    7hat it is a"reed that the present !ease cannot be terminated by theSS for any reason whatsoeer before epiry of period of F -nine5months from the date of commencement of !ease -!oc%in period5. =ncase SS chooses to acate the premises at any point of time priorto epiry of !oc%in period& in that eent the SS sha!! be !iab!e topay the a"reed rent for the ba!ance and nepired stip!ated !oc% in

    period. =n the eent the SS acates the premises drin" the !oc%in period& the SS+ sha!! be entit!ed to dedct from the interestfree secrity the otstandin" renta! payab!e by the SS for theba!ance / nepired !oc% in period. SS+ sha!! a!so be entit!ed todedct from the interest free secrity amont any other amontpayab!e by the SS in terms of this ease.

    2. 7he !ease may be etended for a frther period with ten percentincrease on the !ast paid rent and atmta!!y a"reeab!e terms andconditions.

    3. 7hat the SS sha!! pay to the SS+ for the Demised $remises a

    F. 7hat the SS wi!! carry ot minor repairs sch as fses& !ea%a"e oftaps& rep!acement of b!bs& tbe !i"hts& etc.& at his/her own cost.

    ,oweer& ma;or repairs sch strctra! repairs& !ea%a"e in e!ectricity&brstin" of sanitary pipes& crac%s& repair of heaters/"eysers& airconditioner& rrep!acement of e!ectrica! wirin"& defectie sewera"esystem& corrodin" of water pipes& water etc. proided they hae notbeen dama"ed intentiona!!y or de to ne"!i"ence on the part of theresident or his "est& wi!! sha!!be carried repaired forthwith by thecondominim maintenance a"ency . =f the condominim maintenancea"ency does not attend sch ma;or isses as pointed ot by the!essee in writin" with in 3 -three5 wor%in" days of bein" notiJed inwritin" by the !essee& then the !essee may approach the !essor for asitab!e a!ternatie. SS+ as and when reGired. =f the SS+

    does not attend to sch ma;or repairs as pointed ot by the SSin writin" within a period of three -35 wee%s after notice from theSS& then the SS may "et the repairs done at its own costand dedct the costs from the amont payab!e nder this ease6"reement.,oweer & the !essee sha!! be entit!ed to carry ot repairsof emer"ency natre withot sch notice to the essor.

    =t is frther a"reed that the SS wo!d be entit!ed in case of anyemer"ency repairs to carry ot the same and "ie notice thereof tothe SS+ and to dedct the costs from the amont payab!e nderthis !ease 6"reement.

    11. 7hat the SS has satisJed itse!f that a!! the water& sanitary ande!ectrica! insta!!ations are in "ood wor%in" order and a!so no mirrorsand "!ass panes are bro%en or missin". 9rom the date of occpancyof the Demised $remises by the SS& the SS sha!! beresponsib!e to maintain them in the same condition& norma! wear andtear ecepted. 7he SS+ sha!! "et the Demised $remises paintedprior to handin" oer the acant possession thereof to the SS.

    12. 7hat the SS sha!! not carry ot any strctra! additions ora!terations to the Demised $remises withot the written consent ofthe SS+. 7he SS& howeer& sha!! hae the ri"ht to insta!! air

    conditioner nits& coo!ers& ehast fans and other e!ectrica!app!iances& and sha!! on the epiry or termination of the 6"reementbe entit!ed to remoe a!! sch nits& app!iances etc.

    13. 7hat the SS sha!! permit the SS+ or his/her d!y athori@eda"ents& etc. Ipon reasonab!e prior notice to enter pon the Demised$remises for the prpose of inspection and/or carry ot any strctra!

    14. 7hat the SS sha!! comp!y with a!! the r!es& conditions andre"!ations& !aws and bye !aws of the !oca! athorities& mnicipa!athorities or any stattory dee!opment athority or a *oernmentdepartment or a"ency with re!ation to the !ease of the Demised$remises.

    1>. 7hat the SS+ sha!! pay a!! present and ftre corporationmnicipa! rates& taes& fees& !eies and a!! other taes& cesses& dties

    and char"es !eied by the "oernment and the !oca! athorities asowner of the Demised $remises. 7he SS+ sha!! comp!y with a!! the!aws& r!es and re"!ations of the "oernment and the !oca!athorities as an owner wo!d do.

    1). 7hat the SS+ conJrms that the Demised $remises has beenconnected to or proided with e!ectricity and water spp!y in theDemised $remises for the consmption of the SS in a satisfactorymanner& sb;ect to force ma;or circmstances. 7he SS+ herebya"rees that the beneJt of sch se of aai!ab!e e!ectricity and waterspp!y sha!! not be distrbed& withdrawn or interrpted by any actionof the SS+.7he ri"ht of the SS to en;oy e!ectricity and waterspp!y and to se and ti!ise the common areas and faci!ities in thepro;ect/ eased $remises sha!! be sb;ect to time!y payment ofmaintenance char"es / reised maintenance char"es to themaintenance a"ency.

    1'. 7he SS+ coenants with the SS :

    this ease free of any interference& interrption or ob;ectionwhatsoeer from the SS+ or any person or personswhatsoeer c!aimin" thro"h& nder or in trst for the SS+.

    7hat the SS+ sha!! indemnify and %eep the SS f!!y

    indemniJed and saed harm!ess from and a"ainst a!! dama"es&

    costs and epenses cased to or incrred by the SS& as a res!t

    of any defect in tit!e of the SS+ which distrbs or interferes with

    the possession and en;oyment of the Demised premises by the

    SS nder the coenant set ot in

    1A. 7he SS+ coenants with the SS and dec!ares as nder:

    -a5 7hat the Demised $remises are free from a!! encmbranceswhatsoeer and that he has not entered into any a"reements orarran"ements in any way disposin" of or dea!in" with theDemised $remises or any part thereof/or the SS+HS ri"ht& tit!eand interest in the Demised $remises& in any manner whatsoeer.

    $remises is handed oer by the SS accordin" to the termshereof transfer& a!ienate or encmber or otherwise howsoeerdispose of or dea! with the Demised $remises or any part thereofor his/her ri"hts& tit!e and interests therein withot the preioswritten consent of the SS.

    -d5 #otwithstandin" anythin" to the contrary herein contained orimp!ied& if at any time drin" the continance of the !ease theDemised $remises or any part thereof sha!! be destroyed ordama"ed by Jre& earthGa%e or the Demised $remises becomesnJt for se by the SS as a res!t of any occrrence orcircmstance beyond the SSHS contro! and which is not in theordinary corse& then and in that eent the SS sha!! hae theoption to terminate this !ease by "iin" to the !essor twomonths30 days prior notice in writin" in that beha!f. Ipon theepiration of the period of sch notice this !ease sha!! standterminated.

    -e5 7hat the SS+ sha!! drin" the continance of the !ease& %eepin safe cstody and protect and presere a!! the ori"ina!docments of tit!e in SS+Hs possession& cstody and contro!re!atin" to the Demised $remises.
