DESIGN RESPONSEThe subject site is a lot of 1,956m2 has been designed with 7 dwellings toprovide dwelling diversity to the local community. Taking the advantage ofthe site orientations, all the proposed Secluded Private Open Spaces andLiving areas has been designed to the north of each dwelling wherepossible. In order to address the sensitive interfaces to the north, west andeast, the proposed dwellings have been designed to setback from theboundaries at least 2m which offer limited amenity impacts. A number ofcanopy trees have been planted in the proposed SPOSs and commonproperty to maintain the existing neighbourhood character. In terms of thedesign, the proposal adopts the common architectural design elements inthe nearby area, such as pitched roof, brick walls and it evolves acontemporary design to accommodate the modern dwelling demands. LarchStreet streetscape has been protected by designing only three detacheddwellings with three crossovers.
