KANSAS CITY OVERVIEW The Kansas City Metro was recently named by Expansion Management magazine as one of “America’s 50 Hottest Cities” for company executives looking to expand or relocate their headquarters, back-office operations, or manufacturing plants. The area has also been widely recognized as having the technology, infrastructure, and resources to support companies of all sizes. Well-educated and tech-savvy workers are readily supplied by the University of Missouri at Kansas City, Kansas State University and the University of Kansas. Well known for its spacious parkways and numerous parks and fountains, Kansas City has an excellent quality of life and a unique sense of community.
Kansas City’s economy is recognized as one of the nation’s most diverse with no one sector comprising more than 16% of the overall employment. Kansas City is well known as the home of Hallmark’s global headquarters and as a regional hub of the federal government. This includes the 1.1-million-square-foot IRS Service Center (constructed in 2006) and a 600,000-square-foot Federal Reserve Bank building (built in 2008). These substantial GSA investments are reflective of a long-term commitment to Kansas City and further bolster the market’s stability. In addition, the Federal Reserve’s presence, along with the 600,000-square-foot world headquarters of H&R Block, in downtown and American Century Investment’s 485,000-square-foot corporate headquarters on the Plaza, solidifies Kansas City’s standing as a significant banking and financial center in the Midwest.
Kansas City boasts a highly educated labor force of more than 1 million people. Approximately 32% of the metro area population has a four-year degree, which is 5% higher than the national average. Each year, the Kansas City job market is a magnet for more than 100,000 college graduates from regional colleges and universities. The area’s information technology workforce numbers more than 34,000 and area universities and colleges produce more than 1,000 IT graduates each year. Base on the Mid-America Regional Council (MARC) forecast, the Kansas City metro area is expected to add over 10,000 jobs by 2024: representing an 18% increase. A significant portion of anticipated growth comes from office-using sectors, such as the financial industry.

Fortune 500 and 1000 companies with a presence in the metro include Sprint, Hallmark, AT&T, Interstate Bakeries, American Century Companies, Honeywell, Kansas City Southern Industries, Lee Apparel, Cerner Corporation, Commerce Bancshares, UMB Financial Corporation, Russell Stover Candy and HCA, Inc. In 2014, HCA provided an infusion of $1.6 billion into the local economy and has segmented its Kansas City operations into its own division, one of only twelve throughout the national HCA system. Also contributing to the metro’s stable economy is the federal government, which supplies more than 30,000 local jobs, 6,500 of which are spread among the IRS Processing Center, National Nuclear Security Administration, Marine Corps information technology center, and more.
This concentration of dynamic workers means Kansas City offers an exceptional labor pool and is an indicator of the high quality of life enjoyed by its residents. Fifteen universities and institutions are within the metro area, including the University of Kansas, which provides a continual stream of college students to the market. The area has also become one of the top markets for companies in the animal health industry, with more than 300 animal health companies having a notable presence along the Kansas City-centered Animal Health Corridor, which has become a haven for companies devoted to animal health research and development. It is fueled by graduates from strong veterinary schools such Kansas State University and the University of Missouri.
