The HistoryThis prestigious Rosedale mansion had been operating as a multi-family home for many years. The structure, inside and out, was in desperate need of repair. The property had been owned previously by the infamous Seagram family of Montreal. The architectural bones and location of the building were ideal for redevelopment.

Electrical and low voltage: The building is equipped with a new 400 amp service. All suites have independently metered 100 amp panels. The buildings common areas, including the garage are connected to a separate 100 amp panel and meter. All suites are equipped with independent alarm, cable, HDMI, network and phone wiring systems.
Heating and Cooling: All suites come with their own heating and cooling systems consisting of a ducted hydronic air handler for heat with a standard A/C condenser and compressor. All systems are housed in the ceiling of the laundry rooms. Common areas are heated by electric forced air wall mount heaters.
The Main mechanical room houses all electrical disconnects, phone and cable main runs including the common area 100 amp service panel, the main boiler and 2 x 120 gallon hot water tanks. The Boiler supplies heat to all the suites air handlers and common hot water tanks. All suites have separately controlled hot and cold water lines.
