WHO CREATED ENCORE AND WHY THIS COMMUNITY IS SO SUCCESSFUL
Q: WHO IS THE DEVELOPER?A: Encore Capital Group is the developer of Encore Resort at Reunion. Encore is a vertically integrated firmwith land acquisition, entitlement, development, construction sales and marketing capabilities in-house.Encore and it’s affiliated companies collectively have over $10 billion in current development.The company currently has investments in Miami, Orlando, Jacksonville, Tampa, Los Angeles, San Diego, Sacramento, San Francisco, Dallas, Austin, and Phoenix. Encore owns both the development and the Encore Club,
and has a vested interest in the long-term continued success of the community. Encore’s portfolio now includes four major hospitality and vacation resorts brands: Bear’s Den by Jack
Nicklaus, Encore Resort at Reunion, Margaritaville, and Paramount.
Q: WHAT AMENITIES CAN RESIDENTS AND GUESTS ENJOY AT ENCORE? A: The amenities include the private Encore Club and AquaPark. Owners and guests can
enjoy Finn’s restaurant, the Shark Lounge, the Grab & Go market for on-the-go snacks and beverages, the fitness room, the Hang Ten Hideaway for children with gaming systems, TV and activities arranged by the Encore Club’s professional team. Customer service is a hallmark of our community. Encore provides concierge services including transportation inside Encore as well as to nearby theme parks, shopping along with
services such as arranging for personal chefs, grocery deliveries and more.
Our AquaPark features thrilling slides; a 50-foot drop-slide, racing slides and tube slides, as well as a Surfer Safari splash
zone for younger children. Cabanas with pool-side café service and swimming pool provide hours of relaxation. In addition the
Encore Club features tennis courts, basketball court, beachvolleyball, a soccer field and more.
Q: ARE THERE ANY FEES CHARGED TO USE THE AMENITIES IN THE CLUB? A: Yes. There will be monthly Club dues of $100 for members.
Q: CAN ENCORE RESIDENTS USE THE AMENITIES IN REUNION? A: Yes, as an owner you have the option of becoming a Reunion Member. For information on access
privileges, membership programs and associated fees, please contact the Reunion Membership office at 855.821.0006.
Q: WHO BUILDS THE HOMES? A: Encore Resort Homes at Reunion is the homebuilder. The principals at Encore have more than 50 years
of success in the home building industry throughout the United States.
Q: CAN HOMES BE RENTED? A: Yes, zoning ordinances in Osceola County allow for short-term. In order to protect the integrity and
quality of the community, Encore offers three preferred vacation rental management companies who can provide turn-key services for owners who desire to generate earnings from their homes when they are not using it. All marketing, administration and bill-pay can be handled by these preferred vacation rental companies.
Q: DOES ENCORE HAVE SECURITY? A: Yes, the gatehouse is staffed 24/7 every day of the year. Reunion also has roaming patrols that will drive
through the community as part of their ongoing patrol schedules.

Q: WHO CAN JOIN AND USE THE ENCORE CLUB?A: Owners at Encore Resort Homes, their families and relatives (including adult children) and guests can
enjoy membership privileges at the Encore Club. Members may use all the facilities at the Club and are not responsible for operating or capital assessments. Members will have access to a members-only web portal to access Club updates, information and activities for members.
Q: CAN CLUB MEMBERS INVITE GUESTS?A: Yes, subject to the Rules and Regulations and upon payment of a daily houseguest access fee, friends
can enjoy the Club’s outstanding facilities and services accompanied by a Member.
Q: CAN RENTAL GUESTS USE THE CLUB FACILITIES?A: The Club will allow short-term rental guests of approved rental management companies to use the Club facilities, upon payment of daily access fees and other applicable fees and charges, as per the Club rules and regulations. The Club may also have Temporary Members, Developer Members,
and Honorary Members, reciprocal and access arrangements and promotional and other use privileges.
Q: AM I REQUIRED TO OBTAIN A MEMBERSHIP AT THE ENCORE CLUB? A: The Declaration of Club Covenants recorded in the public records of Osceola County,
Florida, requires each owner of a residence in Encore Resort at Reunion to acquire and maintain a membership in the Club. Therefore, each initial and resale purchaser of a residence must submit a Membership Agreement and pay the required joining fee on or before the closing of their residence.
Q: HOW DO I BECOME A MEMBER? A: To become a member of the Club, owners must submit to the Club a fully
completed and signed Membership Agreement and a check in the amount of the required joining fee, $1,000.00. Owners of Encore Resort at Reunion residences are not subject to application and approval by the Club, unless otherwise determined by the Company.
Q: HOW WILL THE CLUB KEEP INFORMED OF THE DESIRES OF ITS MEMBERS? A: The Club established an advisory Board of Governors comprised of members, whose
purpose includes fostering good relations between the members and management of the Club, providing the Club with input on programs, plans and activities, and advising on the Club’s policies, rules and regulations.
Q: CAN RESIDENTS RESERVE FACILITIES IN THE CLUB FOR PRIVATE PARTIES AND EVENTS?
A: Yes, the Encore Club staff will gladly assist with arrangements for private events.
