HOUSING AUTHORITIESWe performed energy and green criteria analysis for Baxter Park Development in accordance with Enterprise Green Communities’ criteria for sustainable and energy efficient projects.

STATE GOVERNMENTHeritage conducted major energy audits with support from M&E Engineering to NJ State Parks facilities in Warren County with the goal of reducing energy consumption and introducing renewable energy solutions.

FEDERAL GOVERNMENTHeritage is an experienced provider of design and engineering services to the federal government and its agencies through Indefinite Delivery Indefinite Quantity (IDIQ) contracts. Our work with the General Services Administration (GSA) provided architecture design and engineering solutions, agency space planning, interior design and energy efficiency solutions. Our water efficiency study at Rodino Federal Office Building will utilize gallons of water daily for the building’s cooling/chiller towers and reduce demand for municipal water.

IMPROVING PERFORMANCE & CREATING EFFICIENCY

ENERGY SOLUTIONSAt Heritage, our team applies know-how and vast knowledge to the design strategies and energy analysis. Our clients trust Heritage to apply our engineering expertise to develop customized energy efficiency and renewable energy solutions.  Energy engineering and consulting services include sustainability consulting, energy auditing, energy master planning and project design development. We also procure the incentive and rebate applications.

ENERGY AUDITAn energy audit is an analysis to assess the performance of an existing building’s envelope, heating, hot water, and lighting, and provides insight to targeting opportunities for energy efficiency improvements that result in reductions of utility expenses and drive overall cost-savings.

Energy audits vary by scope and complexity. A walk-through audit outlines the energy systems in your building.  A full audit analyzes two or more years of utility consumption and spending, review of building plans, and a walk-through with survey of the building and systems. At the completion of the audit, we provide a detailed report of Energy Efficiency Measures (EEMs) or Energy Conservation Measures (ECMs) specifically customized to your building.

VIRTUAL ENERGY MODELINGBuilding modeling and simulation is a focus tool that creates high performance design. It is the central information systems that link building envelope, HVAC integration and day-lighting. At Heritage Architecture, we integrate 3D modeling & BIM to create initial building models as a base for energy simulation programs. We then use this to explore energy optimization options and compare baseline building performance. We will analyze data collected during the assessment phase to size mechanical systems relative to existing building envelope to amplify objectives and effectiveness.

BUILDING CONTROLSBuilding control mechanisms will monitor the entirety of your building’s energy consumption ensuring that energy conservation measures are properly implemented. Based upon building operations we design the system best suited for operations, building occupancy and user comfort. DAYLIGHTING & EFFICIENT LIGHTING DESIGNTo analyze daylighting we use ECOtect modeling tools that capture the highest level of natural lighting while reducing load requirements. We then supplement our design with energy efficient lighting technologies monitored by occupancy sensors and advanced controls that achieve productivity and benefit user comfort.

BUILDING COMFORT (HVAC)A substantial portion of your building’s energy consumption is directly consumed by Heating, Ventilation and A/C systems. With system commissioning and efficiency improvements and maintenance, you can vastly reduce building’s energy consumption and perk up system performance. We utilize an Integrated Design Approach to evaluate and optimize each building’s system.

WATER RESOURCESWater conservation is a demonstrated efficiency strategy that provides energy and environmental cost savings. In addition to the savings associated with the cost and use of the water itself, other savings come from reducing pumping energy, sewer costs, and consuming less energy for water heating. Solutions include the development, analysis, and design of water reduction technologies in client facilities.

RENEWABLE ENERGYRenewable energy findings are evaluated by site location, building footprint and orientation. Once a preliminary layout is underway, we will run calculations to determine size and energy output of proposed systems. These results are then incorporated into the energy simulation model. GRANTS & INCENTIVESThe Heritage team is fully educated on current state and federal tax credits and incentives for energy competence measures. We prepare comprehensive project-specific worksheets of applicable programs best suited to your site.  CONSTRUCTION MANAGEMENTWe provide Construction Management that ensures Energy Measures are well executed. We offer up construction contract management, subcontractor procurement, construction site supervision and quality control inspections.

SUSTAINABILITY CONSULTING

LEED DocumentationHeritage offers full coordination of the LEED documentation effort, including set-up and management of the LEED Online application, ECO charrettes, interpretation of credit requirements, design reviews against LEED criteria, contractor coordination and submittal reviews, and final LEED submittal. For the duration of this process we provide the ROI and a Life Cycle Analysis.

LEED-EB, OMManagement of all components of the LEED-EB: OM certification process for existing buildings and complete real estate portfolios. By implementing sustainable operations and maintenance practices we aid owners and facilities managers in meeting their sustainability goals.

Enterprise Green CommunitiesThis program is sponsored by Enterprise Community Partners, focusing on providing clear and efficient framework for sustainability and affordable housing development.

Energy Star ComplianceUtilization of the Energy Star Portfolio Manager, allows us to coordinate the entire rebate and financial incentives process, including establishing the baseline during pre-design, design simulation to measure energy savings, and final implementation of Energy Conservation Measures (ECMs).

FEDERAL HIGH PERFORMANCE SUSTAINABLE BUILDING (HPSB)Implemented by GSA, HPSB is a standard based on the five sustainable principals, issued by the Office of Management and Budget on December 5, 2008, as an update to Executive Order 13423.  The program goals are to employ Integrated Assessment, Operation and Management Principles by forming an integrated design team to develop and implement policy regarding sustainable operations and maintenance practices, and employing re-commissioning to verify performance.

Heritage was requested by the NJDPMC & NJDEP to prepare an Energy Analysis Report to reduce Operating Expenses of the Pequest Trout Hatchery site and five buildings. The analysis, prepared with M&E Engineers, introduced facility operations, established baseline energy consumption and addressed the potential for renewable energy solutions including photovoltaic panels, windmills and geothermal power. The 235 acre site, located in Oxford, New Jersey, includes five main buildings for trout operations, waterways and raceways, landscape and wooded areas and connecting roadways.  The team prepared the Baseline Energy Model using Equest™ software, to establish each building’s baseline and proposed energy conservation measures based on the improvement model. The analysis explored all possible energy saving measures, and provided recommendations for each building and cost estimates for each proposed ECM.

System investigation included HVAC equipment, distribution systems, lighting and switches, pump and water systems, and plumbing systems.

CASE STUDY: VA FEDERAL OFFICE BUILDING SYSTEMS

UPGRADES & ENERGY CONSERVATION MEASURES

(ECM)

The GSA’s objective for this project was to explore possible ECM’s for this historic building, and implement them to reduce operating expenses and maintenance cost. The systems investigated include the elevators, basement lighting, boiler and chiller operations and hot water heating. HA responded to a fast track schedule requested by the GSA to prepare a Level II energy audit report, prepare the ECM summary and cost analysis, measure energy reduction, and detail each ECM. We prepared utility bills analysis to determine annual energy usage and used this baseline to measure energy reduction for each system proposed.

During the construction documents phase, we transformed the ECMs into design and detail documents and prepared the project for bidding including detailed construction cost estimates.

The building had the potential for installation of a Solar Hot Water system due to its orientation and good solar exposure. We prepared shading diagrams to identify potential locations, prepared the system simulation, and designed the panel installation based on the analysis. The analysis is based on Level II Standards as per ASHRAE Guidelines for Energy Audits in commercial Buildings & Executive Order EO 13423.
