Location Sydenham Hill is an affluent locality in
Lewisham, South East London and it also
forms the boundary between the London
Borough of Southwark, London Borough of
Bromley and London Borough of Lewisham.
It is approximately 6 miles from central
London (Zone 3).
Sydenham Hill is one of the highest points
in London and home to numerous open
green spaces. These include Sydenham
Wells Park (0.3 miles), Mayow Park (1.3
miles) and the 22 acre Sydenham Hill Wood
(0.2 miles) which also leads to the green
spaces of the Dulwich Estate, including the
Dulwich and Sydenham Hill Golf Club.
Crystal Palace Park is also within walking

home to the Crystal Palace Museum, the
Maze and the famous Crystal Palace
athletics stadium.
There are many local primary schools in the
area. Sydenham Junior School, located less

Situation The property is situated on and fronts Sydenham Hill, which runs between
Forest Hill to the north east and Crystal Palace to the south west. Sydenham
Hill is set within a leafy residential neighbourhood. The well known gastropub,
the Wood House is close by, at the top of Crescent Wood Road, a short walk
from the property.
There is a pedestrian route which runs from Sydenham Hill station to the top of
Crescent Wood Road. It is a circa 6-minute walk from the property to

pharmacy and petrol station. There is a large Sainsbury's supermarket and
petrol station in Lower Sydenham. To the north of Sydenham Hill and easily
accessible by bus/bicycle or car are the popular areas of West Dulwich and
Dulwich Village. Within Dulwich Village and West Dulwich there are many local
amenities including Gail’s Bakery, Pizza Express, Dulwich Picture Gallery and
the Dulwich Farmers’ Market.
Further amenities can be found on Wells Park Road and Kirkdale which lead

Description The property comprises of two buildings on site. The smaller period
building to the front of the site is a direct result of the development
boom of the area in the 1850s and was built in circa 1855. It was
originally known as Highfield House and is a classic Victorian villa. It is
locally listed by Lewisham council.
The property is built of multicoloured stock brick with a hipped slate roof
with deep eaves soffit. It is set over three storeys plus basement and
has been converted to accommodate the elderly. The building consists
of 11 (9 en-suite) sheltered housing bedsit rooms and communal
rooms. There is a small garden to the front of the building and slightly
larger grass garden to the rear.
There is a second, larger purpose-built building to accommodate the
elderly to the rear of the plot. It is of modern brick construction with a

28 Sydenham Hill, the smaller building to front of the site, is a "locally listed building" but
the site does not fall within a conservation area.
The site has potential for development for a variety of alternative uses, including residential,

subject to planning and usual consents. 28 Sydenham Hill was closed as a care home in 2007
and 28a Sydenham Hill closed in 2014.

Sydenham Residential Market While the area has seen considerable capital growth over the past few years it is still comparatively affordable
compared to its immediate neighbouring areas such as Dulwich Village and West Dulwich. Together with its
