Located adjacent to the Holiday Inn Hotel & Suites in the quickly-expanding Arbor Lakes life style center, the new Courtyard is like no other in the world. TPI lobbied Marriott to develop a very contemporary architectural statement for the new hotel. From the moment you see the unique exterior design to your first steps inside the front doors, it is very evident that Courtyard Arbor Lakes is not your ordinary hotel. The entire interior and exterior decor deviates from the typical Courtyard prototype. One example of this uniqueness is the eye-catching exterior LED lighting that changes color several times every hour. You might also be surprised by the contemporary design throughout the interior, including a unique lobby area consisting of Torge’s Grill & Bar which is complemented by a pool table and fireplace. The guest rooms are spectacular to say the least. With living areas and furnishings providing an unforgettable experience through a combination of creative style and color, the spaciousness and comfort of the rooms is unsurpassed in the Twin Cities market. I am writing you today, April 12th, with six inches of fresh snow on the ground, thelake out front still frozen and another six inches of snow due today. Is the winter of2008 ever going to end? I sure hope so because I can’t wait to see how fresh andrazor sharp all TPI associates will make our properties look this spring.

Cold, snowy winter or not, TPI has been busy advancing our operations andgrowing our company over the past six months. The Courtyard by Marriott ArborLakes opened in mid-January with absolutely rave reviews. The property is a knockout. General Manager Riley Kvam and his team did the most outstandinglyorganized opening I have seen executed for some time. Located across the parkinglot from the Holiday Inn and Venetian Water Park, which just opened one year prior, these two businesses will complement each other. Now numbering four hotels inMaple Grove, they also advance our cause towards becoming the hotel destinationfor the entire Northwest Minneapolis marketplace. All of our Maple Grovebusinesses are joint ventured with the Forstrom Brothers, who have partnered dealswith us for 14 years and counting.

This spring we will break ground on the Homewood Suites by Hilton in St. LouisPark (shown below), adjacent to the now under construction West End urban life style center along Interstate 394 andHighway 100. Shortly after the start of that project, probably starting construction in July, will be the Homewood Suites byHilton in New Brighton. It is located in the north Minneapolis market at Interstate 694 and Interstate 35W. TPI is introducinga new joint venture partner to its organization for both these deals. I welcome John Dammermann of Spicer, MN to ourgroup of investors and look forward to working with John in the years ahead.

We just announced, in conjunction with our current investor Jeff Greischar, to build a Hampton Inn in Fairmont alongInterstate 90 where we already have a number of hotels and restaurants. We have been in business in Fairmont for 30years and have been the lead player in developing this vibrant Interstate 90 interchange. Our businesses there include theHoliday Inn, Super 8 Motel, Comfort Inn, Perkins Restaurant and Green Mill Restaurant and Bar along with the soon tocome Hampton Inn. The new hotel is anticipated to break ground in October and be open for the summer season of 2009.The area around this interchange has experienced strong growth the past few years with the addition of restaurants, a SuperWal-Mart and a medical clinic which will begin construction this spring. In addition, the greater Fairmont market is soon tobecome the largest ethanol producer in Minnesota and the five state area.

We do have some other developments that are very close to being announced. However, there are some finishing touchesto put on those deals before they are certain. Soooo, please stay tuned.

Over the past six months TPI has earned some well deserved awards for delivering great service to both our hotel andrestaurant guests. You can read more about these awards inside this newsletter. Hats off to the associates at TPI whomake it all happen. Outrageous guest service…YOU have the power!

We’re off to see the wizard!Mitch Peterson summarizes the impact of the Oz Principle

In another portion of this newsletter Tom speaks to some of the really excitingdevelopments that Torgerson Properties is involved in. In addition to thesedevelopment projects there are a number of exciting initiatives from an operationsperspective as well. For the purpose of this writing I would like to focus on oneparticular initiative.

Late this last year we were exposed to a book entitled The Oz Principle. This bookis proving to have a significant impact on TPI’s current and future culture. The bookrevolves around the movie, “The Wizard of Oz” and explains in great detail the veryimpactful message behind the basic story line. Amazingly, there is a tremendouslypowerful message that the movie is built upon. Very simply, it is a message aboutpersonal accountability. Dorothy and her friends were each looking for someoneelse to cure the individual issues they were facing. At the end of the movie theyrealize that there is no magical “wizard” to solve life’s problems but, that theanswers to their problems needed to be resolved from within. What a powerfulconcept to realize that we are solely responsible for correcting those things that wedo not like about ourselves or our own personal situations.

Many of the concepts from The Oz Principle will be woven deeply throughout our organization as we move forward.Whether it is through training or day to day interaction, you will be exposed to more and more of this incredibly powerfulmessage. I would love to get into greater detail but, there just isn’t enough space in a newsletter article to do it justice. Inlieu of a great degree of detail I have chosen to share a couple of concepts to give you a sense for the overall principle.

Much about The Oz Principle focuses on our ability to exist “above the line”. The “line” refers to a thin line that exists whichseparates success from failure and high achievers from ordinary achievers. Winners reside above the line, powered bycommitment and hard work. They don’t spend time on excuses or justifications; they instead spend their time askingthemselves “what else can I do”. Losers languish below the line, preparing stories that explain why past efforts went awry.

The concept suggests that there are four basic steps to staying above the line both personally and organizationally. Thosewho choose to stay above the line embrace these Steps to Accountability.

The Steps to Accountability: See It - Own It - Solve It - Do It

See It: The ability to acknowledge the reality of your situation no matter how unpleasant or unfair that reality may seem.

Own It:The ability to see both sides of the story and take responsibility for the circumstances.

Solve It: The ability to implement solutions by continually asking “What else can I do to rise above my circumstances and achieve theresults I want?”

Do It:The ability to follow through on the solution while embracing your full responsibility for the results and remaining answerablefor your progress toward those results. This above the line behavior enables an organization to strip away the inefficienciesof being stuck below the line and creates an attitude of accountability that fosters new ideas, new growth and ultimatelygreater success for the entire organization.

I am excited to share more of this powerful message with each of you as we move deeper into 2008. Enjoy your taxrebates!!!

Whatever it takes for outrageous guest service...

An e-mail received at Holiday Inn New Ulm...

On December 23rd my family had the pleasure of being your guests at the New Ulm Holiday Inn. Thank you! Thankyou! Thank you!

Due to the nature of my business, I travel a great deal - world wide. I have stayed at The Waldorf, The Ritz, The FourSeasons...and YOU have better customer service and a friendlier staff than any of the above-stated hotels.

I would like to recognize Ashley at the front desk for her smile, help and kindness; Brian, at the front of Otto’srestaurant; the wonderful young waiter (I forgot his name!) who served us breakfast on Christmas Eve morning; the staffwho kept the pool area clean and garbage emptied; and finally your housekeeping staff. Wow! They opened doors, gave us directions, found more towels for us...and all with a SMILE and a Merry Christmas greeting. We have alreadymade our plans to return next year...if not sooner!

I just wanted to take a moment to tell you how delighted I was with everything andeveryone at SpringHill Suites in Rochester, MN. I have stayed at The Mayo Inn inJacksonville as well as the Courtyard by Marriott in Jacksonville and was not sure whatto expect when they sent me to Mayo in Rochester. It was only supposed to be abouta three week visit that turned into an almost six week stay at SpringHill. I must saythat it was by far the best experience I have ever had with a hotel. Carrie at the frontdesk, as well as Jamie and Alyssa, Bill, Bill (the night guy), Conner, Ben and Ian wereall wonderful and extremely helpful. Kay was always smiling at breakfast and wasquick to help me, as I am wheelchair bound and it was difficult to balance things.Tracy, head of housekeeping, was a true saint, always thoughtful and quick to offer anyassistance. Also, I must let you know that Carrie, Jamie, Tracy and Ian all came to myaid quickly and professionally when I was in need of help and they were all verysupportive and made me feel comfortable when needing them to call for medicalassistance. Words cannot express what that meant to me then, and what it continuesto show me about the true dynamics of people. I not only developed extreme trust inthese individuals but also developed life-long friendships. I look forward to stayingagain when I have to return to Rochester and have been telling everyone how great astay it was. I just really wanted to commend you and your company for having suchwonderful employees that take their job seriously and are so helpful and concernedabout the people that stay with them. They made my trip and treatments bearable andit became a “home” which I looked forward to coming back to everyday of the sixweeks. Please feel free to contact me if you have any questions. Again, “Bravo!” on awonderful, life-changing TEAM!

Sincerely yours,

Kim Anderson

An e-mail received at Holiday Inn & Suites Arbor Lakes...

I am writing this email to address the exceptional performance of an employee of theHoliday Inn & Suites Arbor Lakes that is located at 11801 Fountains Way N, MapleGrove, MN 55369. I believe her name is Virginia. She is a very well spoken, energetic employee of yours. She was working the night of Dec. 24th through theearly morning of Dec. 25th. I stay in many hotels throughout the travel created by mywork, but your hotel and more specifically, the experience provided by Virginia willmake me come back to this hotel and other Holiday Inns in the future. On ChristmasEve I had forgotten the wrapping paper for my family’s gifts. I had resorted to usingnewspaper to wrap the gifts when Virginia offered to let me use her own personalwrapping paper, tape, and scissors. Besides the use of her supplies, I had at least a30 minute conversation with Virginia who is by far the most pleasant person that I haveencountered behind the desk of a hotel. I just wanted to take the time to tell you whata pleasurable experience I had at your hotel and what an amazing employee Virginiais. I again, I thank you and more specifically, Virginia for the pleasurable experience atyour hotel.

Merry Christmas,

What a pleasure it has been staying here at the Country Inn and Suites in Willmar! Inour seven months, we haven’t found anything that wasn’t perfect here. Management, desk staff and housekeeping could not have been more pleasant or accommodating. There was always a friendly greeting morning and night. It felt like our “home awayfrom home.” We will always highly recommend the great staff and accommodations atthe Country Inn & Suites to our friends and relatives. Thanks a Million!!

A hand-written note received at Hilton Garden Inn Shoreview...

I have been staying/living at your hotel now for about a year-and-a-half. When I joined Boston Scientific I stayed atabout a half dozen different hotels. Some were bigger, some were smaller. Some were more expensive, some werecheaper. All were close to my office. What caused me to make your hotel my preferred home-away-from-home wasthe staff. Frankly, I could commend someone on your team almost every week for their extra effort. I realize I don’t dothis enough, but hopefully my return stays are the best indication of my overall satisfaction.

However, this week I was really touched by an employee. Her name is Sue and she works in housekeeping and issomeone I see just periodically in the hall. She never fails to greet me when I see her. This week I actually wish I washome as I have a head cold and feel miserable. Sue knew I was sick, bought me a get-well-soon card and left me acontainer of chicken soup.

I found this amazing! Believe it or not, I’m actually feeling a little bit better today! So, please express my personalthanks to Sue, and to all the others...keep up the great work!

I am writing you about our experience at Otto's last night. It had been while since wehave eaten supper there and I can say we won’t wait that long again. Hugh was ourwaiter and he made our entire evening beyond enjoyable. I ordered the broiledwalleye and asked what the vegetable was, he told me corn. He must have been ableto see I was not impressed. He said it was very good. Though I was thinking I amordering walleye and getting corn. Well low and behold when our dinner came I hadgarlic green beans on my plate. I was so excited and happy. Truth be told it was whatI was hoping the vegetable was. But everything was great. He helped me pick achardonnay that was excellent, and even brought me a sample of the one I was goingto pick so I could compare. My husband tried two new drinks and really enjoyed them.We even stayed another 45 minutes after we were done eating since we were sorelaxed and enjoying ourselves. I don’t recall the last time I actually took my time at arestaurant. Thanks to Hugh, my husband and I really enjoyed ourselves. I am still soexcited that I got the green beans! Good luck and good health in the New Year.

My husband and I stayed at the Hilton Garden Inn in Bloomington recently, and we enjoyed our visit so much I thought Iwould send you my thanks. This was our first visit to a Hilton Garden Inn. First of all, the young lady at the front deskwas very welcoming and friendly. It took only several minutes to get all signed in, our car parked in the lot, and upstairsto our room. Our room was much like many other hotel rooms, but It felt nicer and cozier than most. And it was clean.I really appreciated the wonderful bed linens and could tell right away that they were top quality. Besides having aclean room, the bed linens are my next priority. The amenities in the bathroom were also good quality. We alsoappreciated having the shuttle service to the airport. The driver was prompt and drove safely. All in all we were veryhappy with our stay, and we will definitely stay at your hotel again.

A manager is always representative of his staff. At the Hilton Garden Inn on RahncliffRoad in Eagan, MN that saying is definitely true. Jason Mercord has been themanager here where I have been a repeat customer for some time. Mr. Mercord isdefinitely a “people person” and has excellent human relation skills. He makes hisguests feel at home and tries to accommodate almost any reasonable request. What Ireally like about him is that when he can’t honor a request he takes the time to explainhis rationale and leaves the guest understanding the decision rather than upset orangry which is an accomplishment within itself. No matter what he’s doing or the timeconstraints due to his managerial duties, he takes the time to stop and talk with gueststo determine how their visit is going and whether they have any specific needs.Leading by example, he has surrounded himself with an amazing staff from the frontdesk to the head chef to the night shift personnel and they all emulate his ability tomake you feel welcome and the hotel as a home away from home. His staffrepresents his philosophy and they work as one “team”, helpful, always professionaland as you walk through the door you are greeted with an acknowledgement and asmile. Karen and Patty work the front desk and are always smiling and helpful and donot appear to ever have a bad day. Patty has been very instrumental in making mystays exceptional and always helps to resolve any issues that I bring to her attentionand also sets an example with the front desk personnel in working together. All of myissues have been quickly resolved. Karen recently was very patient with me when Icalled about the heater in my room. To be honest I was upset after getting no sleepthe previous night from continually getting up and down to adjust the heat, I was not atmy best. I really thought that it would take sometime for them to look into the situation.Unbelievably, by the time I had returned to the room they had installed a newthermostat and I have not had a problem since. She had even called to ensure thateverything was OK! “Jill” is unbelievably professional, helpful, thoughtful and a greatrepresentative of the hotel. She always has a beautiful smile and is willing to help withanything from correcting billing, getting firmer pillows to just listening to me express myviews on the weather (which I do quite often in the cold of Minnesota). At one point, she even assisted me by coming to my room and helping to setup my computer andanswer questions. That’s real customer service! And the head chef, “Walt” - youwould think that someone that works behind the scenes would not make an impact onyour stay but he has done so (on many occasions) when least expected. Aside fromhim providing great meals he always goes “outside the box”. Just one example waswhen I was working on a paper and needed to use the business center one evening. However, I did not have a component that I needed for the computer. I went to thefront desk to see if they could assist in any way with my problem. He had just come tothe front desk to take care of other business when he overhead me. There was a newperson on the desk and rather than letting them falter and take time to look etc., heshowed the amazing level of teamwork that this hotel has always displayed byassisting her with my request. He knew that they did have the component andcontacted the manager to determine the location since someone had recently utilizedit. He found it, showed me how to install it and I was up and working within tenminutes. He not only assisted a customer but was training a new employee at thesame time. Again, that’s real customer service! I know this is long but I could still goon and on regarding Mr. Mercord and his staff at this hotel. I think that they deserve tobe acknowledged and given rewards for the excellent hotel that they run as a team. When you are away from home - this is the type of hotel and staff you look for and thisis why I frequent the Hilton Garden Inn.

Sincerely,

Linda Wright

We recently spent a night at your Hotel. We were delighted to be taken care of sokindly. One of your workers in guest services should be noted for her wonderfulattitude and helpfulness and she should be recognized. Her name is Rachel. Wehave a 16-year-old autistic son who travels with us and due to his disability he isunable to read and knows things by looking at pictures. Rachel was so kind andpatient to not just show him one game, but she took out ALL of the games to show himand waited while he decided which ones he wanted to play. It was so nice to see, because not all employees are so attentive to the disabilities of others. We wanted tolet you know what a wonderful employee you have working for you, and to thankRachel once again for being so patient and helpful to our son. It means the world tous as parents to have people take the time with our son. It is people like Rachel whokeep customers coming back. Keep up the great work.

Please convey my personal thanks to Sharon Kaplan for the beautiful fruit baskets andthe very, very adequate sleeping accommodations for our special guests.

Working with Karrie was a real joy. She was very efficient, thorough, cooperative andpleasant to work with. She and Karie and their teams did a great job in making ourconvention run smoothly. Everything was carried out on time and the meals were verygood. The difficult room turns were accompanied with time to spare. It was veryobvious they appreciated the opportunity to serve us and did a good job of it.

I have been a student at the local college for the last couple of years in the LPNprogram. Throughout my time in school I have often studied at this Perkins. Larry andhis staff have always been very kind and inviting to me and have always allowed me tostudy there, sometimes for a good three hours. Should they need my booth, I wouldhave gladly left, but they were always wonderful. These last few weeks I have beenstudying to take my boards to get my license and spent time there daily. All of thewaitresses and Larry and Travis, as well as every other host, were so understanding, kind and supporting as I studied. I took my test on November 1st and can very happilysay I passed. I thanked Larry personally for his kindness and understanding and Iwanted to also share this with you. The atmosphere of this particular Perkins is themost inviting and kind of any Perkins I’ve been to. Every one of their staff is nice andhelpful to every person that comes in. Larry seems to be gifted at hiring people whoare really good at their jobs. I want to point out one waitress in particular. From thefirst night she waited on me and my group she has been so great. She is bubbly, energetic, ALWAYS smiling, kind, caring; I cannot say enough good things about her. Ithink she is one of the best waitresses I have ever had in any restaurant. I think it isbecause she really likes what she is doing and the people she sees every day. I watchher sometimes with other customers and she is wonderful. I don’t know her last name, but her first name is unique, it is Amela. If she is my waitress, I know I am going toreally enjoy myself that day. Again, all the waitresses that Larry currently has on staffare really friendly and good at their jobs; I just have to say that Amela really standsout. She is someone I will always remember and probably will often say that one ofthe best waitresses I have ever had was at Perkins in Austin, MN. I hope all Perkins incollege towns are this friendly to students. It is really needed and very helpful!

As a fairly regular Marriott guest, it is very difficult for me to be impressed by a property, but I have to admit that I wasthoroughly impressed with yours. From the decor to the welcome gift (chocolate covered strawberries and Figi water),everything was impressive. I would be remiss if I did not recognize the fact that your front desk staff was nothing shortof exceptional. I recall Patricia and her excellent guest service, but it would be a disservice if I did not recognize yourentire staff at the front desk (day and night) as they were very professional and had a bias for great guest service. Thenext time I am in the Minneapolis area, I will definitely make the Courtyard Marriott Arbor Lakes my hotel of choice.

“Joanne is the ultimate dedicated associate. She ishere at 4:30am when she is not scheduled until5:00am just to make sure the breakfast buffet andbanquets are looking great. She is still here at2:00pm making sure everything is clean andorganized for the next shift. In October and November, SpringhillSuites Rochester had some guests thatwere truly an inspiration. Ron and ArlouFlannigan had come to Rochester’s MayoClinic to see what they could do aboutRon’s failing health. It turns out that Ronwas diagnosed with two life threateningproblems. He had cancer of the bile ductand a rare liver disease called PrimarySclerosing Cholangitis (PSC). There isno cure for this disease, only treatment toslow its progression and then eventuallya liver transplant. It turns out that Arlouwas a perfect match so she decided todonate 75% of her liver to Ron. Nowthat’s commitment!! While theFlannigan’s were at the SpringHill, manyvisitors came to wish them well. They allhad on T-shirts that read “FlanniganSupport Team” on the front. It turns outthat practically everyone in the small townof Chokio (population 500) had beenwearing these shirts in support of Ron and Arlou’s difficult operation. Doctors at the Mayo Clinic would come by to meet thetransplant couple with the “legendary support team”. On the day of the surgery the waiting room was packed with well-wishers. The SpringHill staff was able to keep track of their progress through updates on the Caring Bridge website. Thesurgery went well and Arlou recovered quickly despite having only 25% of her liver left. Ron however took a turn for theworse and his body wouldn’t accept the donated liver. The surgeons were able to place Ron at the top of the donor list andwithin 24 hours he was back in surgery for the second time in 10 days. This surgery, thankfully, was a success! Ron andArlou both decided to recover at the SpringHill Suites instead of the Gift of Life transplant house since they felt so at homethere. When it was finally time for them to go back home to Chokio after 45 days, the entire staff of the SpringHill Suitessaw them off. Each of the associates was wearing their new uniforms for the day….a “Flannigan Support Team” T-shirt.Thanks to the entire SpringHill Suites team for reminding us that there is more to life than just “doing your job”. Well done!

Maple Grove Mayor Mark Steffenson officially cuts the grand opening ribbon to symbolize theopening of TPI’s Courtyard by Marriott in the Arbor Lakes area of Maple Grove. The Mayor was

joined by over one-hundred participants to help celebrate the birth of this one-of-a-kind hotel.

Yes, it has been over ten years since Torgerson Propertiesentered the Maple Grove market in 1997 with a brand newHampton Inn located near the current I-694 and I-94 split. At the time, many people were scratching their headswondering why anyone would build a hotel in the middle ofnowhere next to a quarry. Well, as things unfolded theHampton Inn found itself in a premier location and was laterjoined by a Staybridge Suites, Holiday Inn & Suites and nowthe Courtyard by Marriott. It has been a long andsometimes winding road, but the end result has created apowerful presence for Torgerson Properties in the MapleGrove area. During the April 3rd ribbon-cutting ceremony,Tom Torgerson thanked the many individuals andorganizations that have been so instrumental in TPI’ssuccess in Maple Grove’s Arbor Lakes district. You’ve heard this often enough – your retirement picture won’t look like that of your parents – but has it inspired you tore-examine your retirement needs?

This fact is clear: modern healthcare is helping people live longer, more active lifestyles. Modern retirees have traded inthe notion of relaxing in the rocking chair on the front porch in favor of the golf course or travel or mentoring youngprofessionals – activities that will keep them in life’s mainstream for years. If you have similar goals, the question iswhether you’ll have the financial resources to support this more active lifestyle.

It may be time to reassess your retirement needs, whether you’re in your 20sor 30s with a long time horizon before you retire, or in your 50s or early 60s,with retirement looming in a few years. One challenge is to save andinvest enough before you reach your projected retirement age. That means taking full advantage of all the retirement alternativesavailable to you, from your TPI 401(k) and its matching componentto IRAs for which you qualify.

Another challenge is to keep your assetsallocated in line with your tolerance forrisk – rebalancing whenevernecessary – and, many expertssuggest, accepting as much marketrisk as you can bear. The old formulaof switching your investments into thesafest (but lowest-yielding) categoriessimply won’t work to keep yourretirement lifestyle at your desiredlevel, because your assets arealmost certainly going to lose groundto inflation over time.

The component mix of the new lifestyle funds andcomments from retirement analysts suggest that retireesretain more exposure to equities than they did in the past.To be sure, it can mean a more volatile portfolio than older generations were prepared to accept – but retirees today, and likely in the future, can reasonably expect a much longer, more activeretirement than those of previous generations.

What this calls for is sound financial planning to create a financialbase that factors for inflation, takes into account the uncertainty of themarkets, considers the impact of taxes and estimates hard-to-figureexpenses such as future healthcare needs.

If you are not already participating in the TorgersonProperties Retirement Savings Plan, you aremissing out! Ryan Gregory wins Sales Story of the Year from IHGThe Bloomington Staybridge Suites Director of Sales shares his success story

Ryan Gregory, Director of Sales at Staybridge SuitesBloomington was recently honored at the InterContinentalHotels Group (IHG) conference in Dallas, Texas as therecipient of the Staybridge Suites Sales Story of the Yearaward. This award honors sales personnel who are able toidentify and capture new opportunities for sales growththrough an aggressive and proactive manner. As you willsee in Ryan’s story, sometimes we just have to ask the rightquestions to allow our potential clients to see the benefitswe have to offer. Ryan submitted the following salessuccess story to IHG...

A local company sent out an online lead for a 12-night training group in October. There was no indication this wasa continual piece, and just seemed like a one-time group. Nonetheless, instead of just relying on making an onlinebid, we proactively made a call to get contact info and find out more information. We then got a call back in lessthan two hours from the training department, who indicated they had frustrations with their current hotel, and reallywanted to look at other options. We immediately set up an appointment for the next day, and I was sure to includeJason Hall, our General Manager.

The appointment went very well, and we uncovered some other frustrations as well. Of course, we made them feelthe pain. It was very instrumental that Jason was there, since not only was it a good impression on them to havethe General Manager involved on an initial call, but the coordinator actually knew Jason since she was his twindaughters’ swimming instructor as well! We then had the coordinators and trainers for a tour and lunch at the hotelwith TPI Vice President of Sales Lisa Giaimo involved, which went very well.

They were being very cautious to guard the decision maker, but Jason did send a little handwritten note to thank thedecision maker for considering us. Eventually, she did call us at the last minute for a tour, which Lisa and Jasonwere involved in also. There was an indication that the decision maker was nervous because there was not adesperate need to change, and it was being driven more by her coordinator than anything else. Still, while she washere, she did realize that our advantages outweighed her nervousness of leaving their current hotel, and thebusiness was ours!

Two possible objections were overcome: 1) There was no way we could have provided transportation, but thatproved to be a blessing, since that was their biggest problem at the other hotel. We did have to make adjustmentsfor this to occur. Still, they are extremely happy not to have to rely on the hotel for transportation in the end. 2)They went from a hotel which was only one mile away, to ours which was eight miles away. We turned that aroundby showing our location to be in a quieter area, which is more conducive to training, and they also liked our proximityto Lifetime Fitness.

Bottom-line…they are committed through December 2008, and we are preliminarily looking at 5,000 room nights (all12 night stays)!

Congratulations, Ryan. Your hard work and extra effort turned a potential guest into a satisfied guest.
