tors hosted a roundtable discussion last week about the role real es-tate professionals play in resolving housing problems their clients and even themselves are facing amid rising rents and the limited supply of homes for sale.

Roundtable participants in-cluded Angie Watson, fair housing coordinator with ECHO Housing, who confirmed what many Real-tors are hearing from their clients, neighbors and family members,

“Many renters are experienc-ing extraordinary rent increases throughout Alameda County,” she said. “People are moving out of the area to Vallejo and Stockton because rents are so high.”

“My son moved out for cheap rent but moved back for a better paying job,” said Russell Barto, with Fremont Bank, remarking on his personal experience with this situation. “Now he’s thinking of moving again because rent is so high. It’s a scary thing for young people who want to get into the housing markets.”

The purpose of the roundtable was to discuss how real estate pro-fessionals can help.

William Doerlich, a Realtor from

San Ramon, suggested renters faced with a rent increase need to take the long view. “It can be cheaper to stay in place and pay a higher rent than pay all the costs associated with moving,” he said. Watson acknowledged land-lords play a critical role. While she agreed they have a right to make a prof-it, she also suggested that “many apart-ments are rented at less than the cur-rent market rate, but landlords need to un-derstand many ten-ants are struggling so maybe rent increases can be phased in over time.” Other current real estate issues covered during the roundta-ble included online rental scammers who ask for a full year’s rent in advance and other personal financial infor-mation — all for a bogus unit in a home that the scammer may be squatting in. “There are good social media resources for finding rental prop-erty without some of the risks from other on-line portals,” said Angela

Dunbar, a real estate professional in Pleasanton who mentioned an alternative source of rental infor-mation. Watson described a unique op-portunity for current home owners and renters, “ECHO offers a shared housing program in Pleasanton

and Livermore that matches home own-ers with empty rooms with potential room mates.” Dunbar comment-ed that home owner-ship could be feasible for current renters, “working in lending there are many poten-tial buyers who don’t realize they could qualify for a mortgage — education is huge.” Judy Rose, a Real-tor from Castro Val-ley, suggested, “Rents

are so high that for some people it makes more sense to purchase a home because a mortgage pay-ment could end up being less than rent.” Editor’s note: David Stark is the public

Associates at real estate firm Keller Williams are set to take off work next Thursday, but hardly for a day of rest. Those at the KW Tri Valley team will “Give Where They Live” as part of the company’s annual RED Day, a day of service dedicated to re-newing, energizing and donating (RED) to the local community. As part of the RED Day effort, KW Tri Valley will spend the day at the home of a local veteran, working on his home from in-side out repairing, restoring and cleaning to give back to a man who himself gave to his country, according to company officials. “RED Day is built on the be-lief that people can and should come together to achieve ex-traordinary things to help oth-ers,” team leader Jennifer Haus said in a statement. “We all know that filling all the gaps in our communities can’t be accomplished by serving just once a year. RED Day just hap-pens to be the one-day expres-

sion of the constant state of the Keller Williams culture. We see a need, discover who can meet it and get it done,” Haus added. The local veteran said he is thrilled to receive help to finish projects he just physically cannot finish as well as to create a fresh, safe, beautiful environment for him to live and work in his gar-den, according to KW officials. Since the first RED Day in 2009, Keller Williams associ-ates have given hundreds of thousands of hours of commu-nity service through activities ranging from food and blood drives to rebuilding homes and schools for community mem-bers in need.
