практической конференции, проходившей 1–3 марта 2016 г. в Феде-

ральном государственном бюджетном образовательном учреждении

высшего образования «Томский государственный архитектурно-

строительный университет». В докладах представлен широкий круг

ем и строительством объектов недвижимости. Рассматриваются акту-

Architecture and urbanism have been developed in Mexico during

millennia as demonstrated by the archaeological record. During colonial

times, such constructive tradition was enriched by colonial contributions.

As a result, a great number of new foundations appeared over an almost 2

million square km territory. This way, great capitals such as Mexico City,

Puebla, Monterrey and Guadalajara arose. Smaller urban centres and towns

also appeared, frequently associated to specific economic activities such as

mining or agriculture.

The mining city of Guanajuato

In the present, colonial foundations are preserved in different de-

grees, from fully inhabited historic-tourist cities [1] to archaeological ruins.

A flamboyant example of the first mentioned condition is the mining city of

Guanajuato, capital city of the homonymous Mexican state. This state is

located in the central plateau and has a mild climate year round, with an

average temperature of 18ºC [2], which permits the existence of an exotic

bush vegetation, similar in some ways to the Mediterranean landscape.

Guanajuato is famous for being the birthplace of the painter Diego Rivera

and for hosting the Festival Internacional Cervantino, an annual theatre and

visual arts event which attracts near 500,000 visitors yearly [3]. The histor-

ic centre of Guanajuato and adjacent mines were included in the UNESCO

World Heritage List in 1988, thus increasing the appeal of the otherwise

traditionally consolidated cultural tourism destination. Linked to a rich

mining tradition which survives up to date, this city is worldwide known

due to some magnificent architectural examples as well as because to its

complex network of opes, passages and streets, both underground and at

normal level, resulting in an unique and picturesque urban landscape of

colourful façades climbing up the hill and rhythmic stone arcades in the so-

called Subterranean Street.

Currently, this location displays considerable tourist activity, with

near 2 million visitors per year [4]. In addition, the state has consolidated as

an automotive industry hub, with plans to open new plants in the short fu-

ture. Both trends have resulted in the attraction of a rising number of for-

eigners, among them US citizens are the largest foreign community fol-

lowed by Japanese and Korean citizens [5]. All this reflects the economic

stability and investment safety of the region, despite other processes in

Mexico or Latin America in general. It is important to mention that due to

currency exchange ratios foreign investors may perceive prices within rea-

sonable ranges, compared to European or US markets. As a result, property

prices have risen at a steady pace during the last decade and new residential

developments have been planned focusing on particular demands of each

community. One of the most successful examples is Vista Cañada, which

offers a full range of services and amenities adapted to Japanese needs [6].

Mineral de Pozos: from ghost town to tourist destination

In contrast it is possible to drive attention to the locality called Min-

eral de Pozos, also located in the state of Guanajuato. Linked just as Gua-

najuato city to an opulent mining past, this town was abandoned and ac-

quired an archaeological and romantic condition. However, as a recent

phenomenon, investors have purchased a large amount of properties. Coop-

erating together with the government and the increasing local population,

Mineral de Pozos has arisen from its own ashes into a promissory invest-

ment opportunity. A strong point was its designation in 2012 as a Magic

Town by the Mexican Tourism Ministry, which rapidly attracts public

funding and investors’ interest [7]. Heritage restoration and modern inter-

ventions within historic contexts have created astonishing new spaces full

of urban and architectonic beauty. Furthermore, current phase on Mineral

de Pozos urban plan includes new residential developments with world-

class golf courts.

San Miguel de Allende: colonial architecture and celebrities

While Mineral de Pozos represents a notorious case of urban and

heritage reutilization as a work in process, other cities in the state of Gua-

najuato can also be included in the present discussion. Such is the case of

San Miguel de Allende, another colonial jewel, also included in the

UNESCO World Heritage List. The city was designed as the best city in the

world by Condé Nast Traveler [8]. In this case, the city has received a con-

siderable amount of new residents, especially from the United States, in-

cluding a number of celebrities. As a consequence, a considerable gentrifi-

cation process has occurred following the rise in real estate prices, justified

by the beautiful surroundings and quality of life.

Conclusion

In conclusion, it can be pointed out that the Mexican state of Guana-

juato offers a potential market for foreign real estate investment, where

there are no limits for creativity. As shown in the colonial towns of Guana-

juato, Mineral de Pozos and San Miguel, luxury, beauty and profit await to

those who might take the challenge. Quality of life has been acknowledged

in the region and there are economic indicators which guarantee stability in

the medium and long terms. Investment in this area may represent a highly

profitable alternative compared to the mature destinations of the Mediterra-

nean and the Black Sea.
