This is great news for home-sellers as there is less competition in the current market, potentially driving prices up as properties are selling in a shorter period of time.
We have many interested buyers on our books who are desperately looking to purchase property within the area. If you are considering a move then now is a great time to contact our team in order to match these buyers with your property.
We hope that you enjoy the latest installment of our 2452 Property Guide and that it assists you when making future real estate decisions.

hello & welcome to the
WINTER EDITION OF OUR 2452 MARKET REPORT
While the second quarter of 2014 has seen record lows on the thermometer, the local real estate market has seen some significantly high sales results with another $1M+ sale in Sawtell – the third for the year!
Our office is certainly noticing this heat in the market with an abundance of buyers and a severe shortage of properties for sale which in turn is creating a ‘Seller’s Market’.
The number of properties currently available for sale are at the lowest the area has seen in recent history, with Sawtell’s stock levels down by 40% on this time last year. This trend is flowing into adjoining suburbs with Toormina stock also down by 23%.
DO look at several propertiesDo your research to get a good idea of what property elements you like and to get the chance to compare what is out there.
DO ask for advice if you need itTalk to mortgage brokers and real estate agents and get them to help you understand the buying process and what your options are.
DO get a building & pest inspectionThis can help reveal any underlying issues with a property that you might not have noticed from a simple walk-through inspection.
DON’T buy a house for the décorDon’t buy a house because you like the way that it has been decorated. You’re not buying the furniture; so try to imagine what the property will look like with your furnishings inside.
DON’T get emotionally attachedThis is an important rule to stick to but it is easier said than done. Try to think logically about your purchase and consider all elements such as the price, location and whether or not it will be a smart decision for you.
DON’T rush into anythingThere is no race to buy a home, if you miss out on one property, there will always be others. Take your time and don’t sign on the dotted line until you think you’re ready.
P R O T I P Sbuying:
THE DOS & DON’TS OF HOME BUYING
There are a lot of considerations to weigh up when buying a new home, and it can be easy to fall into the trap of buying a property based purely on emotion. Before you start looking for your next
home or investment, keep the below tips in mind:
Street appeal is the first thing you should pay attention to, as your front yard is your home’s biggest advertisement. Buyers will create an instant opinion on your property based on aspects such as the fence or how well the front yard is kept and maintained. Mowing lawns and raking up leaves are absolute musts before inspection day.Next up, you need to take a good look at the inside of your home and give it a
When presenting your home for sale it goes without saying that you want to make a good impression on your buyers and this usually means fixing anything that is broken, and cleaning up around the house and in the yard.
Have you just placed your home on the property market? Is it ready for its first property inspection?

the buyer’s shoes and try to imagine what first
impressions your propertywill give them.”

thorough clean up. Clear away clutter on benches and tables, or any unsightly items that might be stashed in corners. Try to make the property feel as fresh and clean as possible. If there are any leaking taps or broken lights, these should be fixed before inspection day too.
Right before the property inspection you might also consider creating a nice atmosphere in your home by opening curtains and windows and putting fresh flowers out. If it’s a cold winter’s day it can also be nice to have the heating on, or having fresh baked treats left out for guests.
If you require any advice on how to best present your property for inspections,
then please get in contact with our office.
Designing a kitchen can be tricky. You need to make sure it’s a functional work area that also has plenty of storage space and is aesthetically appealing, whilst also working within the design of the rest of the house. So what kitchen rules should you aim to stick to ensure that your kitchen is the heart and soul of your home?
The work triangle This is the first aspect to think about when designing a kitchen. You want to place the refrigerator, sink and primary cooking surface in a triangle with the shortest walking distance from each other so that you can easily move between these when preparing meals.
Lots of storageYou can never have enough storage in a kitchen. If your kitchen only has limited space, you can add extra storage with the addition of floating shelves or hooks.
Cabinet doorsBe aware of where doors open out to, and try to avoid doors that open into walls, especially if you have protruding door handles.
Kitchen zonesWhen it comes to thinking about where to put your cabinets and appliances, you might like to think about your kitchen in terms of work zones. Typically in kitchens there is a cooking zone where you can work with your hot pots and pans; a washing zone for cleaning up; and a storage zone where all your food is kept.
If you’re unsure about how to design your kitchen there are plenty of resources online, it also helps to talk to a kitchen expert to make sure you end up with a kitchen that is just right for your home.

Televisions shows may make the renovatingprocess seem quick and easy, but the realityis often very different. Renovating yourhome takes time and if you want goodresults it is important not to rush.
Whether you’re renovating one room or an entire house, renovating takes careful thought, and when planning and budgetingit is important to take the time to source different quotes and find certified builders who will carry out the job to your satisfaction.
When you do hire someone, be clear on the price and what it includes in regards to materials and services, and what time frames you can expect. There is also apossibility that unforeseen problems will arise during the renovation (such as termites or structural issues) so budget for more than you expect to pay.
P R O N E W Sslow down
DON’T RUSH YOUR RENOVATIONS
If you’re planning on tackling a renovation project yourself, it is still worth talking to other builders and experienced renovators for advice to ensure that you’re not taking on more than you’re capable of achieving. A bad renovation job can cost a lot of time and money to fix, so if you haven’t renovated before it’s probably a good idea to invest in the services of a qualified tradesperson to help you out.
Overall, renovating can be extremely rewarding and it can add substantial value to your home, but it is important to take your time, ask lots of questions and make the right decisions for your home.

Smoke Alarm Awareness Week takes place from July 21 – 27 to help raise public awareness about the importance of having working smoke alarms in all homes and buildings.
Accidental house fires are all too common in Australia; with statistics showing that one house fire occurs every 26 minutes.
To make sure that people are given the vital warnings they might need in case of a fire the following checks need to be in place:

To make sure that you stay smoke alarm aware, head towww.smokealarmawareness.org.au
where you can set up free smoke alarm reminders so that younever forget to perform a potentially life-saving task.
This is a free service and you can even customise the remindersto be sent at intervals that work for you.
