HOW DOES THE PRIVATE LENDER PROGRAM WORK?

Essentially, we allow you to take control of your investments, IRA’s, and retirement accounts to safely build wealth, rather than settling for meager 2-4% returns.

SO, WHAT IS A PRIVATE LOAN?

A private loan is basically a loan made to a real estate investor that is secured by real estate.

When you make a private loan, you are given a mortgage that secures your legal interest in the property thus securing your investment. We are not talking about high Loan-To-Value (LTV) ratios the banks and savings and loan institutions make on homes (which is what got them in trouble). All of our private loans that we offer our Private Lenders are low LTV ratios to increase security of the loan.

As an example, a typical deal might be a property that was last sold for $260,000 which we have now purchased for $68,000. See “Our Projects”

As our standard, LTV ratios are usually under 70% of the value of the property securing the loan and frequently as low as 50% to 55%. This means additional security on the investment for you so you are always in a good position.

As an example, if we purchase a property that is valued at $100,000, our Private Lender will typically loan at the most $65,000 dollars on the property. That’s a 65% loan-to-value ratio.

Our low LTV approach is much more safe from that taken by conventional lenders who routinely lend 80-95% LTV, often leaving no wiggle room should the borrower default on making the payments. We work with a large LTV cushion to protect you.

You, as a private lender, will typically not lend more than 70% LTV which is a very conservative number aimed at providing a cushion to work under. As a lender, it is in your best interest to minimize risk and maximize return, and this is why a loan should usually not be made without a 30% safety net.

•Average price per square foot for Miami FL was $182, an increase of 11% compared to the same period last year. The median sales price for homes in Miami FL for Apr 14 to Jul 14 was $217,100 based on 2,890 home sales. Compared to the same period one year ago, the median home sales price increased 11.3%, or $22,100, and the number of home sales decreased 18.4%. There are currently 9,628 resale and new homes in Miami on Trulia, including 29 open houses, as well as 22,457 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Miami FL was $473,979 for the week ending Jul 16, which represents a decrease of 0.3%, or $1,303, compared to the prior week. Popular neighborhoods in Miami include Coral Way and Wynwood - Edgewater, with average listing prices of $592,496 and $528,397.

Making real estate loans is a widely accepted use for IRA’s and other Retirement Plans. However, most people do not know that you can make private mortgage loans using the funds which are already in your IRA’s and other retirement plans rather easily.

WHAT YOU NEED TO DO FIRST

If you have an IRA or retirement account that you want to begin using to earn better returns as a private lender, there are two things you should do:

Fill out our Private Lender Questionnaire so we can provide you the information you’ll need to make a well informed decision.

ENSURE THAT YOU ROLL YOUR IRA OVER INTO A “SELF-DIRECTED” IRA ACCOUNT.

In order for you to use retirement accounts for loans they must first be administered by a third party custodian. We have many clients who are very happy with a company called Equity Trust Company. You can visit them on the web at http://www.trustetc.com/. Neither DC Fawcett or Sunbiz Capital has an interest in Equity Trust Company.

After selecting your custodian, you simply send a transfer form to them and they’ll do all of the work for you. Or, if you work with Guidant Financial, you have what’s called “true checkbook control” and receive a checkbook from which you can write checks directly from your IRA account, without the sometimes lengthy custodial approval process that goes with so many other custodians. Once you’ve done that you are ready to make private mortgage loans.

A SIMPLE PROCESS

As you can see, the process of using your IRA to earn better returns as a private lender is much more simple than it seems.

Roll your IRA over into a Self-Directed IRA using the custodian of your choice, and you’re good to go.
