Mid-Wales Housing has been pleased to welcome new members of staff to the team over recent months:

Janet Ramsay, Technical services Manager

Janet manages the Technical services Team which is responsible for maintenance, contracts and gardening work.

Phil Jones, senior Maintenance Officer

Phil is a member of the Maintenance Team which oversees the reactive maintenance of homes.

Alisa is a member of the Customer services Team which is the first point of contact at the Association.

The Community Participation Officer, along with residents and their children, have been busy during the winter months. Activities included:

Bumblebee Conservation Project, Ceredigion - Mid-Wales Housing has teamed up with the Bumblebee Conservation Trust to develop bee-friendly areas on two of its estates, one in Cardigan and one in Aberystwyth in October and November 2017. Residents on the estates have helped to plant spring flowering bulbs and wildflowers which will create a colourful lawn next year. For more information on the Bee Wild West Wales Project please visit bumblebeeconservation.org/bee-wild-west-wales.

Christmas Flower arranging with the residents at Bodlondeb, Llanidloes - Residents used their creativity to produce some lovely festive table decorations, to take back to their homes. A very enjoyable afternoon in December, with tea and mince pies.

switching on the Christmas lights at Montpellier Court, Llandrindod Wells - Residents organised an evening to switch on their Christmas lights on the estate, in December. A lovely time was had by all, a great example of a community spirit.

Community Benefits Project at The Berkeley, Llandrindod Wells - As part of the Mid-Wales Housing community benefits project solar Windows (windows and doors contractors) provided 16 hours of free labour in November to help residents to clear and replant the garden area at The Berkeley.

First Aid Training, Llandrindod Wells - seven residents enjoyed the st John’s Ambulance first aid training and a ‘mindfulness session’ which took place in llandrindod Wells in November at the Media Resource Centre.

Arolwg Blynyddol o Denantiaid

During November and December 2017, the Association conducted its annual tenant survey. A total of 439 tenants (30.72% of all tenants) participated in the survey from across all areas in which Mid-Wales Housing has properties, with 373 tenants responding by telephone and 66 by email.

A report has been produced and the feedback analysis will be used to shape the way in which Mid-Wales Housing works.

Thank you to everyone who participated. The feedback we receive is used to influence the way in which we prioritise work.

All respondents who completed the survey were asked if they wished to be entered into the prize draw. Congratulations to Mr Parker who was randomly selected as our first prize winner receiving £150. second and third prize winners were awarded £50 and £25 respectively.

Below is a chart showing the results of the Annual Tenant satisfaction surveys that Mid-Wales Housing has carried out over the past three years. The Association has been conducting Annual Tenant surveys since 2012. We are pleased to report an increase in satisfaction in the majority of key areas of service. However, teams will be working to improve those areas where there has been a reduction in levels of satisfaction.

The benefit cap means that the maximum benefits that you can receive, if you are a couple or have children, it is £20,000 per year (or £384.62 a week). For single people, this will be reduced to £13,400 (or £257.69 per week).

If you claim benefits such as Housing Benefit, Carer’s Allowance or Child Benefit then you might be affected. You should contact the Department for Work and Pensions (DWP) on 0345 608 8545.

From 1st April 2016, the maximum length of time you could request a backdated payment of Housing Benefit changed.

This was reduced from six months to one month. However, if you are of pensionable age, the maximum backdating of Housing Benefit you can receive is three months. This means it is extremely important you contact Mid-Wales Housing on 0300 111 3030 as soon as possible if your circumstances change.

What is a service charge?

Mid-Wales Housing residents pay a service charge in addition to the rent paid. This is a charge for the maintenance and servicing of communal areas. These service charges vary according to the actual costs incurred each year.

What is included in a service charge?

services such as communal electricity, grounds maintenance and servicing of fire safety equipment are included.

How the service charge calculation has changed?

Many residents find the fluctuating annual cost of the service charge frustrating, as it can make planning and budgeting difficult. As a result of resident feedback, Mid-Wales Housing has undertaken a review of service charges.

The review has identified that works such as tree maintenance, have a large impact upon the fluctuation in service charges. This is because the charges for tree maintenance have been allocated to the cost of services in the year when works were carried out. Often tree maintenance is carried out on a 10-year cycle, therefore these peaks in service charges can be ‘smoothed out’ by service charging this over a 10 year period, rather than in a ‘one-off’ hit.

How will this affect me?

From April 2018, the Association will therefore aim to ‘smooth’ the service charges, in an attempt to reduce the large fluctuations experienced in the past.

The Association was sorry to receive the resignation of one of its long-standing Board Members, Mr. Nick Hoskins, in september 2017, following a period of ill-health.

In his eight years on the Board, Nick had served four years as Chair and had sat on each of the Association’s Committees, including a period of time on the Board of its subsidiary, Care & Repair in Powys.

The Association is much indebted to the foresight, passion and determination to succeed which Nick brought to the Board, among many other skills, and we wish him a happy and healthy retirement from the Board, knowing he will always be keeping a keen eye on our progress!

Roedd y Gymdeithas yn flin i dderbyn ymddiswyddiad Mr Nick Hoskins, un o’i Aelodau Bwrdd gyda’r gwasanaeth hiraf, ym mis Medi 2017 yn dilyn cyfnod o afiechyd.

Yn ei wyth mlynedd ar y Bwrdd roedd Nick wedi gwasanaethu am bedair blynedd fel Cadeirydd ac wedi bod yn aelod o bob un o Bwyllgorau’r Gymdeithas, yn cynnwys cyfnod ar Fwrdd ei his-gwmni, Gofal a Thrwsio ym Mhowys.

Mid-Wales Housing Board Members consider each year the rent increase that should be applied from 1st April with the majority of rents being increased this year. We appreciate that an increase in rent is rarely welcome news and we are mindful of the potential impact that it will have on our residents.

The Association is committed to ensure rents remain reasonable and affordable, and this year has limited many of the increases.

The average increase agreed by the Association’s Board this year is 2.9% which is much lower than the 4.5% allowed by Welsh Government and lower than the increases proposed by many other housing associations or the County Council. The rents charged are also below those of private landlords.

Loan sharks are unlicensed money lenders, who operate illegally, often charging really high interest rates, which are difficult to repay.

Wales Illegal Money lending Unit (WIMlU) is a 24 hour confidential hotline, where you can report a loan shark, and also receive support: Tel 0300 123 3311.

Mid-Wales Housing employees recently attended a loan shark Awareness event in Newtown High school. This was a great event, organised by Ponthafren Resource Centre, highlighting the realities of borrowing from loan sharks in our communities.

At Mid-Wales Housing we don’t want you to get caught and trapped by debt. There are services that can help, and there are alternative ways to borrow money, even if you have poor credit.

Mid-Wales Housing Association does not provide home contents insurance for your furniture and personal possessions, though we do insure the building. This is normal for housing providers like us.

Did you know there is a contents insurance scheme through the National Housing Federation called “My Home”?

My Home Contents Insurance scheme is an easy and affordable way for tenants to insure their belongings against fire, theft, vandalism, burst pipes and other household damage.

How does the My Home scheme work?

The scheme is available for all residents of social housing managed properties including tenants, leaseholders, shared owners, key workers and market rent tenants.

There are no minimum property security requirements and there are no policy excesses. Premiums are based on your postcode and many housing association members have premiums available which are specific for their residents.

Premiums can be paid fortnightly or monthly by cash at any post office or pay zone outlet, monthly by direct debit, annually by cheque, postal order, debit or credit card.

TARF (Tenants’ and Residents’ Forum) is a meeting for tenants that takes place bi-monthly, at the Mid-Wales Housing Association offices.Tenants and residents are invited to take part in discussions, reviewing policies, and to be involved in decisions regarding the delivery of services. If you are a tenant or resident and you are interested in being involved please contact Jo Hughes (details below).

At the October and December Tenants’ and Residents’ Forums, we discussed the following:

some TARF members also attended the Tenant Participation Advisory service (TPAs) Value for Money Event, where the feedback included the importance of good customer service as first point of contact, as well as information regarding welfare reform.

‘Have Your say’ e-mail survey ClubThe Mid-Wales ‘Have your say’, is a new survey group, that involves assisting with the completion of surveys from the comfort of your own home. This will assist the Association to gain valuable feedback from you, regarding your views on a range of different issues and subjects which can then be used to make changes and improvements. We would really welcome your involvement so please sign up. If you do not use or have an e-mail address, and would still like to be involved, this is not a problem, as the surveys can be sent via post or over the telephone. Please let us know your preferred method of contact.

Universal Credit will be paid as a single monthly payment directly into your bank account and will include an amount for housing. You will then need to pay your rent directly to Mid-Wales Housing. It will no longer be paid by Housing Benefit.

It’s time to get ready… You must have 3 things:

1. A bank account that allows payments in and out.

2. somewhere where you can use a computer to fill out the application form.

3. The ability to manage all your bills from one single monthly payment into your bank account.

Get ready for universal Credit now! Pay a little bit extra each month and you will have a month’s rent credit ready for when you start universal Credit.

Data Protection law is changing. The new regulations will be called GDPR (General Data Protection Regulations). They apply from 25th May 2018 and replace the Data Protection Act 1996. The key purpose of the new regulations is to protect personal information in an increasingly digital world.

The basic principles concerning data protection are unchanged from the Data Protection Act. These require organisations like Mid-Wales Housing to:

Collect the minimum personal data to carry on their business;

Control access to personal data to those that need it;

Keep personal data for the minimum time necessary and then delete it.

The law recognises organisations need to collect personal information to enable them to carry on their business. However, the law states an organisation can only hold personal information if they have a valid reason to do so, and they need to be able to explain to the Information Commissioner why they need that information.

You will have given Mid-Wales Housing permission to hold and maintain personal information when you first signed your tenancy. This is to ensure we have your contact details, and ensure we tailor our services to meet your needs, especially if you are vulnerable or have a disability. We also collect personal information relating to equality and diversity. This is to help us check we are not unexpectedly discriminating against anyone. In future, where the Association needs to collect additional personal information we will be seeking your consent.

Mid-Wales Housing already takes the security of your personal data very seriously, however, the Association will be reviewing these consent declarations to ensure they are written in a plain language and easily understood. It is important that the Association is very clear about why it needs the personal information being asked for.

Mae Byrddau gwirfoddol Tai Ceredigion a Chymdeithas Tai Canolbarth Cymru yn falch i gyhoeddi eu bod wedi dechrau ar daith i ymchwilio cydweithio agosach. Bu’r ddwy gymdeithas eisoes yn cydweithio ar gynnal a chadw eiddo a chynllunio prosiectau caffael ar y cyd ar gyfer y dyfodol.

Ein diben pennaf yw ymestyn gwasanaethau dwyieithog i’n preswylwyr a’n cymunedau, tyfu nerth ariannol y busnes ac ail-fuddsoddi unrhyw enillion effeithiolrwydd mewn gwella gwasanaethau.

Amcanion cydweithio yw datblygu cartrefi mwy fforddiadwy a darparu mwy o gyfleoedd cyflogaeth a hyfforddiant i’n staff a thenantiaid o fewn rhanbarth Canolbarth a Gorllewin Cymru.

The voluntary Boards of Tai Ceredigion and Mid-Wales Housing associations are pleased to announce that they have started on a journey of exploring closer collaboration. The two associations have already been working together on property maintenance and future planned joint procurement projects.

Our overall purpose is to offer enhanced bilingual services to our residents and communities, growing the financial strength of the business, and reinvesting any efficiency gains into improving services.

The objectives of working together are to develop more affordable homes, and to provide greater employment and training opportunities, for our staff and tenants, within the Mid and West Wales Region.

We see that there are a number of advantages to working in partnership.

We will look at a range of options to increase our collaboration over the next 12 - 18 months and are committed to involving tenants, staff and key stakeholders in that discussion.

Following the success of last year’s award we are once again running a Neighbour of the Year award and asking you to nominate someone who you know goes above and beyond to help others in the community. The person you nominate must be a Mid-Wales Housing tenant.

Mid-Wales Housing is looking for budding gardeners to show off their green fingers in this year’s Garden Competition. We will be judging entries from the following categories:

1. Best sheltered scheme or communal garden

2. Best vegetable garden, bed or allotment

3. Best kept garden

4. Best young gardener (16 years and younger)

5. Best hanging basket or floral display

6. Best bee-friendly or eco/wildlife garden

A nice garden not only makes a difference to your own property but can benefit the community where you live. The first prize for each category will be a £50 gardening voucher. Judging will take place week commencing 16th July 2018.

Make sure you submit your garden entry no later than Friday 22nd June 2018 by completing the slip below and return in the pre-paid envelope provided. For further information on the competition please contact Jo Hughes on 0300 111 3030 or e-mail [email protected].
