8 NAREE 2021 miami

Welcome to Miami-Dade, home to tropical, white-sand beaches, tasty food, Cuban coffee and a vibrant Latin-American beat.

The Miami story is complex, multicultural and multinational. It'salso one that's intertwined with real estate. From Miami Beach’sstunning Art Deco buildings and palatial estates to downtownMiami’s high-rise hotels and condos, Miami has some of thenation’s most stunning real estate – and most dramatic real estatestories.

We will explore some of those stories at this week’s 2021NAREE conference at the Kimpton Epic Hotel, along with a longlist of topics relevant to readers across the continent. In its earlyyears, NAREE was more of a social club, a chance for news-paper real estate editors to get together and let their hair down.

Socializing still is a big part of NAREE gatherings. But we nowfocus more on raising the bar on good journalism, exposingreporters to the broad spectrum of real estate news, inspiringreporters and editors alike, and showing the ropes to those whoare new to the beat.

This year’s conference continues this tradition. A NAREE get-together is like a 3 1/2- day news conference, with industryleaders, economists, market trackers, architects, and journalistsspeaking about the latest trends and developments in commer-cial and residential real estate.

Tuesday’s topics, for example, range from sea-level rise andsupply chain logjams to housing affordability challenges, home-design innovations and mortgage matters.

In a fireside chat, Knock CEO Sean Black explores how hiscompany is trying to transform the real estate transaction.

Tuesday wraps up with a poolside reception overlooking midtownMiami, followed by a tour of the city’s Wynwood Arts District.

On Wednesday, we have two keynote presentations from lead-ing Miami voices. Miami Herald Executive Editor MonicaRichardson delivers the first keynote, talking about diversity inthe newsroom and fielding questions from Dion Haynes, realestate editor for the Washington Post.

The other keynote features a conversation with Related Groupfounder Jorge Perez (a.k.a., the Condo King) and RelatedPresident Jon Paul Perez, and NAREE 2019 president andfreelance writer Beth DeCarbo.

A morning panel features condo industry experts sharinglessons learned from the June collapse of the Champlain Towersin Surfside, just 12 miles from the conference site.

Later, Mortgage Bankers Association Chief Economist MichaelFratantoni and other experts discuss how economic pressuresare squeezing mortgage borrowers.

Additional sessions focus on the latest trends affecting skyscrap-ers, hotels and iBuyers.

New Urban visionary Andres Duany discusses in a firesidechat how neighborhoods need to be more compact, pedestrian-friendly and transit-oriented.

Then, we gather poolside yet again for reception at 5 p.m.Afterward, you can join us from 9-10:30 p.m. at the President’sSuite in the hotel's Club Room on the 29th floor for light bites, cocktails, and conversation.

On Thursday, the National Multifamily Housing Council unveils itslatest study, “What Apartment Dwellers Want.”

The economic outlook for 2022 will be delivered by top econo-mists: National Association of Realtors Chief EconomistLawrence Yun, CoreLogic Chief Economist Frank Nothaftand NAREIT Research Vice President John Worth.

Another panel discusses the future for aging malls and retail, followed by sessions on luxury Caribbean housing, vacationhomes and transforming downtowns into walkable districts.

The conference includes five NAREE University sessions, whichare our peer-to-peer panels aimed at sharing new skills andinsights with members.

This year’s NAREE U include journalists from The Miami Herald,USA Today, Associated Press and The New York Times whocovered Surfside’s condo disaster. They will tell us how theyunearthed groundbreaking stories about the corruption, infight-ing and design flaws that doomed the beachside, luxury towers.Other sessions will focus on: the Panama and Pandora Papers, social justice issues in real estate and web design for reachingdisabled readers.

NAREE’s traditional speed-dating exercise, “Meet the Press,”gives publicists and reporters a chance to meet and swap storyideas. Public relations people sign up to meet with reporters, thenget three minutes to make a pitch before moving on to the nextwriter on their list.

Thursday also features NAREE’s two awards ceremonies. Atlunch, we announce the winners of this year’s Bruss Book Awards, which celebrates the best books on real estate-related topics.Several journalists-turned authors are among the winners thisyear. Winners of the 71st NAREE Journalism Competition areannounced Thursday night.

The conference wraps up Friday morning with a session abouthow this year’s prize winners produced their award-winningstories.

Get plenty of rest. Take your vitamins. You’re going to need lotsof energy for the days ahead.

NAREE University

For the second year in a row, racial justice issues are roiling thereal estate and journalism worlds in dramatic and subtle ways. The NAREE U team is preparing two informative sessions onWednesday, Dec. 8 to help you incorporate more diversity intoyour coverage and newsroom.

Among the issues NAREE members reported on and followed in2021 were: how Black developers are grappling with racismand calling for a bigger piece of the action; what California andother jurisdictions around the nation are doing to removerestrictive covenants from deeds; and why efforts by the Bidenadministration, National Association of Realtors, appraisers andbankers to close the racial gap between Black and Whiteborrowers may not be enough.

At the same time, many news outlets including ABC, MSNBC,the Miami Herald, the Houston Chronicle, theDallas Morning News, the Texas Tribune, TheWashington Post and the Los Angeles Timesappointed either women or people of color to helmtheir news organizations, and discussions of diver-sity, equity and inclusion ramped up across thecountry.

Our pre-luncheon guest on Dec. 8 will beMonicaRichardson, the first Black woman executiveeditor of the Miami Herald. Richardson and I willhave a conversation about her efforts to not onlybeef up the ranks of women and people of color butto ensure diverse voices are better represented inthe coverage.

Richardson's background means "we can influencedecisions and bring perspectives that might nothave been brought to the table before," Richardson told me. Forexample, one area she's seeking to influence is ensuring head

lines, photos and other images don't unfairly depict women andpeople of color. "I will see things or lack of things others won'tsee. I can say, hey let's pause that for a minute. This photo sayssomething you might not expect."

At 7:45 a.m. on Dec. 8, I'll moderate a panel with NAREE Pres-ident Jeff Collins, housing/real estate writer at the OrangeCounty Register; Eileen McEleney Woods, real estate editorat The Boston Globe; andMichele Lerner, freelance writer atThe Washington Post, The Boston Globe and other publications.

Collins plans to discuss how his newspaper's parent company ismaking diversity a priority. "The majority of our newsroom hiresover the past two years have been people of color and women,"Collins said in an email. "The committee also has held threenewsroom-wide webinars with experts on covering minority

communities."

Echoing that theme, McEleney Woods said in anemail: "Including voices of color does not have tomean a wholesale changing of how you reportnews stories, but it does require honest introspec-tion by every journalist, every organization. Fromthe sources we include to the topics we write aboutto the things we leave on the cutting room floor, journalists set the agenda. With that comes greatresponsibility."

Lerner, who has written about efforts by the federalgovernment to level the playing field, said in anemail that she plans next year to focus on results."The next step is to follow up on these programsand others to make sure they work as intendedand to keep this important topic of closing the

homeownership and wealth gap in the forefront of consumerattention."

Meet the Press NAREE style is a speed networking event heldevery year at our in-person conferences. And this year in Miamiis particularly special because of the hiatus we had last yearduring the virtual conference.

This is the place at NAREE’s conference where reporters andeditors get 10 to 20 potential story ideas in an hour. It's wherepublicists pitch their story ideas in person to journalists from awide variety of publications in 90 minutes under one roof — noneed to jump on a series of airplanes for a media tour.

It’s also an event where columnists and freelancers can consultwith editors about their columns or learn more about whatpublications need in the way of information. It’s a great place forauthors to tell the many members of the media about their books.

NAREE’s Meet the PressThursday, December 9 at 3:45 PM

Kimpton Epic Mezzanine in the Prime Ballroom

It’s a fun, fast-paced informative opportunity for both journalistsand industry members from around the country to meet at onetime, under one roof.

Tips for public relations professionals, columnistsand authors with a pitch to reporters:• Before you sign up for an appointment with journalists, do

your homework. Make sure it’s a good match. Get to knowthe media outlet and the work of the individual by checkingonline ahead of time.

• Check the registration sheets occasionally. Sometimesappointments are changed or canceled and you may be ableto sign up for an unexpected opening.

• Show off your new products, clients and projects to editors, writers and columnists.

• Hand out flash drives filled with the information. These arelighter and less bulky than press kits for journalists to carryback home.

Tips for journalists:• Come to Meet the Press at least 10 minutes early and find the

table with your name on it.

• Bring your laptop to show off your digital publication.

Tips for everyone:• Don’t forget a stack of business cards, too.

• Be sure to have fun. Meet the Press is a great way to meetother NAREE members.

Is a Great Way toMeet People at theNAREE Conference

The 55th Annual NAREE conference raises questions that can’tbe condensed to an agenda item.

What happened to cities? What is a metroburb? What is thePost-Covid Suburb and what will it look like? Has sprawl wonthe war? Can you find the new boundaries of the exurbs?

Can cities survive the exodus to suburbia? What are the newmethods and tactics of urban redevelopment?

Can public art alone be strong enough to revitalize a transi-tional neighborhood? What is an innovation district?

Has high-rise living topped out? How appealing is the condoelevator when social distancing is considered a matter of vitalsafety by many people?

The work-from-home trend has changed it all.

What’s next for downtowns as many corporationsdownsize their offices? When will office workersreturn to their buildings and are landlords preparedto operate under the Covid shadow?

Can residential conversion of skyscrapers be aviable solution as the nation’s office vacancy rategrows?

Speaking of office vacancy, what does that mean fordowntown restaurants and retailers, who needlunch-time trade? And what is a ghost kitchen andwhy are they popping up all over our cities?

Speaking of thework-from-hometrend, what doesthat mean for homebuilders? Must everynew house have ahome office or two?

What does work-from-home meanfor the apartmentdweller? How aremultifamily develop-ers responding withnew apartments thatmeet the demandsof renters in 2022?

The exterior of buildingsin Miami's Wynwood ArtDistrict became canvasesto enrich the lives of thepublic. Wynwood's popularity has attracted constructioncranes for high-rise residential development.

Why are the Build-To-Rent single-family communities attractingmajor investors who buy an entire community of rental homesthat look like regular, individually-owned communities? Impor-tantly, what does the emergence of Build-To-Rent mean for TheAmerican Dream of home ownership?

The looming Housing Affordability Crisis – how will that playout in 2022? Can home builders accelerate their pace ofconstruction and cure the nation’s inventory problem? Canyoung people accumulate down payments? Will the exodus ofhomeowners from California continue to impact home prices inMiddle America?

Meanwhile, as inflation threatens, we all ask how bad will in-flation get and what will the Federal Reserve do about it? Will

What will we do about climatechange? How will the real estatecommunity respond? In coastalcommunities, such as Miami, sea-level rise is a concern and whatcan be done as water threatenshomes and roadways on thewater’s edge? Controlling thepower of the sea – isn’t that toomuch to ask of humankind?

BONUS QUESTIONThe waterfront construction projectthat is being touted as “the tallestall-residential building south ofNew York” is located in what city?

It’s great to be meeting in person after a year away. But in talk-ing to members planning the trip to Miami, it became clear thatNAREE needed to tweak the meeting a bit for everyone’scomfort as we get together for the first time in the COVID era.

Let's start with Registration -Metropolis Foyer -14th FloorEach registrant is being asked to wear a mask indoors. If youneed one, NAREE will have them at the registration deskthroughout the conference.

When you pick up your badge, bag and conference book, youcan also pick up your bracelet:• Green for it’s okay to come over for at least a fist bump, an

air hug or high five. (Handshakes okay)• Yellow for I’m being cautious about my contacts. (Elbow

bumps only)• Red means let’s keep our distance. (No contact, 3 feet

apart.)

You can also get a corresponding green, yellow or red dot to puton your badge — that way in case you leave your bracelet inthe hotel room, your badge can indicate your comfort level.

NAREE University will be held right after breakfasteach morning and right before lunch on Wednesday. Usuallythese peer-to-peer workshops are held as members sit at theirmeeting room tables eating lunch. But we tweaked the scheduleso we can have meals outside this year.

Meal Areas16th Floor DecksLuckily we are meeting at a Miami hotel with excellent outdooroptions, and we will be maximizing them at this conference.
