Introduction:
Home affordability for the average person is becoming no more than a dream, as construction
costs continue to spiral out of control across the entire building industry, be it residential,
commercial or industrial properties the story is always the same, costs are on the increase and
becoming less affordable for the majority of people.
Not only is construction affordability rising beyond reach for the masses its becoming
increasingly difficult for developers, construction and building companies to make reasonable
profits. High cost for labor and building materials has an effect at every level in the industry
from the developer, builder, right through to the end user. We have all see projects that are

Our system targets both the manufacturing of building materials and how these materials are
used within the construction process itself. This new advanced building system is not only
superior, reducing build times by up to 70%, it's also extremely cost effective, affording savings
on construction starting at around 30% to 50% below normal conventional building costs.

System Overview:
Universal Building Solutions technology comprises of a rigid cellular fire retardant high quality
insulation material (EPS) designed to act as a integrated form-work. Our advanced technology
includes, columns and beams, flooring, wall, ceiling, and roofing systems. (It's a total building
system)
UBS combines normal engineering practices within a new superior construction method know as
a Integrated Building System (IBS). IBS provides greater flexibility in all aspects of construction
enabling Architects and Engineers to design lightweight yet structurally stronger Eco friendly
energy efficient buildings. Engineered originally for green energy efficient Eco friendly housing
construction, UBS advanced production manufacturing processes can now provide products to
suit all construction requirements.
The system can be engineered specifically for earthquake and cyclone regions with ease,
our technology is based on normal column and beam engineering principals that enables
construction companies to complete projects up to 70% faster, structurally superior and less
expensive buildings.
Versatility
UBS building system can be combined with normal construction methods to help speed up
construction build times and reduce the dead load weight of a building. (less weight means you
can reduce costs within the substructure required to support a building)
A simple example would be, if UBS wall block were used to infill walls on multi story
buildings, which would not only greatly reduce weight. It would speed up the buildings
completion date and provide energy efficient walls that would lower heating and cooling costs,

Base materials used to maufacture UBS Construction Products
EPS: what is EPS ?
Expanded Polystyrene insulation (EPS) is a lightweight, rigid, closed cell insulation. EPS is
available in several compressive strengths to withstand load and back-fill forces. This closed-cell
structure provides minimal water absorption and low vapor permanence.
Commonly used as insulation for walls, foundations and roofing, there are many benefits to
selecting EPS products:
• Long-term R-Value (“R” is the resistance to heat flow)
• Energy efficiency
• Constant thermal resistance

• No growth of bacteria, nor will it decay over time

EPS Insulation is composed of organic elements – carbon, hydrogen and oxygen – and does not
contain chlorofluorocarbons (CFCs) or hydro chlorofluorocarbons (HCFCs).
EPS : R - Value (the capacity of an insulating material to resist heat flow, the higher the R -
Value the grater the insulation Factor)
XPS : what is XPS ?
XPS stands for Extruded Polystyrene. XPS foam board is essentially liquefied then molded and
compressed Styrofoam. XPS panels can come un faced or faced typically with a foil air/vapor
barrier. The R-value is about 5 per inch. This type of rigid foam won’t absorb water and can act
as an semi-impermeable vapor barrier. UBS recycles all its waste EPS from it product
manufacturing process and turns it into products used within the construction industry. This
procedure maximizes profits and eliminates waste which is helpful to the environment.
MgO : what is Mgo ?
Magnesium oxide or MgO is used as a basic refractory material for crucibles and as a principal
fireproofing ingredient in construction materials. As a construction material, magnesium oxide
cements have several attractive characteristics: fire resistance, moisture resistance, mold and
mildew resistance, and strength.
Before the widespread 20th century use of Portland cement magnesium oxide and magnesium
chloride based cements were numbered amongst the world’s popular cement products. Once the
introduction of Portland cement essentially cornered the market in the latter part of the 19th
century, serious public health issues began to be quietly recognized, documented, and
scientifically verified as being directly linked to the use of limestone/gypsum based cement and
concrete products. In contrast to this sobering reality magnesium cements have consistently
proven to be superior in strength, versatility, and environmental integrity
Availability and Benefits of Magnesium/Phosphate based cements:
Magnesium deposits exist in abundance in every corner of the earth and cover roughly 8% of the
world’s surface. Depending upon where they are mined, magnesium oxide and magnesium
oxide/magnesium chloride cements require only 20% - 40% of the energy required to produce
Portland cement. Phosphates are available from many sources ranging from phosphoric rock to
animal wastes and fermented plants, which historically were used to “react” with various oxides
to produce these environmentally friendly, non-toxic cements.
Why dose UBS use these materials to manufacture it products
Expanded Polystyrene foam (EPS) is a versatile plastic insulation product offering excellent
insulation properties at a low cost, available in a wide range of densities for residential
commercial and industrial applications such as foundations ,walls, ceilings and roofing materials.
UBS standard block system has a R-Value of 7.4 and is available in custom blocks and panels
that are designed to make all stages of construction easier. EPS Contains no CFC’s, HCFC’s,
HFC’s or formaldehyde . It is inert non-nutritive and highly stable , and therefore will not
decompose , decay or produce undesirable gases or leachates.
EPS as a sound barrier and insulator
EPS applications are especially beneficial in diminishing noise transmission in structures such as
hotels, condos, multi-family buildings, theaters and structures built near airports and busy roads.
EPS insulation will greatly reduce both heating and cooling costs of your building, there is no
better insulation than EPS, unlike other insulation materials EPS will not lose any of its qualities
over time.
EPS is 100% recyclable so there is no wasted materials within the manufacturing process .
UBS specially formulated Magnesium Oxide coating (MgO) applied to the EPS system has been
specifically designed to make a positive impact on the environment. Known as MgO it is a
GREEN building product that is used as a -
• Fireproofing additive.
• Alternative to Gypsum board.
• Alternative to plywood.
• Alternative to cement and plaster.

Products manufactured :
UBS has developed a manufacturing system to produce a wide range of building materials from
one fully adjustable versatile plant.
1) Wall block and Construction panel systems
2) Fence panels – including LED lighting where required (panels only 40mm thick)
3) Flooring panels – suspended slab integrated form-work where the underside becomes the
ceiling of the room below.
4) Roofing panels - that can become the ceiling of the room below.
5 )Columns and Beams - sizes as required
6) Under slab pod system – which reduce the amount of concrete used.
7) Magnesium Oxide board (MgO) wall board and MgO structural flooring boards
A number of additional products can be manufactured utilizing recycled and virgin materials if
required, for example:
1) Interior wall insulation (various types XPS & EPS insulation panels)
2) Roofing insulation (XPS & EPS insulation panels)
3) Foundation insulation (XPS & EPS insulation panels)
These additional products can be manufactured out of recycled materials which are produced
from normal operational procedures within the factory (Waste product from cutting mother
blocks into blocks and panels and the EPS left over once the structural core holes have been cut)
When our block are manufactured and the core hole are cut into the building material up to 40%
of the base material becomes waste, UBS has now developed internal processes where this waist
material can be recycled and turned into valuable building products, maximising efficiency and
profits within the business system.
Types of buildings the UBS system can be used to construct
UBS building material and construction systems have been design in such a way that it's
impossible to tell the difference between a building that's constructed from our IBS system and a
building that's been built using conventional construction methods simply by looking at the
building externally. The differences only become apparent once you feel the energy efficiency of
the thermal qualities and the vastly reduced sound penetration between walls our building
system has to offer.
The building (photo above) shows a conventional building on the (left) and a UBS building
system addition built onto the (right) side of the building, our system is so versatile it can
produce building materials for low cost housing up to expensive buildings simply by adjusting
the machinery settings to the type of projects at hand.

system can be used for in construction, Industrial & Commercial factories, warehouses, shopping centers,

The principal has established an operational material coating pilot factory in Long An province
Vietnam to demonstrate the manufacturing process to potential licensees, also within the grounds
of the factory a 2 story display building has been constructed to demonstrate to Engineers and
Architects all the benefits the IBS system has to offer over conventional construction methods.
Four (4) years has been invested in developing and testing all the necessary machinery and
system to manufacture the materials used within this innovative construction system. Intellectual
Property (IBS) Machinery used to manufacture Universal Building Solutions materials are from
the principals own designs and need to be manufactured to UBS specific design specification.

Brick manufacturing processes are causing significant air pollution , land degradation and river
contamination problems around the world as a result the 4 countries mentioned above have some
of the most polluted cities in the world according to the World Health Organization.
These types of pollination is having a dramatic effect on the health of the world's population,
especially in Asian countries which have the most densely populated continent in the world with
over 60% of the world's population.
Governments are now starting to impose strict restrictions on the amount of kiln fired bricks that
can be used within construction projects , therefore construction companies are seeking
alternative Eco friendly ways to complete their projects. These pollutions and health issues are
creating a dramatic strain on many countries health and medical services as well as reduces a
countries ability to utilize its land and waterways efficiently which are needed to grow crops to
feed its people.
Governments are faced with the problem of finding a balance between the construction sector
which is the backbone for development as in many developing countries the annual growth rate
in construction is often considerably higher than the growth of population and gross domestic
product.

enterprise. (Integrated Building System - IBS) Licensee will have the right to manufacture and
distribute UBS products and utilize our IBS construction systems within a specific territory.

Manufactures License Details
1) An annual license fee of US$300,000 will be paid to UBS Advanced Technology.
2) UBS Advanced Technology will supply to licensees the specially designed machinery that
manufactures our construction materials , as a part of the package to purchase the system.
3) All the raw materials and our premixed coating materials will be purchased from UBS
Advanced Technology to ensure the quality of the products manufactured. (Condition of contract
and License agreement)
4) UBS will charge a royalty per square meter on all products manufactured by licensee that are
utilizing our technology.
5) All licensees will trade under the same name and use the company logo to promote
International recognition of the brand and its technology, ie: Universal Building Solutions
Australia (Master License - Country) Universal Building Solutions Perth (Sub License -
territory)
Based on conservative projections licensees have the potential to make substantial returns on
their investment within the first 12 months of operation. (financial assumptions available upon

Delivery Time of Machinery:
100 days after receipt of scheduled payments and completion of the Licensing agreements.

Technical Service and additional costs that need to be allowed for :
This information does not include the costs for -
a) Freight and carriage charges to the buyers factory location.
b) Insurance costs.
c) The cost of additional pipe & valves, switch & wire that may be required at the buyers factory
location.
d) Any additional work site construction costs or modifications to the buyers factory.
2) After the contract is signed, the buyer will instruct the seller all relative detailed requirements
of the base, water and electrical installation instruction, and so forth within the factory by
supplying detailed drawing showing details of the factory layout and services so the seller may
then supply related installation drawings and parameters for the machinery installation.
3) The seller should immediately dispatch technical personnel to the Buyer’s factory to instruct /
oversee the installation and commissioning of the machinery once all the plant arrives at the
Buyer’s factory Location. Only when the Buyer has confirmation the preparation of the factory
site is completed.
4) The Buyer will bear the expense of international round-trip tickets, lodging and boarding,
transport to and from the work site for all supervising technicians.
5) A subsidy for persons dispatched by the Seller during the installation and commissioning
should be transferred by T/T before the dispatching of persons under the standard fee of
US$120.00 per calendar day per person.
6) The quality of above mentioned machinery and products meet the relative standard of
P.R.CHINA.
7) The warranty period is for 12 months from the date commissioning is finished, any damage
caused by, incorrect usage, failure to service, clean or maintain the machinery correctly is not
covered by the manufactures warranty.
Note :
The above additional costs will need to be meet by the buyer as no allowance has been given for
these cost in the initial price quoted.
