On-site management is provided by MB Real Estate Services Inc. MB Real Estate has achieved prominence as a

handbook is your guide to using these services, and all tenants are encouraged to inquire about any services they
would like to see in addition to those described in the following sections.

Management Office 181 West Madison's Management Office is currently located in Suite 3125, on the
31st Floor. The normal hours of operation are 8:30 a.m. to 5:00 p.m. Monday
through Friday, except holidays.

Please remember, anytime you call the police, fire or emergency medical service,
notify Building Security to ensure that they are properly prepared for the arrival of
the emergency vehicles.
The Tenant is Our Guest Building surveys and questionnaires are valuable tools for any building manager.
They ask questions about current management services and building amenities.
Periodically, you may be asked to participate in a Building survey which asks you
to rate and comment about such services. The results are reviewed and compiled
as they are returned to the Management Office. The Management staff uses the
survey as a guide to help improve and expand upon current services.
Every weekday night, the Building Security staff will check your entrance office
doors while performing their routine building tours to ensure the doors are locked.
In addition, they check for burned-out corridor lights. If you notice a bulb that was
missed or recently burned out, please call (312) 558-3800 and someone will
respond to change that bulb in ten minutes or less.

We encourage you to get familiar with this important communication tool. Please

Service Requests Any request you have can be entered into the work order section of the website.
Tenant Authorized Requestors will receive a log-in and password that will allow
them access to make service requests. Once the service request is entered into the
system it will be transmitted to the appropriate building staff person via a wireless
digital pager. They will do their best to respond within 10 minutes. If you need
instruction on how to use the website please contact the Management Office.
Hot? Cold? MB Real Estate is dedicated to providing you with the highest environmental air
quality conditions available. If your area is too hot or too cold, our engineers can
provide you with immediate professional and personalized service. Just enter a
request on the website or call (312) 558-3800 and a building engineer will be there
in ten minutes or less to make any necessary adjustments. The engineering staff
will even follow-up later to see if other adjustments are needed.
Umbrella Loan It's raining and you forgot your umbrella. No Problem! Just stop at the Lobby
Security Desk and pick up one of the loaner umbrellas. The umbrellas are
available for you and your guests. Just remember to return it to the Lobby Security
Desk and there should always be one waiting for you.
Umbrella Bags In addition to the umbrella loan program, the building will provide umbrella bags
on rainy days. During rainy days, umbrella bags will be available near all building
entrances. Through the use of umbrella bags we hope to minimize floor slickness
and maintain dry lobby floors.
Recycling Programs 181 West Madison has successfully implemented a building-wide recycling
program. Everything placed in the individual blue recycling container under your
desk is automatically sent to a recycling plant for sorting. Tenants are also
provided with one recycle bin for plastic, glass bottle, and aluminum can recycling.
All non-recyclable waste (such as food waste, coffee grinds, etc.) should be placed
in your kitchen trash container. For more information, call the Office of the
Building at (312) 558-3800.
181 West Madison has also implemented a building wide battery and e-waste
recycling program. Batteries accepted in the recycling program are batteries used
most often in households and businesses such as, lithium, cell phone, camera and
dry cell batteries, etc. We have placed a clear battery collection tube in the lobby
near the ATM/mailbox vestibule. Please deposit all recyclable batteries in the
tube. Once the tube is full, batteries will be sent to a recycling facility. Please
contact the Office of the Building for more information on recycling small
appliances, office equipment, computers, printers and toner cartridges.

No Smoking Policy A new Chicago Clean Indoor Air Ordinance was passed by the Chicago City
Council in February, 2008. The ordinance replaces the current law, passed in 2005,
and supersedes the Smoke Free Illinois Act.
The new law is intended to protect the health of patrons and workers against the
dangers of tobacco smoke, including secondhand smoke. Secondhand smoke is
known to cause cancer and heart disease, and "safe" levels of secondhand smoke
have not been identified.
The new Chicago Clean Indoor Air Ordinance regulates smoking in and near the
entrance to all public buildings and enclosed workplaces and facilities. It
establishes an immediate prohibition on smoking in specified public facilities, and
exempts exclusively private residences, some hotel and motel sleeping rooms,
retail tobacco stores and certain private clubs or lodges from regulation.
To accommodate the individuals that smoke, smoking is permitted outside of the
east entrance of the building at least 25 feet away from the entrance. Building
Security personnel will remind individuals who attempt to smoke in the building or
within 25 feet of an entrance that such activity is strictly prohibited.
We are confident that this no smoking policy will serve the common interests of all
tenants at 181 West Madison. We ask for your cooperation in complying with the
no smoking policy. If you have any questions, please direct them to MB Real

Building Signage The building will initially provide floor directory signage with the company name,
suite number and directional arrows. All signage in common area corridors must
be of a consistent quality and design. If you require additional signage to be
installed, please contact the Management Office for costs and further assistance.
Building Access All tenant’s employees will be issued a Building Photo identification card when
they are hired or move into the Building. This card is an important part of our
overall security efforts. All new tenants must return the form on Section XI. A,
(“Security Card Key Form”) indicating all authorized employees that are to receive
a Building Photo Identification card. MB Real Estate is committed to providing
comprehensive security for the tenants of 181 West Madison. To carry out this
commitment, strict adherence to the building access policy must be followed:
7:00 a.m. – 6:00 pm. Monday – Friday
Everyone who has a Building Photo identification card must show it to the security
officers stationed at the first floor elevator lobby. All visitors must check in, by
visiting the Visitor Center or by using the touch screen directory system located at
each end of the lobby desk. After confirming they are allowed access, the visitor
will need to provide proper identification to receive a dated visitor’s badge. It is
recommended that you pre-register your visitors in advance by using our Visitor
Check system which is located through the web site www.181madison.com. This
system allows for an efficient check-in process. Please see Section X for specific
instructions on using the PassagePoint system. If you do not have a password
please contact the Management Office at (312) 558-3800.
6:00 p.m. – 7:00 a.m. Monday – Friday, All Weekends & Holidays
Everyone entering must stop at the lobby desk and have their Identification Cards
checked. Visitors will only be allowed to enter a suite escorted by someone from
that office. Visitors are required to sign in and out and provide valid identification.
Postal Services & Delivery The mail is delivered to each suite on a daily basis. Additionally, delivery
messengers can also deliver packages directly to your office.
Additionally, express mail drop boxes including Federal Express, DHL
(international only), and UPS are located in the lobby on the ground floor, near the
Sundry Shop. Oversized packages are to be taken to the mailroom and not left in
the lobby by the mail slots.
Cleaning Services Cleaning and janitorial services at 181 West Madison are provided by a high
quality contractor that staffs the Building with management input based on
occupancy and Tenant needs.

Presently within the building during the day are a Day Supervisor and a staff of
three, to respond to tenant's needs. At night, after 4:00 p.m., a Night Cleaning
Supervisor is also on duty. Should you wish to contact a cleaning supervisor or
request service, please call the Management Office at (312) 558-3800.
If you need to have a large or unusual item discarded by the evening janitorial staff,
there are multi-lingual orange stickers, available in the Management Office, which
should be affixed to the appropriate items to be discarded.
Heating and Heat, cooling, and ventilation are adjusted to provide comfortable Air Conditioning Services occupancy conditions and are provided free of charge Monday - Friday, 8:00 a.m.
to 6:00 p.m. and Saturdays 8:00 a.m. to 1:00 p.m. upon request. Service may be
supplied on Sundays and holidays at an additional charge. Requests for
information of service should be directed to the Management Office at (312) 558-
3800.
The building policy is to comply with all governmental regulations that may be
imposed regarding energy and/or temperature restrictions. Your cooperation is
appreciated.
After-Hours Heating Heating and air conditioning can be furnished for an additional and Cooling charge, during off-hours, if requested in writing 48 hours in advance by a tenant.
For specific rate information, refer to the building services price list included in
Section VI. The rate is subject to change without notice.
Maintenance Requests Maintenance requests should be made through the web site www.181madison.com
or may be phoned in to the Management Office at (312) 558-3800, which will be
dispatched to the appropriate staff personnel.
Upon the commencement of any maintenance by our staff, a Workorder form
(Section VII) will be filled out by building personnel. Both the tradesman and you
will sign this Workorder when the work is complete. A copy of the Workorder
will be given to you at the time it is signed.
Please note that a Workorder is not an invoice. If the Work order is chargeable,
you will be billed with the monthly rental statement. Maintenance rates are
included on the building services price list found in Section VI.
Shipping and Receiving The receiving dock is located in the alley behind the building, between LaSalle and
Wells Streets. There are five (5) covered loading berths. This area is open
Monday - Friday from 7:00 a.m. to 3:30 p.m. except holidays. If a large shipment
is expected during off-hours, arrangements should be coordinated with the
Management Office at (312) 558-3800. The loading dock may be made available
at other times, by written request to the Management Office.

Each tenant should make arrangements with its own carrier for shipments leaving
the building. If a tenant would like to have freight moved down to the dock, the
Management Office can arrange for this service and will bill the tenant.
All package deliveries must be taken directly to tenant’s offices. Building
personnel cannot sign for shipments, nor can they accept shipping charges.
All freight and service deliveries must be restricted to the freight elevator only, and
are not permitted on passenger elevators.
All deliveries must be removed from the dock area immediately. There are no
facilities for storing shipments overnight and no responsibility will be assumed for
material left in the dock area.
To provide the best service on the loading dock, the following rules should be
adhered to:
The loading dock is available on a first-come, first-serve basis for a thirty (30)
minute maximum delivery time. If the dock is needed for longer than 30
minutes, such as for the delivery of furniture, the Management Office should
be contacted first for approval of the necessary time allotment.
Approved suppliers, (i.e. bottled water, vending machine operators, etc.) will
be allowed to leave their trucks in the loading dock area while they make
deliveries.
There is no room in the loading dock for service trucks servicing equipment
(i.e. telephone or computers.) The dock area is monitored by security and will
not allow extended parking in that area.
Trucks are not to be left “running” while parked in the loading berths.

Major Deliveries Furniture deliveries and moves must be made on weekends or and Moving after 5:00 p.m. on weekdays and must be scheduled through the Management
Office at least 72 hours in advance.
A service elevator can be reserved for a tenant's exclusive use by contacting the
Management Office at least three days prior to the move date. There is a charge
for this service, as a freight elevator operator will be assigned to manually control
the service car.
A certificate of insurance indicating the extent of the moving contractor's coverage,
naming MB Real Estate Services Inc., SPUS6 181 West Madison, LLC as
additional insureds, must be sent to the Management Office prior to the move date.
MB Real Estate reserves the right to reasonably withhold approval of individual
moving contractors.
Moves by company employees are not permitted. Protection of the building
carpets, walls and elevators is required and must be provided by the moving
contractor.
INSURANCE REQUIREMENTS
“Note: All sub-contractors are also responsible for the requirements outlined below,
and their certificates must be on file in the Office of the Building prior to work commencing”.
I. The Service Contractor shall provide the following minimum insurance coverage:
A. Commercial General Liability:
Combined Single Limit - $1,000,000 per occurrence, $2,000,000 annual aggregate per location, and $5,000,000
excess/umbrella.
Such insurance shall be broad form and include, but not be limited to, contractual liability, independent contractor’s
liability, products and completed operations liability, and personal injury liability. A combination of primary and
excess policies may be utilized. Policies shall be primary and noncontributory.
B. Workers’ Compensation - Statutory Limits
C. Employer’s Liability:
With minimum liability limits of $1,000,000 bodily injury by accident each accident, $1,000,000 bodily injury by
disease policy limit; $1,000,000 bodily injury each employee.
D. Commercial Automobile Liability:
Combined Single Limit - $1,000,000 per accident.
Such insurance shall cover injury (or death) and property damage arising out of the ownership, maintenance or use of
any private passenger or commercial vehicles and of any other equipment required to be licensed for road use.
E. Property Insurance:
All-risk, replacement cost property insurance to protect against loss of owned or rented equipment and tools brought
onto and/or used on any Property by the Service Contractor.
II. No insurance policy required under Paragraph I above shall have a deductible greater than $10,000.00

III. Policies described in Sections I.A. and I.D. above shall include the following as additional insured, including their officers,
directors, employees, shareholders, partners, joint venturers, affiliates, successors, and assigns. A GL-2010 Endorsement shall
be utilized for the policy(ies) described in Section I.A. above. Please note that the spelling of these parties must be exactly
correct or the Contract Duties will not be allowed to commence.

IV. Service Contractor waives any and all rights of subrogation against the parties identified above in Paragraph III above as
additional insureds.
V. All policies will be written by companies licensed to do business in the State of Illinois and which have a rating by Best’s Key
Rating Guide not less than “A-VIII”.
VI. Service Contractor shall furnish to the Owner Certificates of Insurance, in form acceptable to Owner, evidencing the above
coverage. Original Certificate(s) of Insurance must be provided before Service Contractor commences Contract Duties or
Contract Duties will not be allowed to commence. MB Real Estate Services Inc and the Owner shall be the certificate holders.
At Owner’s request, Service Contractor shall promptly deliver copies of any insurance policies required to be maintained by
Service Contractor under this Agreement.
VII. Policies of Insurance relating to policies required under this Agreement shall contain the following words verbatim:
It is agreed that this insurance will not be canceled, not renewed or the limits of coverage in any way
reduced without at least thirty (30) day’s advance written notice [ten (10) days for non-payment of
premium] sent by certified mail, return receipt requested to:

Shoeshine/Repair 181 West Madison has an on-site Leather Care Specialist to handle all of your
leather care needs. He can shine your shoes or make minor repairs to any type of

back or go to the suite number requested by you. Please be sure to leave your name
with your receptionist, so that she can direct the Leather Specialist to you.

Telecommunications Current Communications (708) 786-3400
Current Communications is the authorized vendor to install any cable in the
Building vertical shaft space. Tenants are welcome to use any communications
vendor they select, however to maintain control over this critical riser area we are
requiring that all requests be coordinated through them. They will maintain the
integrity of the riser for all tenants. They may also be able to assist you in
identifying cost effective methods by using existing available cables that are
already installed in the riser. Please contact them for all work requiring additional
line installations within the Building.
Parking Garage There is limited parking available in the lower level of the building. Please contact
the Management office. There are also two public garages located on the
Northeast and Southwest corners of Wells and Madison Street. Monthly and daily
parking is available at these sites.

Discounted Parking MB Real Estate has secured discounted monthly parking with Standard Parking at
their public garage located at 201 W. Madison. Our current group monthly rates
are discounted to $390.00 per month, plus a one-time non-refundable $40
transponder fee. Please call the management office at (312) 558-3800 if you are
interested. Please see Section IX for further details and the required form for this
parking. Completed forms must be returned to the Management Office. Prices are
subject to change.
Discounted daily parking coupons can be purchased for the 201 W. Madison
garage from the garage office on the 2nd
floor. Packs of 10 are offered for $180.
Coupons are for 24 hours and valid for 6 months. Building ID or Business Card
showing proof of tenancy at 181 is required.

SECTION V - BUILDING SECURITY
General Information 181 West Madison is staffed with thoroughly trained, licensed Security personnel.
Security personnel enforce building regulations, maintain order, investigate
building alarms, screen personnel entering and exiting the building, and are on alert
for any unusual activities within the building 24 hours per day, 7 days per week.
Security within a tenant's space is the responsibility of the tenant, although Security
personnel will provide assistance when requested. During non-business hours,
Security officers conduct routine patrols of the public areas of the Building at
irregular intervals.
The following pages of this manual list the building rules, regulations and
procedures for various emergencies which, hopefully, will never occur in your
suite or at 181 West Madison.
Please contact the Management Office at (312) 558-3800 should you have any
questions or problems regarding security issues. A complete list of rules and
regulations is incorporated in each tenants' lease document.
Entrances – All entrances open at 7:00 a.m., Monday – Friday.
The east and west lobby doors are secured and locked at 6:00 p.m, and the Madison
Street doors (except for one) are secured and locked at 6:30 p.m.
After Hours Access MB Real Estate is committed to providing the most comprehensive 24-hour per
day security for the tenants of 181 West Madison. To carry out this commitment,
strict adherence to the building access policy must be followed.
Everyone accessing the building must have a Building Photo Identification card.
All visitors are required to check in at the Lobby desk. Please see procedures for
Visitor Registration below. No one will be permitted access to the building
between 6:30 p.m. and 7:00 a.m. on weekdays, all hours during the weekends and
legal holidays unless they possess a 181 West Madison Building Photo
Identification card. This policy enhances 181 West Madison's existing security
system and assists you in keeping your space secure. Cards will be issued at time
of move-in and hiring of any new employees. Replacement cards will be charged
at $20.00 each.
7:00 a.m. – 6:00 pm. Monday – Friday
Everyone who has a Building Photo identification card must show it to the security
officer stationed at the first floor elevator lobby. All visitors must check in and
provide proper identification at the Visitor Center and receive a dated visitor’s
badge.

Everyone entering must stop at the lobby desk and have their Identification cards
checked. Visitors will only be allowed to enter a suite escorted by someone from
that office.
Visitor Registration Visitors are required to sign in and provide valid identification. Tenants should
pre-register visitors on-line through the PassagePoint system. Pre-registration
allows visitors to look up their name on the touch screen directory system located
on each end of the lobby desk and have a dated visitor’s badge printed for building
access. Visitors also may check-in at the Visitor Center at the lobby desk. Please
call the management office at (312) 558-3800 to receive a user id for PassagePoint.

Solicitation For the convenience of our tenants, 181 West Madison maintains a policy that
solicitors are not allowed in the building. We would like to reemphasize this
policy because it is known that some solicitors conduct their solicitation merely as
a pretext to survey tenants' premises for possible theft.
Be aware of the presence of strangers on your floor or in your office suite.
Immediately report this type of observation to the Management Office or to
Building Security. 181 West Madison's Security personnel are instructed to direct
the guests of our tenants to their offices when they ask for that tenant by name.
The "no solicitation" policy is intended to protect tenants from exposure to theft
and to prevent unwanted interruption of their business. Please report solicitors to
Building Security by calling (312) 558-3800.
After-Hours There are often times when tenants are required to work after hours, frequently Security Checks alone. In an effort to ensure tenant security, we ask that all tenants working after
hours call the Security Desk at (312) 558-3806 and inform the guard of your
presence in the building. Thereafter, a guard will visit or phone you on an hourly
basis to make sure you are secure.

Making Security Reports In order to provide an efficient system in reporting security problems (i.e. intruders,
solicitors, need of an ambulance, disorderly person, etc.) the following sequence
should be used for reporting a problem.
On a 24-hour/7 day a week basis call the Security Desk at (312) 558-3806. Make
as detailed a report as possible and give the Security officer at least the following
information:
1. Your name.
2. Your company and suite number.
3. Report the problem; be brief but accurate.
4. If the call is due to an incident regarding a strange person or solicitor, give
Security a description of the person, and the direction the person went after
making contact with you (i.e. to an up or down traveling elevator, to a
stairwell, to the tenant next door etc.)
Should the need arise for an ambulance, follow the procedures listed:
1. STAY CALM and DO NOT PANIC. 2. Call 911. This is the Chicago Fire Department rescue squad. Give the
following information:
a) The name of your company.
b) The BUILDING ADDRESS (181 West Madison)
c) Your FLOOR and SUITE #.
d) Describe the problem.
3. Call Building Security at (312) 558-3806 state your company name/suite
number, and tell them to stand-by for an ambulance.
Security will have an elevator ready for the rescue squad upon their arrival and
escort them to your office.
Tenant Office Security Building Management and Security will make every effort to provide a safe and
problem free environment for its tenants. Individual tenants are responsible for
their demised space.
The following is a list of points suggested by the Chicago Police Department and
other security consulting firms which will help secure your office:
1. Keep corridor doors closed. Receptionist and other personnel nearest your
corridor doors should be alert for unauthorized visitors. Make sure that the
corridor door is closed and locked when leaving at night. Do not depend upon
the door closer when leaving at night. When there is no one in the office, do
not leave the door unlocked, even for a short time.
2. Handbags, coats and other articles of value should not be left unguarded in
reception rooms, even for a few minutes. Portable articles, when left on desks

or in open drawers, or even in unlocked drawers are easy for the expert sneak
thief.
3. If your firm plans to close for a special holiday or plans an early closing on a
particular day, notify the post office to discontinue deliveries. Delivered items
outside the door are a sure tip-off that the premises are unoccupied. Theft from
within the building is possible.
4. Special care should be taken during the times best suited for pilferage - 30
minutes just after opening, at lunch hours, and before closing when there is
maximum movement of personnel and absence from work areas and offices.
5. Notify the Security Desk when loiterers are observed in corridors or
washrooms. Report all peddlers and canvassers immediately.
6. Serial numbers of major office equipment should be recorded to aid police in
recovering property in the event of loss or theft. All calculators and dictation
equipment should be kept in locked storage overnight.
7. Be sure to see that any combination is thoroughly mixed when closing a vault
or safe. Do not leave a memorandum of vault or safe combinations on desks.
8. Building Management is not responsible for loss of tenants' personal property.
Personal items should be locked in a secure area at night or whenever an
employee is away from his/her desk for an extended length of time.
Also, please have all personnel removing items such as office furniture and
equipment from the premises obtain a Property Pass (Section VIII). The Property
Pass is necessary to remove anything from the building, and an authorized
employee must sign the pass. All tenants must submit a Property Pass Authorized
Signature List, located in Section XI. B. Please fill out and return to the Office of
the Building with the authorized names. A supply of Property Passes can be
obtained from the Management Office.
After-Hours Emergency In case of emergency, Security personnel may be required to contact Contact List someone in your office. Please fill out the Emergency Contact List in Section XI.
C. and return it to the Management Office as soon as possible.
