3.5BETTER APARTMENT DESIGN STANDARD

Our development concept is focused on establishing as broad a mix of apartment types as possible throughout the building that will appeal to many different people across the demographic spectrum. We believe creating apartment types that appeal to a broad range of people can build a diverse and sustainable community in Fishermans Bend for future generations. It is our contention that a diverse community will mean different groups using and activating the public and private domain at different times of day and night, bringing added vibrancy to the area and developing a new community in a neighbourhood currently in transition. It may be the young professionals who dine out regularly in local restaurants, the elderly retiree who is at home during the day enjoying their garden, or the young and established families enjoying nearby parks and local shopping strips. We fully acknowledge that this type of aspiration for social diversity in a commercial market is a complex social engineering idea. We seek with this design to embrace this complexity, and to this end have employed a number of strategies that underpin this concept and ensure that there is an inherent flexibility in the apartment types that in turn ensure their desirability to a wider group of people. Some of these strategies include:

ENVIRONMENTAL AMENITYEvery bedroom in every apartment in this concept design has a window to the outside. We believe that access to natural light and ventilation is a key amenity concern for those who in the past may have only shortly contemplated the idea of apartment living. APARTMENT POSITIONWe have attempted to syncopate the location of different apartment types within the building to the demographic groups most likely to enjoy them, and by doing this attract different groups within the community to live in Fishermans Bend. Examples of this include the larger 3 bedroom apartments lower down in the building, not just as penthouse style apartments, appealing to families for whom backyards and gardens are desirable. other examples include creating 2 bedroom apartments in affordable positions allowing small aspirational families to take the next step up on the property ladder.

AFFORDABILITYProviding an optimum mix of apartments within the allowable envelope therefore making the apartments affordable for rental to the broadest demographic possible.
