LocationEdinburgh is a capital city of global recognition, both from an investment and education perspective. It is the 7th largest city in the UK, with a 2010 population of 486,120 boasting the strongest economy of any city in the UK outside of London and is one of the fastest growing cities in Europe. It is also one of the largest student markets outside of London with four established universities and approximately 47,000 full-time students.

Edinburgh is a UNESCO World Heritage City, internationally renowned for it’s historical buildings and it’s vibrant cultural environment, including its status as UNESCOs first World City of Literature. Its reputation attracts students from all over the world who can capitalise on the wealth of arts, literature, music and sport available in addition to world-class academic institutions .

There are 23 major festivals held throughout the year in Edinburgh with c.5 million attendees. The largest of these is the Edinburgh Festival Fringe which attracts an estimated 2.6 million attendees in July and August. Other festivals and events such as the Royal Edinburgh Military Tattoo, Edinburgh International Festival and Edinburgh International Book Festival and the Royal Highland Show bring additional visitors both from the UK and internationally. The summer festivals attract up to 4 million visitors annually so summer occupancy is notably high across the city with rents often at a premium. Demand for bedrooms is strengthened by the city’s strong language school market operating primarily during July and August.

Situated on the east of Scotland, Edinburgh sits on the main East Coast railway line, with direct connections to London and access to the wider UK rail network. The fastest journey time to London Kings Cross from Edinburgh Waverley is 4 hours and 21 minutes.

In addition, Edinburgh International Airport is 25 minutes from central Edinburgh offering direct flights to destinations including London, New York, Paris, Madrid, Berlin, Amsterdam and Zurich. There have been several new routes announced recently and from Spring 2014 direct flights will be available to Chicago and Philadelphia among others. Qatar Airlines have announced a direct service to Doha with onward connections to destinations in Australia and the Far East.

SituationThe scheme is situated to the south west of the city centre, in an area that has seen significant regeneration in the past decade to offer a strong mix of uses, including office, residential and retail. The property is bounded by Fountainbridge to the north and West Tollcross to the south and east with existing buildings to the west. A substantial number of shops, restaurants and pubs are within easy reach of the site and Edinburgh’s prime shopping area at Princes St is only a 10 minute walk. The historic old town is 5 minutes from the property and offers many student focused bars and clubs, as well as boutique shopping and several tourist attractions.

The scheme has easy access to Haymarket railway station, which is a 10 minute walk and offers direct trains to destinations across the UK, including Glasgow, Aberdeen, Newcastle, Manchester, Birmingham and London. Students of Queen Margaret University to the east of Edinburgh, can travel to the campus by train in as little as 12 minutes. The city’s new central tram network, which is due to open in May 2014, can also be accessed at Haymarket. The convenient town centre location of the property, combined with the excellent public transport links offered give superb access to all of the primary higher education institutions in Edinburgh and this is demonstrated by the range of establishments the students currently choosing to live in this development are studying at.

The property was acquired by the current Vendor in July 2010 and substantially refurbished to its current standard. The refurbishment included a significant overhaul of the scheme and an increased number of bedrooms from 279 to 331 bed spaces. The building comprises ground and four upper floors of purpose built student accommodation across four blocks of varying heights. There are 57 cluster flats comprising 331 well specified non en-suite bedrooms. Internally, each flat comprises four, five or six individual bedrooms with two sets of WC/shower facilities and a kitchen/living area. Wifi has been installed throughout the property.

To the ground floor is a managers suite, bike store and access to the laundry facilities. To the rear of the scheme is external courtyard space which is finished to a mix of hard and soft landscaping. There are 28 car parking spaces.

Many of the University of Edinburgh’s academic buildings are a short walk away. The University of Edinburgh’s George Square campus is approximately 15 minutes walk or a 5 minute bus ride. The Art College is a 5 minute walk and Edinburgh Napier University’s Merchiston and Morningside Campuses are approximately a 20 minute walk. The bus stop immediately outside the property serves direct buses to Napier’s Sighthill campus, Heriot Watt’s Riccarton campus and Edinburgh Airport.

Income The property is 100% let for the 2013/14 academic year and the table opposite sets out the bookings taken. Rooms let on a direct let basis to students are let on short assured tenancies for a period of 43 weeks. There is a gross student income of £1,927,964.

180 beds are currently let for 2013/14 under a short term nominations agreement to the University of Edinburgh.

The accommodation also attracts students from Heriot Watt and Edinburgh Napier Universities and there are referral agreements in place with both institutions. In 2013/14, 45 students were referred by Heriot Watt University and 60 students were referred by Edinburgh Napier University. The remaining beds are let to students studying at various institutions across the city, including Scotland’s Rural College.

The projected summer income including Festival bookings is based on a projected net income of £250,000.

The restrictive planning regime and under-supply of purpose built stock should ensure the city continues to see above inflation rental increases year on year.

The property has an on site management team and is managed by the Mansion Group. It is anticipated that the property can be managed at £1,650 per bed space per annum, which equates to a total of £546,150 per annum.

Higher Education in EdinburghEdinburgh is a globally recognised higher education city boasting four significant universities with a total of 47,085 full time students. The University of Edinburgh (including Edinburgh College of Art) has almost 25,000 full time students, is ranked 22nd in the UK (The Times 2014) and is 17th in the world according to the latest QS World University Rankings. UK-wide, the 2013/14 student intake has been positive and the most recent data from UCAS (September 2013) has indicated that there was a 9% upturn in accepted university places.

The overseas student population has steadily increased over the past decade. There are currently 16,845 international students studying in the city, representing 29% of total HE students which is a far higher proportion of overseas students comparative to the UK average at 19%. This growth looks set to continue with the most recent HESA data showing a 6.4% rise in international students from the previous year. Scotland’s fee exemption policy for EU students continues to support the attractiveness of the city for such eligible students.

Purpose Built Student Accommodation in EdinburghThere is currently a provision of 11,215 purpose built student bed spaces throughout the city, of which 8,375 are university operated and 2,840 are privately owned. The remaining 36,000 students live within HMO’s or at home. This means that only c.24% of full-time students are able to access purpose built student accommodation in Edinburgh.

This supply and demand imbalance is likely to be intensified by an increasingly restrictive and challenging planning environment which will limit future student accommodation development impacting and consequently insulate rents and values of well located existing assets. In addition, we expect a continuation in the trend of migration of students from the HMO sector to purpose built housing as legislation tightens and the price differential between the two remains narrow.

PlanningThe grant of new student accommodation planning permissions is likely to become more challenging in the future. Current planning policy guidelines of the City of Edinburgh Council seek to limit student developments where the result is a student population of 30% or more in the locality.
