Townsville Enterprise is the peak economic development and destination
marketing organisation for the North Queensland Region.

Townsville Enterprise is currently seeking investment for five major projects:
• Power/Energy Generation – Demand for energy is increasing within the Region and
companies within the energy generation industry are being sought after to meet the demand
of a growing industry base.
• Entertainment, Exhibition and Sporting Complex – The Townsville Region envisions a
newly developed Entertainment, Exhibition and Sporting complex within the next five years
to cater for the escalating sporting, business and events industry.
• Data Centre - Townsville is actively developing its emerging Information and Communications
Technology (ICT) industry, and is strongly interested in the establishment of a data centre within
the city. As one of the first cities in Australia to be connected to the NBN, Townsville is in a
fortunate position to boast numerous optic fibre networks within the city; (e.g. Nexium network,
AARNet, Nextgen), providing a data centre with ideal network redundancy.
• Residential and Commercial Development – Due to an increasing population, there are
numerous residential and commercial development opportunities available within

Accommodation, Meetings and Conventions Facilities – With very strong corporate
business and Government presence, an increase in successful major events and a

assistance with other agencies’ requirements on construction hours and site access. The CBD Incentives
Program is already delivering results to stimulate confidence, activity and momentum to revitalise the CBD.

Discovery RiseJames Cook University is planning a knowledge community for Townsville with the project ‘Discovery
Rise’. This project will reconceive and reshape the built environment of Douglas Campus from an isolated
institutional campus to an integrated university town with a vibrant knowledge community. An area of 150
hectares is to be developed, inclusive of mixed use, Enterprise Park and residential zones with a planned
residential population of 7,000.
Discovery Rise Master PlanDiscovery Rise is a series of villages. Each village is connected by carefully designed cool walkable streets

Discovery Central is a village centre built around the new public square The Ideas Market. Discovery

Discovery VillageDiscovery Village is a medium density development which will include accommodation, community facilities
and detached housing. Discovery Village is convenient; only a 5 minute walk from the Eddie Koiki Mabo

Located on the shoreline of tropical North Queensland, adjacent to the Great
Barrier Reef Marine Park, the Port of Townsville is a world class gateway for
global trade and investment.
Townsville’s port plays an integral role in international shipping operations. As
one of the world’s leading exporters of base metals (by variety), the port links to
the vast hinterland that serves the North West and North East Queensland Mineral Provinces and is also

Charters Towers Regional Council is in the process of developing additional
land for industrial use adjacent to the existing Cunningham Industrial Estate.
Located on the north eastern extreme of the City of Charters Towers, the
industrial park enjoys direct access to a heavy vehicle multi combination route
(Flinders Highway bypass) and will be serviced with all necessary infrastructure
including single and three phase power, sealed roads and street lighting.
Development approvals being sought will ensure appropriate zoning for all traditional industrial use without
the requirement for any further planning approval in the form of Material Change of Use or otherwise
(excepting requirements for environmental licensing). Stage one of the development comprising nine
serviced allotments is proposed to be released for sale by auction off plan December, 2012.
Although Council has approved a concept subdivision, expressions of interest addressing appropriate lot
sizes for specific industry needs will be further considered so as to ensure that the most contemporary
design features addressing industry specific needs are available to industry users.
Charters Towers Regional Council supports investments from a wide range of private investors as well as
from both the State and Federal Governments. New projects and developments across various industry/
economy sectors are expected to ultimately diversify the labour market and grow the regional economy
over the next decade.

Achacha Fruit Group
Investment OpportunityAchacha Fruit Management Pty Ltd is seeking expressions of interest to invest in
$2 million plus or to purchase whole or part of the Achacha Group organisation.
The organisation’s business is the commercialisation, growing, harvesting,
distribution, marketing and selling of the Achacha fruit and associated products,
centred around Palm Creek Plantation near Townsville, Queensland. The
business is well established and has significant growth potential both within Australia and abroad.
The Fruit
o The Achacha (achachairú, or Garcinia humilis) is a natural fruit native to the tropical Amazon
Basin of Bolivia, similar in size and shape to an egg.
o Palm Creek Plantation, established in 2003, is the first and currently the only large scale
commercial operation in the world which grows the Achacha. It has copious supplies of
water for irrigation. The 120 hectare plantation has 16,000 producing trees, compared to a
total of approximately 7,000 in the tree’s native environment in Bolivia.
o Taste experts describe its unique flavour as ‘sweet, tangy, refreshing – like a sorbet’.
o There is growing demand for the Achacha in Australia and overseas; annual production and
sales have increased from 10 tonnes in its first season, 2009, to 190 tonnes in 2012, with
400 tonnes expected in 2013.
KFSU
KFSU LTD is selling the world’s first natural dietary fibre from
sugar cane, has established customers in the $4 billion per annum
global market and is forecasting trading profits of $25 million per
annum by 2015.
Investment OpportunityThe investment opportunity is to become a part of KFSU’s expansion as it builds capacity and product
range to extend existing sales and develop new customer sales in four different countries.
Following the original funding of $4.1 million to establish the business and build a plant, KFSU is now raising
an additional $2.4 million for expansion with a mix of equity and debt funding. At this stage commitments
have been received for $1.4 million leaving a balance of $800K to raise. Shares are selling at 10 cents each.

North Queensland Bio-Energy
North Queensland Bio-Energy Corporation Limited is a North
Queensland based public company which has received development
approval to construct a $425 million sugar/ethanol/renewable power
generation facility in Ingham. The facility will produce 330,000
tonnes of sugar per annum, have an installed ethanol production capacity of 200,000 litres per day, and a
renewable electricity generation capacity of 85 megawatts, 60-65 megawatts of which will be available for
export into the Queensland power grid.
