We know one 1,800 sqft unit will not be an efficient use of space.

Let’s look at dividing the 3600 sqft space as a whole.

Should they be divided evenly? This gives us 4- 800 sq ft units, not very cost effective.

When we divide 3600/3 we get 3-1200 sqft apartments. The perfect size for our most efficient use of 2 bedroom apartments.

The second floor above 112 appears to be the best area for the dance studio. The studio could be move towards the center of the building and artificial light & vent could be used. However, we are concerned with the over all quality of the space. Historic opening (wooden rolled door) can be retained within the studio space.

Unit 1 is positioned along the north and west facades of the building and has 9 windows with in the unit

Unit 2 on the second floor is positioned along the east and north facades of the building (the back of the building). We can try to connect this back unit with the front stair, however this corridor will start to absorb valuable square footage from the units. Can all of third floor space be accessed by front stair?

Unit 2

With the existing stair location we have a very limited use of the third floor of 112. Should we use the party wall as a divider between the units? If no, then what are our options. The party wall is structural so it can not be completely removed.

The front space in 112 and 114 is combined as one unit. The stair to the third floor becomes internal stair with in this unit. This will allow us to retain some of the important historic openings on the third floor.

Unit 5

So now we need a new exit for Unit 2 on the second floor and Unit 3 and 4 on the third floor. While constructing a new exit stair is expensive it give us an opportunity to include some outdoor space for our units.

Here is a view of a proposed rear stair. Remember the one story addition at the back of the first floor

Part of this one story structure will need to be demolished so the stair will have access to a public right of way

Create larger landing and new entrances (to Dance Studio, Unit 1 and Unit 5) at the top of the stairs @ the second floor.

Dance Studio is approximately 700 sq ftRoughly 17’ x 40’

Includes small bathroom, rolling door can be used for privacy during classes
