This year’s Club produced over $13 Billion in commercial real estate transactions and the Board was proud to honor our award winners for their outstanding achievements! The high energy and the positive atmosphere in the room were truly inspiring on such a celebratory evening.

SituationDigitec Medical’s lease was expiring in less than 12 months, and they were paying substantially above market. Also, Digitec Medical required improved lighting and a climate-controlled warehouse.
ResultNAI Brannen Goddard was hired by Digitec Medical Corporation to evaluate the market and determine the proper strategy in dealing with the lease renewal. Through its market leverage, NAI Brannen Goddard was able to convince the existing owner, Raco, that they were about to lose their largest tenant in the park. Hence, Raco reduced Digitec Medical’s rental rate by 25% and gave them three months free rent. Furthermore, Raco spent over $150,000 by adding new energy-efficient T-5 lights to the warehouse and a humidity control system that keeps the temperature at 75°.

Digitec Medical Service Corporation is a sales and service organization focusing on breast imaging. In 1998, Digitec combined the sales and service groups into one location in Lawrenceville, Georgia. As the only viable company in the industry to focus solely on mammography, Digitec Medical is the ultimate resource for mammography systems, service, parts, support, training, and knowledge.
SituationMetso had two 40,000 SF facilities that were not contiguous and both leases were set to expire in 12 months. Each facility had $3 million dollars of infrastructure that would make it near impossible to move.
ResultNAI Brannen Goddard was hired by Metso to evaluate the market and their real estate alternatives. NAI Brannen Goddard completed a thorough market study and through NAI Brannen Goddard’s market leverage, the owner was convinced that another Landlord would assume Metso’s move cost. Hence, the Landlord gave Metso a 20% reduction in rent, three month’s free and $200,000 in tenant improvement dollars.

SituationGeodis Wilson was occupying 64,000 SF with 12 months left on a lease. Due to being awarded two large accounts, Geodis Wilson needed to expand by 20,000 SF but wanted to take the space in gradual increments.
ResultNAI Brannen Goddard who represents Geodis Wilson nationally was able to locate an ideal facility within the target area boundaries. Through market leverage, NAI Brannen Goddard was able to structure an aggressive deal that allowed Geodis Wilson to lease only 64,000 SF for two years of a five-year lease allowing them to grow into the balance of the 84,000 SF.

SituationDue to a slowing economy, Armor Packaging was in need of reducing overhead. In addition, Armor Packaging determined it could function efficiently in approximately 30% less space.
ResultWith 12 months left on the current lease, Armor Packaging hired NAI Brannen Goddard with the “marching orders” to look for a new facility that was 50,000-60,000 SF. Armor Packaging was convinced that there was no possible way their existing Landlord could be convinced to give them enough rent savings to make sense for them to renew.
NAI Brannen Goddard completed an extensive market search and obtained several very aggressive proposals. With these aggressive proposals, NAI Brannen Goddard convinced Armor’s existing Landlord they were going to move. Hence, the existing Landlord restructured Armor’s lease giving them a 30% rent reduction that was applied to the existing term left on the lease and the new lower rental rate was locked in for 10 years with modest 2% increase. Additionally, the Landlord gave Armor $75,000 in tenant improvements.

SituationThe Pinnacle Data Systems lease was coming up in 12 months and like many tenants, they had signed the original lease in a “Landlord’s” market. In addition, Pinnacle had over $2 million dollars of infrastructure located in the facility that would be almost impossible to relocate. Increasing the complexity of the situation was that the park Pinnacle was located in was under contract to an investor.
ResultNAI Brannen Goddard was hired by Pinnacle to evaluate the market and determine the proper strategy in dealing with the lease renewal. Through its market leverage, NAI Brannen Goddard was able to convince the existing owner and the potential new owners that they were about to lose their largest tenant in the park (Pinnacle made up over 20% of the entire park). Hence, the owner reduced Pinnacle’s rental rate by 20%, gave them three months free rent and $150,000 in tenant improvements.
