The application has been submitted and the plans have been revised to meet design review submittal requirements.
3 Plans.a. Please use a heavier line weight to delineate the existing structures on the site on the Site Plan. Also, use a slightly heavier line weight for other existing elements, which are difficult to see on the print.b. Correct the street label “Berkeley Avenue” to be “University Avenue”.c. Provide dimensioned floor plans and elevations for all proposed structures.d. Show the existing tree trunks and canopies on the Site Plan. Indicate the trees that will be removed.e. Show all underground pipelines on the Site Plan (i.e. pipes to transport H2 from storage to dispensers).

5 Parking. Confirm the number of existing parking spaces to be removed or relocated on the site. Update the Tabulation Form to accurately reflect this.
9 existing standard parking spaces and 1 ADA space will be removed as identified by site notes "#0.30" and "**," and "#0.31" and "**," respectively. 7 new standard parking spaces and 1 ADA space will beadded as identifed by site notes "#1.30," and " #1.31," respectively. The tabulation form has also been updated. Total parking spaces changes from 11 spaces to 10 spaces.

6 Tabulation Form. Please revise the Tabulation Form to reflect changes made in response to all other comments in this letter, and make the following corrections:a. The existing and proposed setbacks appear incorrect. The front of the lot is along Bonar Street, making the east property line the rear, the north property line the street side, and the south property line the side.b. The building height should be that of the tallest buildings on the site, and there should be no change between existing and proposed. Also, since the roofs are flat, there should be no difference between the average and maximum height numbers.c. Leave the usable open space boxes blank or put in N/A, since there no UOS requirements for this lot.d. Check the FAR numbers. FAR is “the quotient resulting from division of the Gross Floor Area of all buildings on a lot by the area of the lot”.
a. The existing rear yard setback has been modifed to be 17.7'. Taking Bonar Street as the front of the lot, the rear yard setback along the east property line is 10% of the lot depth (176.85' maximum), or 17.7' maximum. Currently the existing building is in compliance to be situated 21.8' feet from the rear. According to Section 23E.36.070(C)b, the setback applies only to buildings and not structures like the proposed equipment enclosure. See Sheet C1.0 for the setback line.b. The roof of the existing convenience store is not flat, see attached picture #1. The highest point of the store is about 14' and average building height is about 12.' Since there are no proposed building, the building heights remain unchanged.c. The usable open sapce boxes have been marked N/A as requested.d. The FAR has been updated to be 0.08. The number equal to the building footprint (1,820 SF) divided by lot area (22,829 S.F.).
