LOCATION AND DIRECTIONS:

The paddock lies in Earswick on the north east quadrant of the roundabout where the

Northern Bypass crosses the Strensall Road out of York, approx. 3 miles from the City

Centre and 3 miles from Strensall Village.

Access is off the Strensall Road immediately to the South of No. 112 and before the

Roundabout. There is a 12 foot field gate entrance to the paddock. g

DESCRIPTION:

The paddock is permanent pasture and has not been fully grazed for some time but

would soon restore to useful grass for livestock or mowing. There are some old

wooden stables at the East end.

PLANNING DESIGNATION:

The land is currently in the Green Belt with a presumption against development.

However there have been discussions regarding a residential development adjoining the

land to the north and east. Purchasers must take their own advice as to the prospects. SINC DESIGNATION

The paddock has a designation as a Site of Importance for Nature Conservation

(SINC) which is intended to protect the flora and fauna and has restrictions on
