Septic: There are two private, on-site septic/wastewater system with 1000 gallon concrete tanks, one servicing thehome and another servicing the workshop/apartment.

Home: Upon purchasing this property the owners tore down the original farmhouse that was in poor condition to build acontemporary cape style home. In 1994, renovations began to update and convert the home into a classic Cape Cod/NewEnglander style home. High quality finish work includes pine floors milled from the property, custom kitchen cabinetrysourced from the property with yellow granite counters, and timber frame accents on the main level. Windows and handstained cedar shake siding complete the aesthetics. There is a propane wall furnace for heat and a washer and dryer downstairs in the workshop. Thereis also a quaint second level deck for relaxation. The previous tenant was paying $600/month for rent plus utilities. Aspring well services the apartment and the seller has installed a UV/Filter system. The tenants have traditionally notused the water for drinking and the sellers have done no testing. Apartment is currently vacant waiting for the nextowner to decide is best use as an apartment, caretaker home, in-law suite or extended family get-a-away.

Outbuildings: Behind the home and Barn/Workshop lies a large driveway with plenty of space for a maneuvering largeequipment (i.e. turnaround space) as well as three out buildings. Land/Sugaring: The sellers will retain 15.7+/- acres of the 74.7+/- acres, therefore, marketing the estate with a totalof 59+/- acres. The land is predominantly hardwood forest and the owner’s have sugared up to 1,400 sugar maples overa 30 year period. The owner believes that there is a practical 500 taps ready for use at this time. The home sitecontains raised vegetable garden beds, numerous perennial flower beds, and the seller indicates three apple trees, twopear trees, and two cherry trees are on the property. Seller indicates wild grapes and hops, as well. There are severalhigh quality trails on the property, perfect for hikes, ATVs, or horseback riding.

Pool: Adjacent to the home is an in-ground heated 32’ x 16’ pool with a surrounding pressure treated deck. The pool wasinstalled in 1988, however, a new liner was installed in 2015. Currently, the owners open and close the pool and estimatechemicals at $400 per year.
