Two years ago the Board of Directors

engaged in a Strategic Planning

retreat that included Team Members,

Residents, community partners, and

key constituents. In the past year, we

have made significant progress on

the objectives that came out of that

planning session:

We have strengthened our brand

presence by introducing BV Virtual

Village, a source of reliable information

for seniors, their caregivers and other

senior providers in the Lancaster

community.

We have met with developers,

planners, and strategists to determine

the likelihood of transforming Garden

Spot into a state-of-the-art rehab

center as well as begin plans on a new

Affordable Housing building that will

provide 51 apartments for those on

the low-income scale.

The Healthcare Center achieved a

5-Star rating in skilled care by the

Centers for Medicare and Medicaid

Services. We have exceeded the

previous years’ monies raised in the

fundraising events and appeals that

Brethren Village embarked on over

the past year. We have worked toward

Brethren village is making a large impact in many small ways.

reducing turnover by improving

Team Member morale, increasing

workplace satisfaction and increasing

our starting wages.

As you can see, it’s been a very busy

year at Brethren Village. A year of

growth and new endeavors. A year of

committing ourselves time and again

to our mission and values and instilling

everything we do with those words

of wisdom.

Brethren Village is committed to

providing an excellent experience

to our Residents, their families, our

Team Members and our community

partners. In this publication, you will

see the extensive list of ways that

Brethren Village wants to be a resource

as well as several feature articles that

highlight some very special programs

At Brethren Village, we are fortunate

to have two communities of support:

our on-campus community as well

as the larger Lancaster community.

As an integral part of both of these

communities, we strive each and every

day to be a good steward.

As evidenced by our 98% occupancy

rate and the 540 individuals on our wait

list, Brethren Village is a desirable place

to retire. It is the mission of Brethren

Village to enrich each life touched by

our ministry, and it’s one I take very

seriously. It is our Team Members who

deliver some of the best care in the

county to our Residents who help

ensure that living at Brethren Village is

retirement at its best. In my two years

as President, I have had the opportunity

to really experience how we enrich

each of our communities. Our valued

and engaged Team Members, whether

they are renovating a living space so a

new Resident can move in, or they’re

providing bed-side care in our skilled

nursing building, are the front line

caregivers who make Brethren Village

Residents feel that they are living an

enriched retirement. Our volunteers,

who have given over 44,800 hours

of their time, have enriched Brethren

Village with their dedicated service.

and services to attain a new level of

success. I’ve seen Brethren Village

reach out to our neighbors and offer

support, resources and services. I’ve

seen everyone come together to

enrich the experience and live the

ministry of Brethren Village. I’ve seen

each of our Core Values in action:

Caring, Integrity, Stewardship

and Excellence.

In the coming years there will be

more change and more excitement,

and with it, greater ways to support

our communities. In this publication,

you’ll see some examples of how

we’re already doing it. However, I look

forward to the opportunity to engage

our on-campus and local communities

in even more ways as we plan for the

future of Brethren Village.

Our caring Team Members enrich the lives of Residents

Enriching our On-Campus Community

Our care is some of the best in the County

My name is Tammy Henry and

I have been working at Brethren

Village for six years. I am one of seven

Therapeutic Recreation Assistants in

The Courtyards.

I strive to show kindness each and

every day as I help health care

Residents with various art projects and

activities. I love spending my time with

the Residents because I enjoy being

able to cheer them up and they enjoy

sharing their life stories with us. For me,

it’s an honor to take care of them.

After work, on my own time,

I can frequently be found in the

Creative Arts room with Resident

John Ettore who teaches the

ceramics class. I help John

paint faces on ceramics and if

needed, I help touch up Resident

projects. I love that the ceramic

program gives John something

to look forward to. For John, it’s

a reason to get up each day.

When I think of Brethren Village,

I think of a loving family…and I’m

happy to be a part of it.”

I strive to show kindness each and every day as I help

healthcare Residents with various art projects and activities.

Enriching our On-Campus Community

Our care is some of the best in the County

In May 2014, the Centers for Medicare

and Medicaid Services issued their

ratings for all of the Nursing Homes

in Lancaster County. Brethren Village

earned five out of five stars; the highest

recognition possible. “Of the 31 nursing

homes in Lancaster County (21 are

part of a CCRC), The Courtyards at

Brethren Village is 1 of 9 that enjoy

this top rating,” notes Nicholas Mahler,

The Courtyards Administrator. “This

distinction, which comes with a

“Much Above Average” label, is based

on three weighted components:

survey inspections, staffing, and

quality measures. It is a remarkable

achievement made possible by the

dedication and professionalism of

every member of our staff.” We are very

proud of this because it is a testament

to the quality of care we provide to

our Residents each day, as well as the

quality of our Team Members who

deliver that care.

Enriching the Larger Lancaster Community

BV Introduces NEW Virtual VillageResources and advice for all seniors and their families.

With more than 100 years of

experience helping seniors from all

walks of life, we’ve learned a lot about

retirement living and caregiving.

BV Virtual Village helps us share this

knowledge with the larger community,

regardless of whether you ever

set foot on our campus. BV Virtual

Village is a great way to learn about

all the options available to seniors for

retirement living, personal care and

more. Caregivers can benefit also, with

helpful tips and advice for providing

care for their loved ones and for taking

care of themselves, as well. Just a

few clicks can answer many of your

questions. And if we can’t provide the

answer ourselves, we’ll direct you to

the organizations that can provide the

information you need, such as health

care services, government resources

and other providers.

Providing affordable housing to ease the housing crisis

Brethren Village cares about

all Lancaster County seniors.

According to Senior Housing News,

our country will soon experience

a crisis due to a lack of

affordable housing for

our ever-growing senior

population. To help offset

this problem locally, Brethren

Village has plans to add even

more affordable options for

lower income seniors in the

coming years. Pam Formica,

Brethren Village’s vice president

of finance, said “Our market study

indicates there’s a tremendous need

for affordable housing, and in particular

for affordable housing geared toward

seniors.” The Village is considering

building a 51-unit low-income senior

housing facility — shown above in its

architectural rendering — in addition

to the two Housing and Urban

Development units currently thriving

on campus. Fairview Meadows and

Village Garden Apartments have a

combined wait list of 159. Obviously,

the need is there.

Meanwhile, our Village Townhouse

and Oakwood House buildings offer

wonderful choices for comfortable

senior living on our campus, at

modest prices.

who provides so much to its members.

It means doing our part

to help the community thrive

and continue to be a

valuable resource.

Here are some of the highlights of our work in the

local community this past year:

• 120 affordable housing apartments through HUD

• Community use of our campus pool

• Partner with the Arthritis Foundation Association to offer

the AFA approved aquatic exercise class in our pool

• Care for the Caregiver educational series

• Voting location on campus during elections

• Use of the patented Cope Salt AUTOBrine® system,

reducing our carbon footprint

• 5th Sunday offerings donated to local charities

• Wellness Fair partnership brings community vendors

on campus

• Offer Dementia Support Groups in partnership with

the Alzheimer’s Association

• Lancaster Seminary internships

• Free facility use for local civic/community groups

• Youth volunteer opportunities

• Support of Manheim Township/East Petersburg

fire companies

• Support of service-based, outreach programs through

BV Auxiliary and Resident Interest Groups

• Annual Education Seminar in January for area pastors

and others in care-giving ministry

• Resident-initiated Styrofoam recycling program

• Donated furniture, clothing and household goods to

a local church thrift shop and the Salvation Army

• Provided internship opportunities in coordination with

local business and technical schools

• Resident-led Thanksgiving Food drive donated to

Alpha and Omega Ministries

• Entertainment sponsor at Manheim Township’s

Landis Woods Art Show

• Offered children’s swimming lessons

• Participate in electric demand-response on high electric

usage days to give power back to the grid.

• Provided $10.9 million in revenue to Lancaster County

businesses through vendor relationships

Fiscal year 2014 was indeed a

good year. Solid financial results were

achieved; organizational strategic

direction was established; and Resident

and Team Member satisfaction

was pursued. It was also a year in

which Brethren Village adopted new

accounting guidance related to entry

fees, specifically the calculation of our

obligation to provide future services.

Additional information on this new

guidance and the impact on our

financials is included as part of

my report.

Excluding the impact of the change in

obligation to provide future services,

our total revenues grew by 5.9%

over the past year. The 3% increase

in Resident service revenue was

primarily from increased pricing as

there were no significant changes in

volume. Unrestricted contributions

for the year reflect the generosity of

individuals, organizations, other groups

such as our Auxiliary, and in particular,

two bequests which totaled over

$900,000. Investment income has

three sources: interest and dividend

income; net realized gains/(losses); and

net unrealized gains/(losses). Realized

gains for each year were approximately

the same whereas interest & dividend

income produced over $90,000 more

in FY 2014 and the swing in unrealized

gains/(losses) year on year was about

$1.7 million. These factors contributed

positively to our operations.

Our total expenses also increased as

purposeful investments were made

in staffing and compensation levels

as well as planning for the future.

Although salaries increased in dollar

amount, salaries as a percentage of

total expenses dropped from 31% in

FY 2013 to 30% in FY 2014. Our

first year of a self-insured model

for team member health insurance

provided year on year savings of about

$220,000. Strong management of the

other expenses contributed positively

to our operating income as we worked

with valued business partners to hold

or minimize price increase.

Recognizing the need to maintain

Brethren Village’s beautiful facilities,

we reinvested over $3 million in the

community. This capital reinvestment,

along with pursuit of our strategic

initiatives, was made possible through

the improved operating results.

In closing, I offer my gratitude to

Rooted in the tradition of service within the Church

of the Brethren, the mission of Brethren Village is to

provide a continuum of services and Christ-like care

to support the aging process and to enhance the

spiritual, physical, social and emotional wholeness of

Residents, Team Members and community.
