Mileages (approximate) Petersfield 5.5 miles Winchester 18 miles Summary of Accommodation Sitting room Kitchen/dining room Utility room Cloakroom 3 double bedrooms Bathroom with separate shower Garden Large shed Off street parking for two cars Description Situated at the end of a delightful terrace this period cottage has been sympathetically and tastefully extended to offer stylish, bright and spacious accommodation in a wonderful setting. The added convenience of a downstairs cloakroom, generous utility room with butler sink, lots of storage and space for appliances are notable. On the ground floor there is a sitting room with a wood burning stove in the fireplace. A generous kitchen/dining room with a range of fitted cabinets, granite work surface, and ‘Stoves’ range, offers flexible entertaining space and leads to a utility room, cloakroom and the garden. Upstairs the three double bedrooms look out either south towards the River Meon, the village church, or Park Hill which is an imposing backdrop to the property. The bedrooms are served by a generous bathroom which features a free standing bath and contemporary shower stall and also enjoys views towards Park Hill.
There are high speed broadband and satellite TV connections. Garden The secluded garden has many different sunny areas throughout the day and a terrace close to the house. Various shrubs give colour and there is an impressive, large solid timber outbuilding which could perhaps be converted into a workshop, studio or home office, subject to the necessary consents. The volume might allow a mezzanine floor or loft for storage. There are separate rear sheds for the gas cylinders and logs.
There are two off street parking spaces which are rented from the local authority for a nominal annual sum and accessible from a lane off the road through Frogmore. An adjacent area of agricultural land is available, greater in size to the plot on which the cottage and garden stand, which could be used for keeping small livestock or a vegetable garden. Situation The cottage enjoys a tranquil and idyllic setting adjacent to the River Meon (a trickling stream) and is next to open countryside with native wildlife hedgerows.
East Meon is in the South Downs National Park and a conservation area. It has a thriving community, village shop with post office, historic church dating from the 11th Century, well regarded village school, playgroup, two pub/restaurants, cricket pitch and many sporting activities.
