Roads – We have completed the annual application of hot tar to fill cracks on the sections of community roads that were not paved. This will help maintain the integrity of the asphalt and prevent water from damaging the base layers. Stop lines and corner lines have been painted on the newly paved intersections. Upon the advice of our Engineering consultant and Delaware State Police, a single white line has been striped on Black Marlin Drive.

Snow Removal – We will be installing the snow stakes along the road next week. These fluorescent yellow stakes help the plow drivers visualize the contour of the road when we have significant snow accumulations and minimize damage to irrigation systems, sod and mailboxes. We will also place orange stakes to mark the fire hydrants.

We encourage individual owners to obtain stakes (preferably of a different color) and mark their drive ways and sidewalks that intersect the road. This will help prevent plow damage to your property. In addition, near intersections and at the ends of the cul-de-sacs, it helps the plow driver know where not to deposit extra snow.

Of course, the road plows will push snow into your driveways. It cannot be avoided. We will publish a list of local snow removal service providers on the web site. These are folks who will clean your drive way and walks. You may wish to compare prices and make some arrangements with one of these companies ahead of time. Please let us know if you have a service provider whom you can recommend, or if you have had poor service from a supplier. We can cultivate a list of preferred suppliers in this manner.

Finance – As we approach the end of the year, we are on track to meet our Operating Budget targets for income and expense. We have spent a significant amount from our Reserve Fund to complete the recent paving work. The special assessment planned for 2012 will allow us to return the balance to required levels and fund key maintenance projects scheduled next year.

Building Plans – The ARC has copies of many house plans submitted for construction approval. We would like to return these plans to homeowners who wish to retrieve them (any unclaimed copies will be recycled). If you would like to check, Patty Soffronoff will have the collection available at her home, 36315 Tarpon Drive on Saturday, November 19th between 10am and 12pm and Sunday, November 20th, between 1pm and 4pm. If you have questions, please call Patty.

Meetings – Our Annual Meeting is scheduled for November 19, 2011 at 12:30 pm at the Lewes Public Library. At that time we’ll be voting to elect Board members and to decide whether or not to change our covenants to permit one annual community-wide yard sale. This change will require approval by 70% of the members or 131 property-owners. Block Captains plan to make calls to remind you to cast your vote.

Natural Gas Update – Our community site map is presently under review by Chesapeake Utilities. Later this month, the company will be installing a gas main along Gills Neck Road and past the entrance to Wolfe Pointe. We do not yet have confirmation of their schedule for service to homes within the development.

Pool – We’ve winterized the fresh water lines in the pool area and closed the bathhouse. Thank you very much to the busy volunteers who helped stack and store the pool furniture.
