The project is being developed on the total plot area of 46,327.7 m 2 . The built up area is 1,49,737.04 m 2 . The development is to be done is in accordance with Patna Master Plan 2031. Considering the above; the existing land use is not expected to get altered due to construction of proposed project. The Project is designated under Category “B” and falls under Item 8(a) (Building and Construction) of the Environmental Impact Assessment (EIA) Notification of September 14, 2006 and its amendments. Summary of Land Documents is attached as Annexure-VII. 2. SITE SURROUNDING & CONNECTIVITY The proposed project site is in Patna city. It is surrounded by populated area such as Ranipur, Paijawa, Sumitra Nagar, Begampur within 5km of the area of proposed project site. The project envisages construction of dwelling units, commercial community and temple community. The building will have one basements and stilt for services and parking purposes and 15,921.437 m2 areas is to be developed as landscaped. The area details are given in Table-3.

5. POPULATION DETAIL Total population of the proposed commercial project will be 5,152.2 which include the population of residential population, commercial population, Visitors & Floating Population. Breakup of the population is given in Table-5.

6. DESIGN CONSIDERATION The project structures have been designed after due study of the local architecture. The project area is developed and bears significant architectural aspect. Likewise, the plot has been planned with modern design and facilities with large stretches of open spaces. Design Criteria:

Eco-friendly environment by providing maximum green space, lawns, trees and shrubs.

Utilizing maximum FAR and height as per Building Bye -laws and fire regulations.

Modular planning by adopting grid system to achieve flexibility in design and parking in basement area.

Provision of maximum light and ventilation to all spaces.

All efforts will be taken to make the building in accordance with the green building concept by using various techniques.

7. ROAD & PARKING DETAILS Internal Road - Project has maximum 6 meters wide drive way inside the proposed project. External Road – NH-30 is at approx. 30 meter in South Direction Entry/exits provided in the Building Premises – 1 entry/exit for proposed group housing project in South. Parking Details – The total parking space required is 31,998.22 SQM and proposed is 31,987.7 SQM. The details of parking required and proposed are given below:-

LANDSCAPE DEVELOPMENT Increasing vegetation in the form of greenbelt is one of the preferred methods to mitigate air pollution. Plants serve as a sink for pollutants, reduce the flow of dust and reduce noise pollution. Calculation of green area for proposed project is given in Table-7. Table-8 indicates various suggested species to be used in greenbelt development.

9. WATER REQUIREMENT, SUPPLY AND DISTRIBUTION Water Requirement for the proposed project is discussed below. 9.1 Water requirement during Construction phase Water requirement during the Construction phase will be met by treated water from CSTP /Private Water tanker suppliers. 9.2 Water requirement during operation phase Water requirement during the operational phase will be met through Municipal supply or by Ground water after taking permission from CGWB.. The total water requirement for the proposed project has been estimated to be 728 KLD. This includes domestic water requirement, flushing, landscaping, DG and for firefighting tank. The total fresh water requirement is 417 KLD which includes domestic water & first time Fire-fighting water requirement. The water requirement for flushing, landscaping and DG Cooling will be met through treated water from STP in operational phase. Details of break-up of water requirement are given in Table-9.

9.4 Reuse of Treated Water:

Total waste water generated is 502 KLD, which will be treated in the onsite STP of capacity 1.2 times higher than the waste water generated i.e.610 KLD. The treated water available is 402 KLD @ 80% of generated waste water from domestic and flushing and it will be recycled and re-used for flushing, DG Cooling and irrigation of landscape area. During the non-monsoon season, treated water i.e. 402 KLD will be used in Flushing, DG Cooling & landscaping management, so, project has discharge of 100 KLD in Non Monsoon season but during the monsoon season, as there will be fewer requirements of water for landscaping i.e .40 KLD, and the excess treated water depending up on requirement either will be discharged into the sewer line. The details of recycled water uses are provided in Table-11 below.

Monsoon Season 402 KLD 174 KLD 40 KLD 48 KLD 140 KLD Wastewater Treatment Scheme The waste water generated will be treated in the Sewage Treatment Plan, and the capacity of Sewage Treatment Plant (STP) will be 1.2 times higher of waste water generated as per CPCB norms i.e. 610 KLD. The proposed STP is based on Fluidized Aerobic Bio-reactor process based on the FAB process. Dual Plumbing Scheme Water Supply scheme has been designed as Dual Plumbing. Dual Plumbing refers to the system when the toilets and urinals are served by recycled water while the remaining fixtures are served by potable water. This co-existence of the two systems requires extra caution to prevent unauthorized plumbing modifications that can lead to a cross-connection between recycled water and potable water systems.

10. STORM WATER DRAINAGE The storm water disposal system for the premises shall be self-sufficient to avoid any collection/ stagnation and flooding of water. Maximum harvesting will be done within the site. Therefore, it

has been decided to provide sufficient rain water harvesting at selected locations, which are liable to catch the maximum run-off from the area. Following are some measures for Storm water disposal:

1) Since the existing topography is congenial to surface disposal, a network of storm water pipe drains is planned adjacent to roads. All building roof water will be brought down through rain water pipes.

2) Proposed storm water system consists of pipe drain, catch basins and seepage pits at

regular intervals for rain water harvesting and ground water recharging.

3) For basement parking, the rainwater from ramps will be collected in the basement storm water storage tank. This water will be pumped out to the nearest external storm water drain.

4) The annual rainfall intensity of 40 mm/hr shall be considered for designing the storm water drainage system.

5) The entire site is provided with extensive planned underground drainage system with

gravity connections to the Recharge pits. Overflow from last Recharge pit shall be connected to water Drain line. The arrangement provides appropriate protection to the site against flooding.

11. RAINWATER HARVESTING Rainwater harvesting is the activity of direct collection of rainwater. Collected Rainwater will be stored for direct use or for recharging the groundwater. Rain Water Harvesting is the technique through which rain water is captured from the roof and paved surfaces and stored in sub-surface ground water reservoir by adopting artificial recharge techniques. Advantages: To meet the ever increasing demand for water. To avoid flooding of roads. To augment the ground water storage and control the decline of water table levels. To reduce ground water pollution. To improve the quality of ground water. To reduce the soil erosion. To supplement domestic water requirement during summer, drought etc. Improves the quality of ground water through dilution when recharged to ground water.

In saline areas, rain water provides good quality water and when recharged to ground water, it reduces salinity and also helps in maintaining balance between the fresh-saline water inter-faces.

12. POWER REQUIREMENT The total electrical load demand has been estimated to be 5900 KVA. The possible sources of power will be Sate Electricity Supply.. In case of power failure, 5 DG sets of total capacity of 4000 KVA (3*1000+2*500) will be provided. The DG sets are water cooled type.

The DG sets are being provided with acoustic enclosure. Adequate stack heights of D.G. Sets is provided as per the stipulated guidelines of Central Pollution Control Board (CPCB) to facilitate natural dispersion of exhaust gases as the calculation for the stack height is given below considering height of the building. Calculation of DG Stack Height:

H = h + 0.2 √ (capacity of DG in KVA.)

Where: H = Total height of stack in meter. h = Height of the building in meters where the generator set is installed. KVA = Total generator capacity in the set of KVA. For DG set of 500 KVA H = h+0.2 √500 H = h+0.2 x 22.36 H = h+4.47or say 4 meter We suggest 6 meter above the max. Height of the building.

13. SOLID WASTE GENERATION AND MANAGEMENT The project will adopt a systematic approach for solid waste collection and disposal. Solid waste generated from the project will be collected properly and will be managed as per Solid Waste Management Rues, 2016 The domestic solid waste will be generated by the residential population, commercial population and floating population, pertains to the two categories, Bio-degradable and Non-biodegradable. These solid wastes will be collected separately by putting three types of separate bins at the source of generation. For the biodegradable waste green bins will be provided, for the recyclable waste white bins and for the non-biodegradable waste black bins will be provided. It is estimated that maximum solid waste generation would be about 1,945.8 kg / day and 365.456 kg/day of sludge (wet basis). Following solid waste generation rate has been considered as given in Table-14.
