for any additional insurance coverages requested by the owner. Q2. Required insurance amounts are not proportional with the scale of the project. Can these be reduced to align with the project scale? A2. Refer to answer 1. Q3. The bid documents state that the subcontractors need to carry the same insurance coverage and amount as the contractor, is this correct? A3. No, the subcontractor is bound to carry the insurance coverage to the extent of the work to be performed by the subcontractor per the General Conditions of the Contract for Construction. Q4. Difficult to bid a job without clear direction on the insurance requirements for all of the bidders. Will this be resolved before bids are due? A4. Refer to answer 1. Q5. Who is responsible for removing all the furniture and records from the building? A5. All furniture and records will be removed by the Owner.

Q6. Structural drawings indicate lintels on the roof level. Is that correct or are there only lintel opening on the lower level and second floor level? A6. No lintel openings are at the roof level. Lintel openings are at the lower level and second floor level.

Q7. Is there any known asbestos in the building? A7. According to the owner there is no known asbestos, we will advise if lead is present.

Q8. Has or will there be an asbestos report provided? A8. Will be requested from owner and included in the next addendum.

Q9. How are permit approvals and release being addressed? A.9 The contractor is only responsible for securing permits, scheduling inspections, and receiving approvals for the work being completed as part of the contract.

Q10. Who covers the cost of the permit? A10. No cost for the permit. The Borough will cover permit cost. Q11. Will an area on the site be allocated for a dumpster to be located? A11. Yes, there will be an area on-site for a dumpster. This will be coordinated with the Borough.

Q12. Will parking be allowed in the Borough parking lot? A12. No, all parking will be on the street. Q13. Is the sawing cutting of the existing lower-level slab solely for the plumbing rough-in and not for an under-slab drainage system? A13. Yes. Q14. Are the areas of the lower-level slab that have been removed for plumbing rough-in required to have concrete poured to close the slab? A14. No, backfill with 6” of clean stone up to bottom of slab elevation. Q15. What is the depth of the elevator pit? A15. The elevator pit depth is 14” below the existing lower-level slab. Refer to A600. Q16. Is a fire alarm system required as part of the base bid? A16. No. Q17. Is a sump pump or drain required in the elevator pit? A17. A sump pump will be used to drain pit. Refer to detail #3 on E-500. Q18. Will a copy of the sign-in sheet and agenda be provided to the bidders? A18. Yes, see attached.

OTHER ITEMS DISCUSSED AT MANDATORY PRE-BID MEETING 1. It was determined that the building would be made available for an

additional site visit on Wednesday June 16, 2021, between 9:00AM and 12:00PM.

2. Pre-Bid sign-in sheet has been attached for the bidder’s reference. Pre-Bid Agenda has been attached for the bidder’s reference. Pre-Bid meeting minutes has been attached for the bidder’s reference.

Reminder that bids are due and will be opened and read out loud on Thursday July 8, by 2:00PM at 500 White Horse Pike, Oaklyn 08107, NJ 08075. The Bidders are responsible to ensure that their bids are delivered on time. The Owner takes no responsibility for bids that are delivered late.

QUESTIONS FROM BIDDERS AND ANSWERS

Questions from Eagle Construction Services

Q1. What is the last date for questions on this bid? A1. The last date for questions will be June 18 at 4:00 PM. Q2. I see no reference to liquidated damages in the

specifications, are there any and if so, how much? A2. Please refer to spec section 008100-B-8.3.3.1 for liquidated

damages requirements. Q3. I see no reference to a maintenance bond in the

specifications, if a maintenance bond is required, kindly advise the percentage and duration?

A3. There are no requirements for a maintenance bond. Q4. As stated: Rough-in sanitary waste and vent (to a height of

4ft. above the floor) “for future fixtures.” Please confirm there will be no domestic water to be installed at this time?

A4. Correct.

Questions from Levy Construction. Q1. Who will be responsible to hire third party testing agency? A1. The Contractor is responsible for third party testing

agencies per spec section 014000-1.7. Q2. Will there be any permit/review fees and who will be

responsible? A2. The Borough will be responsible for any permit/review fees. Q3. Do you know the radius? A3. The radius for the glazing above door #108 is 3’-0”. Q4. Existing sure looks like an unequal pair (picture) Are you

enlarging the opening? A4. The existing ground floor door and opening are to remain.

The opening for door #108 is for a pair of 3’-0” doors that are part of the new vestibule.

Q5. Hardware set on page 12 of alum frame entr-says closers is

that a mistake? A5. There will be no closers at door #108. Q6. Concealed holder/stop may interfere with auto operator? A6. Addendum No. 2 will address holder/stop with auto

Q7. There are some big-ticket insurance requirements on this project. For a project that is so small, this is going to increase the cost. Can you please confirm that the insurance required is a Crime Policy, Pollution Policy, & a Cyber Policy?

A7. Refer to answer to Prebid meeting question above. Q8. Please advise on who is the fire alarm vendor and who is the

manufacturer of the existing fire alarm panel? A8. There is no existing fire alarm system and none to be

$1,000,000 Profession Liability which includes Internet Related

Construct the new vestibule, including removals, new construction, and electrical work.

Construct the elevator shaft, new second floor framing and install

the new elevator and machine room. Provide new electric panels

and extend power to the elevator. Add exhaust fan with reverse-

acting thermostat as scheduled, but with no intake duct, and

exhaust duct extended to adjacent room only (not to brick vent

Rough-frame new partitions. Assume all new door frames will be

knock-down.

The total work area is approximately 3,620 square feet in area.

o Alternate #1 – Rough-in plumbing Rough-in all sanitary and vent (to a height 4-feet above floor)

piping for lower level plumbing fixtures, including the following: • Saw-cut, remove and dispose of concrete slab,

excavate, layout, and install piping for future plumbing

fixtures.

• Connection of new piping to existing sanitary line.

• Inspections and approvals from local plumbing subcode

official.

• Backfill after plumbing subcode approval with clean

stone up to bottom of slab elevation.

o Alternate #2 - Rough-in electrical and data outlets in walls, and provide temporary lighting as indicated on drawings.

Wall rough framing will be completed by the general

contractor.

Install outlet boxes with conduit to 6-inches above

future ceiling height; blank plate all outlet boxes.

Relocate existing 2’x2’ lighting fixtures on lower level

and mount to existing plaster ceilings, in quantities

shown below. Wire to new electrical panel and provide

surface mounted switches and wiring. Note that new

ceilings are not part of the Base Bid or this Alternate.

• Lower Level:

• Men’s Room – 1 fixture

• Women’s Room – 1 fixture

• Corridor – 3 fixtures

• Lounge – 3 fixtures

• Stair Landing – 1 fixture

• Upper Level:

• Activity – 6 fixtures
