As Acting Estate Director of the Angell Town RMO Board,I want to bring to your attention information on anumber of key issues - rent and service charges, repairsand anti-social behaviour.

Paying your rent and service charges has never beeneasier. You can pay rent and service charges in the AngellTown Housing Office with a credit or debit card and atany Pay Point, Post Office, Olive Morris or on-line –www.lambeth.gov.uk

Angell Town RMO has ended their Lambeth GeneralRepairs Contract with Morrisons. This was due to poorperformance, high levels of complaints and failure tocomplete repairs on time. The Housing office askedtenants to inform the office of any outstanding repairs.As a result Angell Project was set up in September 2015to eliminate outstanding repairs, achieve improvedresident satisfaction and achieve the target for repairscompleted on time.

Following the completion of the Angell Project, KNK wereappointed pending the procurement of the responsiverepairs service.

You must inform the housing office of any damage to theproperty or any repairs that are needed.

You are responsible for the behaviour of those livingwith you or visiting your home, including children. Pleaseensure that you, people in your household or yourvisitors do not behave in an anti-social way.

You must report any anti-social behaviour to the housingoffice or the police in confidence.

Gardening Time atANGELL TOWN RMO

A gift from the Chelsea Flower Show...London Mayor Sadiq Khan was one of the first to visit AngellTown’s new garden , imported direct from the world-famousChelsea Flower Show into a green patch in the heart of ourestate. Every plant from the Royal Horticultural Society exhibithas been saved - the only part that did not make the trip was apotting shed made out of an old container .

Planting was carried out by a team of volunteers and some 100residents, headed by Simon Ghartey , founder of the socialenterprise Progress. Simon, and some of our residents, hadhelped install the show garden at Chelsea .

The garden will be supported by the Royal Horticultural Societythrough their "It's your neighbourhood " scheme

which provides help from RHS advisors.

A short walk away from the new flowergarden is the vegetable patch, createdfrom a weedy tangled mess by theefforts of residents. Among theproduce are tomatoes and chillies.

Simon is hugely involved in this as wellas he conducts regular free vegetablegrowing sessions there with residentsof all ages.

The Big LunchA HUGE SUCCESS

The third annual Big Lunch wasagain a great success, with largenumbers of residents attendingat various times throughout theday.

Besides the abundance of food,there were lots of activities forall ages, from face painting forthe youngsters, which provedextremely popular, and a DJ andmusic for everybody.

The planning and organising ofthe event was carried out byresidents through theCommunity Development

Sub-Committee. They also tookpart on the day by serving thefood , providing the music andDJ, clearing up, and puttingaway the tables and chairs.

Finance Manager ErnoldRamsay said : " The event hasalways maintained a positivevibe with the residents andprovides the opportunity forthem to forge relationships."

Community Trade

Angell Town residents were given theopportunity to build their entrepreneurialskills at the Community Trade Fair by tradingtheir goods and services to the general public.This is the prime purpose of the Fair, whichattracted an attendance of more than 100.

The Fair also enables residents to networkgenerally.

Another theme of the Fair is to ensure there isfun for the youngsters, including facepainting, dancing contests, funfair rides, andSalsa lessons.

The opportunity was also taken to carry out asurvey among attendees and this revealedthat the Fair was viewed extremely positively.It also showed that there was a goodatmosphere and that the volunteers on dutywere extremely friendly.

The only non-positive point made in the survey was that the Fair wasregarded as a private function despite the fact that it is open to thegeneral public. This will be remedied for the next Community Trade Fair.

All the costs of the Fair were underwritten by various sponsors, towhom Angell Town offers grateful thanks.

Join the fight to beat flytipping at ANGELL TOWN ...

Angell Town has had a problem with fly-tipping on theestate for some time now.

One of the proposed measures being taken to curb this isto install two designated collection points and additionalCCTV cameras at Peckford Place.

The two areas will be gated and locked. Residentswanting to put out bulky items will need to contact thehousing office beforehand to arrange for the gate to beopened.

Anyone found to be disposing of bulky items withoutprior arrangement or at an unauthorised location will beprosecuted.

Initially, the collection of bulky items will need to bedone every Tuesday between 10am - 4pm. Bulky itemsinclude beds, mattresses, sofas, fridges, etc.

Margarette DavidsA ‘hands on’ Chair whosechanges were beneficial to all, says Finance ManagerErnold Ramsay

Margarette was a bubbly person with a vibrant personality,who had strong convictions for the things she believed in.

Margarette had been the Chair of Angell Town RMO since2012 and during her time as chair she made a positivecontribution to the organisation and to the residents.

She had the charisma to engage with the community andpublic audiences alike. Plus, she was very passionate aboutimproving the estate and the organisation’s relationship withthe community.

This translated into her endorsement of putting on annualcommunity events like The Big Lunch and the CommunityTrade Fair, which lead to the employment of a communityengagement officer.

She wanted to ensure all sections of the community werecatered for. She endorsed the After School programme forchildren on the estate.

She was a hands on Chair and actively got involved wth theorganisation whereever she could. This involvement was notonly in relation to her attending the monthly boardmeetings, but also attending and leading on many of thesub-committee meetings.

She worked tirelessly behind the scenes. So she could befound at home drafting action plans and proposals, engagingwith consultants and speaking to the staff on a daily basis.

She was instrumental in bringing aboutchange to the organisation - homing inwhere the weaknesses were apparent.

Equally she was adamant that staff betrained adequately and that thisturnaround be rubber stamped withNFTMO kite-mark.

Much of her effort was concentratedinto ensuring that residents weregetting a quality repairs service. Thisinvolved her actively taking part inweekly meetings, making sureprogression was being made and takingearly action where this was not thecase.

Margarette’s invaluable involvementwith the organisation made a greatimpact on board members, staff,council officers and the Angell Towncommunity as a whole.

After a two year absence, St John’s Primary Schoolis back in Angell Town - and very welcome it is,with its new three storey purpose built building.

Hundreds of parents and other locals werepresent for the official opening ceremony,performed by the Bishop of Southwark, the Rt.Rev. Christopher Chessun. He unveiled a plaqueand an original artwork outside the school’s mainentrance.

The Bishop had already toured the nearbycommunity gardens, blessing the garden, whilechildren planted flowers in the pots in theentrance area.

Official duties over, the Bishop joined the schoolstaff and governors, plus guests, for high tea inthe hall. Guests included Baroness FloellaBenjamin, local MP Helen Hayes, DiocesanDirector of Education Colin Powell and the Rev.Canon Dr Rosemarie Mallett, vicar of St John’sChurch. During the afternoon they toured theschool and watched pupils dancing and singing.

They were clearly impressed with the newbuilding and the children, and wished the schoolevery success for the future.

Said Head Teacher Martin Clark: “It is a far cryfrom the facilities in our previous building - nosmall classrooms or areas unfit for purpose. Wenow have modern facilities, classrooms that meetapproved standards, and a fantastic place toeducate the children. We are thrilled to be back inthe heart of the Angell Town community.”
