Bidders go hard on investment homes

ALISTER THOMSON & CONNOR O’BRIENINVESTORS and develop-ers, including the nephew ofSunland chairman SoheilAbedian, dominated sales atthe Ray White Surfers Para-dise mega-auction.

Buyers, buoyed by strongrental demand and a tightvacancy rate, snapped updozens of units and houses atThe Event, at the Gold CoastTurf Club yesterday.

Almost 100 propertieswent under the hammer witha clearance rate of nearly 60per cent and, in a sign of a

strengthening residential realestate market, many proper-ties sold for a premium priceincluding the top sale of theday, a penthouse at Kirra.

The Nirvana by the Seafive-bedroom unit, which hasa rooftop pool, sold for $3.755million, after last selling for$2.75 million in 2011 to fisher-man Martyn Croad.

A unit at Chevron Renais-sance in Surfers Paradise wasbought for $400,000,$27,000 more than it last soldfor in 2012.

Khian Abedian, 26,bought the first property offthe auction block, a three-bedroom residence on a

1004sq m block at GaleenDrive, Burleigh Waters. Thesellers had bought the landfor $168,900 in 1996 and builtthat same year.

Mr Abedian paid $613,000

for the property, which heplans to turn into four town-houses. The project is the firstfor his development com-pany, Australian ResidentialCorporation.

“It was much more than Iwas hoping to pay but this isproperty, and it’s the GoldCoast, so it’s moving for-ward,” he said.

Brett James was “over themoon” with his purchase of50 Falkinder Ave, Paradise

Point for $480,000. He plansto develop it and the neigh-bouring block which he alsoowns, into a unit block.

“It has been a long pro-cess,” he said. “The propertyhas been for sale a few timesand it needed an event likethis to make it all happen.

“And $480,000 was all Iwas going to pay.

“It’s sort of not worth any-thing unless you have nextdoor to be honest.

“I can get 10 two-bedroomapartments over two blocks.”

Sydney investor Ela Mi-chalczuk bought her thirdapartment on the Gold Coast,a one-bedroom unit at the

Paradise Isles Resort for$160,000, $1900 less than itssale price in 1997.

Mrs Michalczuk said therewas more competition be-tween bidders this year.

“Last year property was alittle bit cheaper,” she said.

“But real estate here is stillreasonably priced. Sydney iscrazy. None of use can afford

to buy property there.”Chief executive Andrew

Bell said he was encouragedby the day’s results.

“The high volume of in-vestors says a lot aboutmarket confidence and dis-cretionary spending power,”he said.

A SURFERS Paradisemansion achieved thehighest price at a mega-auction on the GoldCoast yesterday whichsaw most properties sellwell above their reserveprice.

The waterfront resi-

dence at 76 AdmiraltyDrive sold for $3.5 mil-lion at the country’s big-gest in-rooms propertyauction, Ray White Sur-fers Paradise Group’s(RWSP) The Event.

There was a notable in-crease in southern interestacross the market with interacross the market with inter-state buyers returning to theGold Coast.

Final sales figures were stillbeing tallied late Sunday, withpreliminary estimates show-ing a clearance rate of morethan 51 per cent and at least$27.6 million in residentialproperty changing hands.

In total, The Event had arecord-breaking 135 listings.

There were 333 registered bid-

ders, with sales evenly split be-tween local and interstatebuyers.

A local buyer snapped upthe Admiralty Drive property,which featured on the cover ofthe Gold Coast Bulletin’s realestate magazine at the week-end.

Set on a 792sq m block, thehouse has Versace-esque

drapes, chandeliers and goldfinishes.

There were a string of mil-lion-dollar sales, including apenthouse in the boutique Pa-loma building at 11/93 Alba-tross Ave, Mermaid Beach –which sold for $1.6 million.

Two Main Beach apart-ments also sold under thehammer with results of $1.3million and $1.1 million.

In land listings, a prime835sq m waterfront block with23m of river frontage sold for$2.85 million.

Described as one of thebest positions in Paradise Wa-

ters, 115 Commodore Drive in-cludes a large pontoon andsingle jetski dock.

RWSP CEO Andrew Bellsaid The Event had strong in-terest in luxury apartmentsand waterfront properties.

“Some of the prices achiev-ed today for absolute beach-front apartments is good newsfor the luxury apartment mar-ket which firmly supports the

prices of new projects,” MrBell said.

Auctions lift on vendor belief

ALISTER [email protected] auction market continues to heat up with the year’s biggest event kicking off this weekend.

Ray White Surfers Paradisehas more than 120 properties going under the hammer at the Gold Coast Turf Club on Sunday with a large crowd expected to take advantage of the long weekend.

But it’s not just the big agencies reporting strong auction numbers.

LJ Hooker Paradise Point principal Paul Hill said his agents had this month listed 15 properties for auction.

“It’s above what we normallydo and indicates the confidence of sellers in the market,” Mr Hill said.

He said it was too early to tellwhether stock levels this year would improve on 2014 but the early signs were positive.

The strength of the ParadisePoint market was seen in the high demand for duplexes and land.

Mr Hill said there was a shortage of land not only in Paradise Point but in neighbouring suburbs such as Hope Island.

“We’re already seeing increases in land prices because of the shortage.”

As evidence he cited the saleof a 700sq m waterfront block at Hope Island for $580,000 recently, when 12 months ago comparable lots nearby were selling for $130,000 less on average.

Mr Hill said duplexes remained in high demand with

a number of developers recently snapping up land to build them.

“We are selling them as quickly as we can list them.”

One of his agency’s key salesso far this year was of a double block at 5-7 Dobell Ave, Paradise Point.

Matthew Hill, of LJ HookerParadise Point, negotiated the $2 million deal.

The property, which is on two titles and has bridge-free access to the Broadwater, sold to a local buyer who was

attracted to the position as well as the option of adding a second residence.

On the central Gold Coast,RE/MAX Regency principal Murray Carter said the year had started well following a strong finish to 2014.

Mr Carter said his agents, who are selling across a number of suburbs including Robina, Varsity Lakes and Pacific Pines, sold a total of 74 properties in December, the highest volume in a single month since he opened the agency in 2008.

“This year we’re seeing a continuation of the trend,” he said. “It’s nothing specific. More buyers are around and more sellers are looking to meet the market.”

Down south, Mason Garten,principal of Coastal Real Estate Group, said the future completion of the Casuarina Town Centre helped lure Sydney buyers to spend $1.45 million on a five-bedroom beachfront house at 32 Eclipse Lane. “We’re seeing a number of buyers coming from Sydney and interstate.”

‘Event’ sales figure soars past $40mSALES figures have hit $40.6million for the Gold Coastmega real estate auction heldon Sunday.

After further negotiationswith buyers on Monday, RayWhite Surfers Paradise con-firmed 61 properties sold eitherunder the hammer or follow-ing The Event, which attracteda crowd of more than 2000.

RWSP CEO Andrew Bellsaid his sales team was stillnegotiating on six propertiesand 20 were sold before auc-tion.

“There were some greatsales of beachfront apartmentsover the $1 million mark, be-tween Mermaid Beach andMain Beach,” Mr Bell said.

Mr Bell said the auction,

which featured propertiesacross all price ranges, notablyattracted first-home buyersand investors, plus saw the re-turn of the holiday homebuyer.

“First-home buyers haven’tbeen seen in recent years to theextent that we saw – and theywere very active at auction,even though they are on tightbudgets,” he said.

Gold Coast property tops pre-GFC highsThe Gold Coast is enjoying aproperty market renaissance asprices finally top pre-GFC peaks.

The country’s “biggest in-room auction” yesterday showedinterest in the region boomingafter a 10-year lull. More than 170registered bidders gathered atRoyal Pines Resort, Ashmore, as86 properties went on the block.

Just fewer than half sold forprices ranging from $136,000 for aone-bedroom Surfers Paradisehotel room to $1.4 million foracreage at Kingsholme. A MainBeach penthouse sold before auc-tion for more than $5m.

CAN I CHANGE MY RESERVE PRICE DURING THE CAMPAIGN IF INTEREST IN MY HOME IS HIGH? Actually, we don’t set the reserve until the day before the auction. During the campaign we encourage offers from all prospects, but we don’t need your reserve until auction day. Part of our personalised service to you is to provide you with weekly written reports advising of feedback as to where the prospects see value. Remembering everyone has a different perception of value so we keep you fully informed so that you can make an educated decision when setting your reserve.

DO I HAVE TO SELL IF I DON’T GET MY REQUIRED PRICE?Of course not, you are in total control and make the final decision at which figure you decide to sell your property for.

WHAT HAPPENS IF MY PROPERTY DOES NOT SELL THE DAY OF THE EVENT?Naturally our focus is to sell on the day, but sometimes we have buyers that cannot purchase under auction conditions due to extenuating circumstances. If this occurs we still work with all buyers to proceed to getting you a sale at the best price and conditions. An auction is a three stage process: a sale can occur in the lead up, on the day or after the auction.

I DON’T HAVE AN EXPENSIVE PROPERTY. IS BEING A PART OF THE EVENT WITHIN MY BUDGET?The cost of property specific marketing such as newspaper advertisements are such that they can be tailored to suit any budget. We have properties ranging from $90,000 in value to multi-million dollar properties and the individual marketing programs are based accordingly.
