sights and sounds of Spring in Stone Oak- take a walk or bike ride through Stone Oak Park, or simply through your neighborhood. The first weekend in May will be a big garage sale weekend here in Stone Oak- another opportunity to get out in the neighborhood and meet your neighbors.
Continue to check our new, updated website, www.stoneoakpoa.com for the most current, up-to-date information on Stone Oak happenings and events. And let us know if you have something to share! Your Stone Oak Property Owners Association wants to continue to be a resource of information for all its residents and guests.

OUR NEW WEBSITE

Latter-Day Saints located at 645 Knights Cross (intersection of Knights Cross and Crescent
Oaks) in Stone Oak. The public is invited - there are no fees or charges to participate. Come

be a great event for families to attend. See you there!!
The decision to sell your home is a big one. Here are the top three questions most want to know before proceeding.
1. What is My Home Worth?Professional investors know how to accurately determine value before buying or selling a property. Most rely on the expertise of a trusted real estate expert with access to current, local sales records and the knowledge to correctly review the data and draw an accurate assessment.
My experience and knowledge of home values in the San Antonio Area is a resource made available to my clients. The process starts with a true and accurate market analysis of your home. The process looks at: Recent home sales in your neighborhood, Current homes on the market in your neighborhood, Value analysis, and Summary statement.
2. If I Sell, What Will I “Net”?There are a multitude of factors that can go into figuring out “the bottom line”, including when the deal closes, whether you belong to an HOA, and who buys your house. Every buyer is different, and I can analyze the details of every offer and translate them into what it means in terms of dollars in your pocket. How do you choose if you get multiple offers that are very similar? I can show you how the dollar amounts work out in each situation so you can make the most informed decision possible.
3. Dave Morris, Why Should I Assign You the Task? The number one reason I should be assigned the task of getting your home sold is - I Get Results.
Getting the results my clients expect of me is the cornerstone of my “When Results Matter” Marketing Plan. It’s the result of an orchestrated series of “actions” that bring about the sale of their home at a price they’re comfortable with and within a time frame While many real estate agents pepper their name tag lines with an “alphabet soup” of so called professional designations, Brokers are THE ONLY designation that cannot be “bought” by paying a trade association fee and sitting in a class for a few days. The state of Texas issues the broker license. The educational requirements ARE TRIPLE what the average agent has at licensure. In addition, the state requires years of provable transactional experience before allowing a practitioner to sit for the exam. When you are looking for a real estate specialist with the education and experience to put you on top of a transaction, hiring a broker will almost always be your best bet.

Rainwater Harvesting “Saving from a Rainy Day”Why Harvest RainwaterRainwater Harvesting is the process of diverting, capturing, and storing rainwater for future use.
Why Harvest Rainwater?
Reduces demand on municipal water supply•
Makes efficient use of a valuable resource•
Reduces flooding, erosion, and contamination of •surface water
SAVES YOU MONEY!!•
What is Rainwater HarvestingRainwater Harvesting is the process of diverting, capturing, and storing rainwater for future use.
Implementing rainwater harvesting is beneficial because it reduces the demand on the water supply, and reduces run-off, erosion, and contamination of surface water.
Rainwater can be used for any purpose that requires water. These include landscape use, stormwater control, wildlife and livestock watering, in-home use, and fire protection.
Developmental Impacts
When it rains in a natural environment (still forested and barely touched by humanity) 50% of the rainwater will soak into the ground and 10% may run off the land slowly to end up in local streams. The rest of the percentage evaporates before it hits the earth’s surface or lands on vegetation to be absorbed by the plants or evaporate. In a typical urban environment, the rain has less vegetated area to fall and infiltrate so 55% runs off the concrete and other hard surfaces. It is allowed to pick up speed and erode the land.

Installing Bulk Head & FaucetAdd a piece of duck tape to end of a yard stick and place bulk head male threaded piece through 1 3/4” hole on side of barrel. Place washer and female piece of bulk head on male end and tighten. Apply pipe tape to faucet thread and insert faucet in the bulk head. Use a pair of pliers to hold the bulkhead in place and turn faucet clockwise. As you tighten the faucet the bulk head should tighten making the connection water tight.

Kitchen maKeover: 3 simple tips for beauty on a budget (BPT) - If you’re tired of looking at your outdated kitchen, but feel replacement would be impractical, you’re not alone. In 2014, consumers will be trying to find solutions they can afford to do themselves. Check out these three DIY remodeling trends for simple and unique ways to refresh the most used rooms in the home.
1. Mini-Makeover Kits
You may be the type who prefers to opt out when it comes to getting your hands dirty. If so, you will be pleased to know that as the DIY or the “do-it-yourself” movement grows, so are the increasingly easy product/project solutions.
Many larger retailers have caught on to this home DIY trend and have begun stocking mini-makeover
kits. Each kit is designed for a specific project with simple application tools.
Among the hottest right now: kits that include everything you need for countertop, cabinet or appliance refinishing. The new Giani Granite countertop kit covers all typical existing counter surfaces and
transforms your laminate or composite material into the look of natural granite. These kits stress the ease of application as “being easy enough for anyone.”
Nuvo Cabinet refinishing kits are designed for the DIYer who is looking for an easy makeover project. They do not require pre-priming, sanding or even removing the cabinet doors. So before you hire a contractor, check out the mini-makeover movement because remodeling may now be simple enough for even the most DIY challenged.

2. Upcycling
Upcycling is the process of converting old or discarded materials into something useful and often beautiful. For example: using slices of used corks to create a cork mosaic backsplash. Home decor artist Nicole Fleming agrees, “There seems to be something more genuine about the story and pride each repurposing project provides compared to owning something that has been mass manufactured.”
Upcycling also makes a positive impact on the environment. When you upcycle, you remove items from the global garbage print. Some avid upcyclers even argue that repurposing instead of recycling can actually be more beneficial because recycling requires energy or water to break down materials, while upcycling only requires your own resourceful creativity. So instead of throwing out your junk try the smart alternative of upcycling by turning your throw aways into something genuinely sensational.
3. Pin-spiration
Many homeowners wanting to spruce up their kitchen, struggle with knowing where to begin. When looking for kitchen design inspiration, start your project online. Turn to popular social networking sites that focus on sharing innovative ideas. Among the hottest right now is Pinterest, whose focus provides tips on everything from small decor crafts to full room renovations.- Pinterest also allows you to engage with other users and discuss projects, helping to work out any remodeling hurdles.
Large hardware companies like Home Depot and Lowes - as well as the remodeling HGTV Network have caught on to this useful online plethora of tips. They understand why one single place to get millions of ideas and tutorials on home projects holds such importance.
Before you decide a kitchen refresh is too difficult or impractical, check out these three popular trends and begin making what you have, look like a million bucks.
