une nouvelle fois par le projet
polimmo, sa volonté de s’engager
en faveur de constructions
écologiques, synonymes d’une
réduction de la consommation
d’énergie. polimmo répond aux
standards suisses en matière de
développement durable et devient
l’une des premières réalisations
minergie pour un bâtiment
artisanal en restructuration.
Situé dans la zone industrielle
des acacias à Genève, le bâtiment
construit dans les années 1960,
occupe une position privilégiée
en bordure du centre ville, dans
une zone en plein développement,
constituant le plus grand potentiel
d’investissement à l’intérieur
de la zone urbaine de Genève.
l’immeuble existant offre une
surface de plancher de 2260m2
occupée par une dizaine de
sociétés, dont une entreprise
de matières plastiques et une
imprimerie. les travaux en cours
de construction sont menés tout
en maintenant le bâtiment.
le projet s’articule en 3 parties :
- la rénovation complète des
façades existantes
- la surélévation du bâtiment d’un
niveau, soit 1220m2 de surfaces
supplémentaires
- la construction d’un corps de
bâtiment comprenant la nouvelle
entrée et un sous-sol de 495m2
ut i l isés comme dépôts de
matériel.
le concept architectural affirme
une nouvelle identité à l’édifice
par la création d’une tour reliée
au bâtiment existant par des
passerelles vitrées. la nouvelle
entrée devient ainsi un repère
significatif dans la trame urbaine
le long de la voie d’accès principale
au centre ville. la structure et les
façades en métal du nouveau projet
reprennent le caractère industriel
du quartier en lui donnant une
image contemporaine, en rupture
avec l’architecture existante.
le concept structurel de la
surélévation est celui d’une
structure ponctuelle métallique,
de manière à ne pas charger
les fondations existantes. la
structure légère est stabilisée
par un noyau en béton, utilisée
c o m m e g a i n e t e c h n i q u e
verticale. le mode de fixation des
poteaux – poutres est capable
de répondre aux déformations
induites par un tremblement de
terre, et la structure ponctuelle
existante en béton sera renforcée
au rez-de-chaussée par des
contreventements. la structure de
la tour d’entrée est composée de
poteaux métalliques et de dalles
en béton, stabilisée en son centre
par une cage en béton apparent,
servant de cage d’ascenseur. pour
répondre au standard minerGie®,
un investissement conséquent
dans la technique s’est imposé par
des mesures ciblées se déclinant
en 6 points :
- mise en place d’une isolation
renforcée du bâtiment existant
(entre 16 et 26cm)
- remplacement des vitrages
existants et mise en place de
fenêtres en triple verre
- forage de 11 puits géothermiques
à 240 mètres de profondeur
- mise en place d’une ventilation
à double-flux
- construction de puits canadiens
sur une centaine de mètres à
2,40m de profondeur
- installation de 54 panneaux
solaires en toiture, produisant 10
kWpeak par année
la géothermie apporte l’énergie
nécessaire au chauffage des
10’500m3 de l’immeuble rénové,
à l’aide de 2 pompes à chaleur,
récupérant la chaleur du sol en
hiver, et la fraîcheur du sol en été.
la réversibilité d’une des pompes
permet ainsi de rafraîchir les
locaux par la méthode du natural-
cooling.
la ventilation à double flux
récupère l’énergie des locaux
et la transfère à l’air neuf par
l’installation par le service d’un
monobloc muni d’un échangeur à
haute performance, permettant de
récupérer jusqu’à 70% de l’énergie
du flux extrait. les puits canadiens
au rez-de-chaussée fournissant
l’air frais au monobloc améliorent
la performance globale en
permettant en hiver de préchauffer
l’air de 5°c et de rafraîchir l’air en
été de 5°c.
toutes ces mesures vont permettre
de diminuer la consommation
d’énergie actuelle par 5.
la performance permettra une
économie de 80% sur l’énergie
consommée par rapport à un
bâtiment standard.

10111011Глубинная температура поставляет энергию, необходимую для обогрева 10’500м3 площади здания. Два новых теплонасоса используют тепло почвы в зимний период, и прохладу в летний. Реверсивность одного из насосов позволит также снижать температуру в помещениях м е т о д о м е с т е с т в е н н о г о охлаждения.
Двух-поточная система вентиляции забирает энергию из помещений и, через высокопроизводительный теплообменник преобразует её в свежий новый воздух. Такая система позволяет использовать до 70% выделяемой энергии. Расположенные на первом этаже вентиляционные трубы поставляют свежий воздух: в зимний период он дополнительно прогревается на 5°C, а в летний – охлаждается на 5°C.
Все эти меры позволят уменьшить расход энергии в 5 раз.

following its monthoux building
development , Groupe H is
undertaking another environment-
friendly, low-energy-consumption
project: polimmo. polimmo
meets Swiss standards for
sustainable development and is
one of the first minergie projects
involving the conversion of a
small-scale industrial building.
located in the acacias industrial
area of Geneva, the building was
constructed in the 1960s and
occupies a favoured position
on the edge of the town centre.
this is a rapidly developing
area offering great investment
potential. the existing building
has a floor area of 2,260m2 and
is currently occupied by ten or so
enterprises, including a plastics
manufacturer and a print-works.
While the construction work is in
progress, the building will continue
to function normally.
the project breaks down into three
phases:
- a complete renovation of the
existing elevations;
- the creation of an extra storey,
to give an additional 1,220m2 of
floor area;
- the construction of building
comprising a new entrance block
and a 495m2 basement, to be used
for storing equipment.
the architectural concept,
involving the creation of a tower
linked to the existing building
by glazed walkways, gives the
building a new identity. the new
entrance block will be a significant
landmark on the main route
into the town centre. the metal
structure and elevations of the
new development are faithful to
the district’s industrial character,
while giving it a contemporary
image which marks a break with
the existing style of architecture.
the addit ional storey is of
lightweight metal construction,
to avoid overloading the existing
foundations. it is given stability by
a concrete core, forming a vertical
service shaft. the uprights and
beams are fixed in such a way as
to resist earthquake damage, and
the existing concrete structure on
the ground floor will be reinforced
using a system of braces.
Structurally, the entrance block is
constructed of metal uprights and
concrete slabs, stabilized centrally
by a visible concrete well which
serves as the lift shaft.
to meet the minerGie® standard,
we have had to adopt six targeted
measures involving substantial
investment:
- improving the insulation of the
existing building (between 16 and
26cm);
- replacing existing windows with
triple-glazed units;
- drilling 11 geothermic wells to a
depth of 240 metres;
- installing a dual-flow ventilation
system;
- constructing “canadian wells”
(earth tubes) over a distance of a
hundred metres at a depth of 2.40
metres;
- installing 54 solar panels on
the roof, to produce 10 kWpeak of
energy each year.
the geothermal energy for heating
the 10,500m3 of the renovated
building is circulated by two heat
pumps, which take heat from
below ground in winter and draw
on cooler air in summer. one of
the pumps is reversible, making it
possible to lower the temperature
of the building using the natural-
cooling method. the dual-flow
ventilation system recovers heat
energy from the building and
transfers it to the fresh air fed in via
a packaged unit fitted with a high-
performance heat exchanger. in
this way, up to 70% of the heat can
be recovered from the extracted air.
the canadian wells on the ground
floor supplying fresh air to this unit
improve overall performance, pre-
heating the incoming air by 5˚c
in winter and cooling it by 5˚c in
summer.
all these measures combined will
make it possible to reduce present
energy consumption by a factor
of five.

label: minergieПосле строительства жилого комплекса Monthoux, ГРУППА-H еще раз подтверждает свое стремление реализовывать экологические проекты с низкими затратами энергии – таков проект POLIMMO, который полностью отвечает швейцарским нормам по устойчивому развитию. Этот проект стал одним из первых с внедрением системы МИНЕРЖИ (Minergie) при перестройке уже существующего здания. Расположенный в промышленной зоне Женевы Acacias, дом, построенный в 60-х г.г. занимает видное место при въезде в центральную часть города. Этот район Женевы представляет на сегодняшний день самый большой потенциал для инвестиций в строительство в черте города. Общая площадь внутри здания – 2 260м2 , в нем расположены около дюжины офисов и
типография. Реконструкция здания осуществляется в рабочем порядке, без отселения.
Проектом предусмотрено три этапа реконструкции:
- полное обновление фасадов,- возведение еще одного уровня, т.е. 1220м2 дополнительной площади, - строительство главного корпуса и нового главного входа, и оборудование 495м2 подземных площадей под складские помещения.
Согласно замыслу архитекторов, здание приобретет новый экстерьер благодаря сооружению башни, которая будет соединяться с главным корпусом застекленными переходами. Новый главный вход также станет видимым ориентиром
в общем пейзаже движения в центр города. Использование металлических конструкций на фасаде здания придаст ему более современный индустриальный вид, органично вписываясь в окружающую архитектуру самого района. Точечная металлическая конструкция легла в основу замысла поднятия здания на один уровень выше. Она будет укреплена на бетонной основе и использоваться как вертикальный технический контейнер. Стойки фиксируются перекладинами, способными выдержать землятресения. Существующая бетонная структура будет усилена ветровыми связями на первом этаже. pentu, traversé par un chemin communal, entouré de forêts et champs
et offrant 3 plans d’eau dans sa partie inférieure.
la circulation automobile sera interdite, seuls des véhicules électriques
pour le transport des bagages ou l’aide aux personnes à mobilité
réduite seront admis.

la demande de permis de
construire a été déposée avec, au
programme :

sur le haut du terrain, se composent
de 2 niveaux + combles, dans un
volume habituel pour le morvan,
soit une forme rectangulaire et une
toiture à 45°.
- 2 anciens bâtiments sont
réhabilités pour y aménager
7 appartements en duplex en
conservant la structure d’origine.
- l’auberge existante et son
restaurant sont restructurés
et un nouveau bâtiment vient
les compléter, avec un espace
polyvalent au rez-de–chaussée
en prolongement du restaurant

maisons disséminées dans le site
seront chauffées par convecteurs
électriques, énergie déjà sur place
et plus économique dans ce cas
puisqu’il n’est pas nécessaire de
construire un réseau de chaleur
enterrée.
cette collaboration se poursuit,
notamment au niveau des modes
constructifs du morvan et du
traitement des matériaux, par la
mise à disposition d’études déjà
effectuées sur la composition des
crépis, le traitement des bardages
bois extérieurs ou la composition
des toitures.
l’intégration du projet dans
le site et son paysage est une
composante primordiale. les
chemins existants et les murets
en pierres qui les accompagnent
seront conservés pour la plupart.
la mairie souhaite que les clôtures
respectent la tradition des haies
réalisées en bois de châtaignier :
les branches sont cassées, pliées,
emmêlées afin de former une haie
naturelle, très résistante, fournie
et feuillue en été et de branches
nues en hiver.

Этот строительный проект разработан для местности, именуемой «Les Brizards » в коммуне Quarré-les-Tombes в Mорване – великолепный участок, частично лесистый, частично равнинный, прекрасное место для любителей пеших и велосипедных прогулок, собирателей грибов, рыболовов, и просто отдыхающих душой и телом!
Мы предложили задействовать все природные особенности этого участка : его наклонность, проходящую коммунальную дорогу, окруженную лесом и полем, и три водоема в нижней части участка. Движение автотранспорта будет запрещено. Допускаются лишь электромобили для перевозки багажа или для помощи лицам с ограниченной подвижностью.
Программа
Мы подали заявку на проведение строительных работ:
- 77 новых жилых зданий:22 дома, группами по 4 или 5 располагаются вокруг самого большого озера, выходя торцами на водоем; теневая часть на первых этажах, и солнечная - на балконах и верхних этажах. 23 дома, расположенных на одном уровне по склону, крыши, покрыты растительностью, чтобы органично вписываться в окружающий пейзаж; некоторые дома специально оборудованы для инвалидов. 32 дома группами по 4 или 6 в верхней части участка состоят из 2-х уровней + крыши в размерах, принятых в районе Морван, а именно, прямоугольной формы с кровлей в 45°.
- 2 старые постройки будут реконструированы под 7 двухъярусных квартир, сохраняя первоначальную форму. - Существующие гостиница и ресторан будут перестроены, к ним добавлено новое здание с большой многоцелевой площадью на первом этаже, внизу будут располагаться бассейн и спортивно-оздоровительный комплекс. Архитектурный замысел и энергопроектирование
Все новые постройки будут иметь деревянные несущие конструкции или деревянные плиты. Это предусмотрено в экологических целях, чтобы уменьшить вредные воздействия стройки на окружающую среду и сократить темпы строительства. Мы планируем «ставить» по 2 дома в неделю на бетонную плиту, которая уже сооружена.
При поддержке и участии Maison du Parc, мы разрабатываем для гостиницы проект котельной с использованием дров. Остальные дома на участке будут отапливаться посредством электрических конвекторов: уже существующие источники более экономичны, так как нет необходимости строить подземную систему отопления.
Н а ш е с о т р у д н и ч е с т в о распространяется также на методы строительства, принятые в Морване и на способы обработки материалов: нам предоставлены уже готовые разработки по составу штукатурки, кровельных покрытий и по обработке дощатой обшивки зданий. Интеграция строительного проекта в пейзаж данного участка это главное условие.
Существующие дороги и небольшие низкие стены из камня будут сохранены.

the site for development is on a
steep slope, traversed by a country
lane and surrounded by fields and
woodland. it also comprises three
lakes in the lower section. cars
will be banned, except for electric
vehicles used for transporting
baggage and ensuring mobility
for people with disabilities.
programme
a planning application has been
lodged, seeking permission for:
- 77 new accommodation units:
- 22 houses, grouped in fours or
fives around the largest lake with
views out over the water; they
are designed with the sleeping
accommodation on the ground
floor, the day rooms and terrace
on the first floor.
- 23 single-storey houses, set
into the hillside, with a planted
roof to ensure they blend into the
landscape. Some are designed
with the disabled in mind.
- 32 houses, grouped in fours and
sixes on the higher part of the plot,
consisting of two storeys and an
attic. their design is typical of the
morvan: rectangular with a roof
pitch of 45˚.
- 2 existing buildings are being
converted to create 7 duplex
apartments, the original structure
being retained in each case.
- the existing “auberge” (country
inn) and its restaurant are being
restructured and a new building
added. this will have a multi-
purpose area on the ground
floor forming an extension to the
restaurant and, on the floor below,
a fitness centre and swimming
pool.
architectural and energy-saving
features
all the new buildings are timber
framed or constructed of wooden
panels to ensure they are
environment-friendly, cause only
a minimum of pollution during
construction and can be built
quickly. the aim is to erect roughly
two houses a week on pre-laid
concrete slabs.
With the support and participation
of the maison du parc (park
authority), ways are being studied
of developing a wood-fired heating
system for the auberge/inn and its
extension. However, the houses in
other parts of the development will
have individual electric convection
heaters, since electricity is already
available on site, and will be
cheaper in this case, since there
is no need to build an underground
heating distribution network.
cooperation with the maison du
parc also extends to consultation
on local construction methods
and the treatment of materials.
We have been able to draw on
existing studies on the composition
of renders, the treatment of
exterior wooden cladding and roof
construction.
the integration of the project
with the landscape is a vital
consideration. most of the existing
paths and their accompanying
stone walls will be retained.
the local author i t y wants
traditional chestnut hedging to be
used for boundaries: the branches
are broken, laid and interwoven to
form a natural hedge, which is very
thick and strong, leafy in summer
and consisting of bare branches
in winter.
SUmmarY
this tourist accommodation
development, the largest in the
Yonne département, is being
closely followed to ensure that
it is an exemplary operation,
demonstrating that a project of
this kind can be undertaken in a
protected “nature reserve”.

Un client, deUx proJetS
voici un site exceptionnel en
bourgogne, près de montceau
les mines, au cœur du charolais,
pays d’éleveurs et d’hommes de
la terre…
le terrain offre 120 hectares
d’une région vallonnée, mélange
de pâturages et de forêts. Un
château et ses dépendances
comme point culminant et un lac
privatif de 13 hectares sont les
points remarquables de ce site.
la difficulté majeure réside
dans l’absence de règlement
d’urbanisme autre que le rnU
(règlement national d’urbanisme)
qui, à part dans le cas d’un
projet d’intérêt, prévoit la zone
inconstructible.
Un premier projet prévoyait
de développer deux sites en
hébergements de tourisme soit :
- réhabilitation du château et des
existants en logements, ainsi que
quelques nouvelles constructions,
conformément à l’avis d’un
certificat d’urbanisme demandé
pour cette partie du site.
- « village » de tourisme avec 150
maisons réparties dans la forêt
et en bordure du lac, l’ensemble
aménagé en base de loisirs (voile,
pêche).
ce programme a été refusé par le
conseil municipal, qui ne veut pas
d’un projet de cette envergure sur
sa petite commune ; interdiction
donc d’urbaniser les abords du
lac.
le propriéta ire, décide de
développer un nouveau programme
autour du château, en laissant le
lac dans son état naturel actuel.
c’est cette nouvelle mission
que doit mener le Groupe H
: développer un programme
équilibré, adapté à la région, et
à l’architecture suffisamment
intégrée pour convaincre les
instances et obtenir ainsi le permis
de construire.

А вот поистине уникальная местность в Бургундии недалеко от Montceau les Mines, в самом сердце Шароле, регионе скотоводов и земледельцев...Участок представляет собой 120 гектаров холмистой местности, смесь пастбищ и участков леса. Здесь расположен замок со служебными помещениями, а также озеро, площадью 13 га. Самая большая сложность заключается в отсутствии других градостроительных правил, кроме как RNU (национальный градостроительный регламент), согласно которому определенная часть участка не подлежит застройке.
Первый проект предусматривал строительство двух жилых туристических зон:
Переоборудование замка и служебных помещений под жилье, конструирование нескольких новых построек в соответствии с градостроительным сертификатом, выданным для этой части участка. Туристическая деревня « Village », состоящая из 150 домиков, построенных в лесной зоне и на берегу озера – туристический комплекс для отдыха (парусный спорт, рыбная ловля). Этот проект не был одобрен муниципальным советом: для коммуны небольшого размера проект оказался слишком большим - запрещено строить на берегах озера.
Владелец участка решил разработать другую программу реконструкции замка, оставив озеро в его природном виде.
Эта задача стоит сейчас перед Groupe H: выработать сбалансированную программу, адаптированную для данного у ч а с т к а , с д о с т а т о ч н о интегрированной архитектурой, для того, чтобы убедить городские инстанции и получить разрешение на строительство.

this is an exceptional site in
burgundy , near montceau
les mines, in the heart of the
charolais country, famous for its
cattle and farming activities... the
plot consists of 120 hectares in a
hilly area, a mixture of pasture
and woodland. the outstanding
features of the site are a château,
with its outbuildings, and a private
lake covering 13 hectares. the
main difficulty is that the area
is subject to the rnU town and
country planning regulations,
which do not permit new building
developments, unless a project is
judged to be of special interest.
the initial plan was two develop
two sites to create tourist
accommodation, involving:
- the conversion of the château
and other existing buildings into
residential accommodation, and the
building of some new structures,
in accordance with a planning
certificate already requested for
this part of the site.
- a tourist village of 150 houses,
set in the woods and by the lake
side, designed as a purpose-built
leisure centre (sailing, fishing).
this programme was turned down
by the municipal council, which
did not want so-large-scale a
project on its small territory. So
permission to build on the lake
side was refused. the owner
has since decided to create a
new development centred on the
château, leaving the lake in its
present natural condition.
this, then, is the task that has been
assigned to Groupe H: to develop a
balanced project, in keeping with
the local environment, and with the
buildings sufficiently integrated
into the landscape to persuade
the authorities to grant planning
permission.

la base du concept de l’hôtel
est le monde thématique de la
nature, de la littérature et du
futur. les clients ciblés doivent
être authentiques, constants,
éduqués et clairs voyants.
Une montre, un hôtel et une ligne
de produits alimentaires sont
commercialisés sous le même
nom. dans l’hôtel, des séminaires
et des manifestations ont lieu,
les invités des entreprises y sont
logés utilisant l’installation pour
les présentations. les montres
vendues à la boutique de l’hôtel
sont fabriquées dans l’atelier de
l’hôtel. l’hôtel se positionne dans
la catégorie cinq étoiles mais avec
une spécificité unique.
au-dessus de liGerz, au bord du
lac de bienne, dans le village de
ScHernelz, l’hôtel est accessible
exclusivement par le funiculaire
reliant la gare de liGerz avec la
montagne JUra. la liaison avec le
village est assurée par des voitures
électriques.
Un concept arcHitectUral adapté propoSé par le GroUpe H
le terrain est entouré de vignobles
et il est bordé sur les hauteurs
par une forêt. le calme règne
et l’image typique d’une Suisse
bercée par une très belle nature
s’offre à nous. le concept de l’hôtel
découle directement du lieu où il
se situe c’est-à-dire l’intégration
du bâtiment dans le paysage, le
respect de la nature, la tranquillité
des lieux.
le complexe hôtelier se répartit
sur 9 niveaux s’intégrant, dans la
forte pente du terrain, au moyen
de toitures terrasses. les façades
sont recouvertes d’un parement
en pierres rappelant les murs des
vignes. Un couloir de circulation
traversant tout le bâtiment dans
sa profondeur, dessert les blocs
d’ascenseurs et d’escaliers
menant à chaque niveau. le
1er niveau, accessible depuis
le chemin pédestre, comprend
les livraisons, la cuisine, les
vestiaires du personnel et les
locaux techniques.
au 2ème niveau, accessible
également depuis le chemin, se
trouvent le parvis d’entrée, pouvant
servir aussi de lieu d’exposition
extérieure, un atelier en relation
directe avec le parvis, la terrasse
du restaurant et du bar, le hall,
la réception, le shop, les bureaux
de l’administration, le bar, le
restaurant et une petite cuisine
d’appoint.
au 3ème niveau se situent
une galerie d’exposition, une
bibliothèque, un atelier ainsi
qu’un 2ème restaurant avec
sa terrasse et une 2ème petite
cuisine d’appoint. au 4ème niveau
se trouvent d’un côté l’espace
du spa avec l’accueil, les salles
de massages, les vestiaires, les
saunas et hammams, une grande
piscine et plusieurs jacuzzis, et de
l’autre côté l’espace conférences
avec l’accueil, le vestiaire, le foyer
et plusieurs salles de séminaire.
a partir du 5ème jusqu’au 9ème
niveau, se situent 45 chambres,
dont 10 suites junior, bénéficiant
chacune d’une terrasse privative
avec la vue sur le lac.
Un escalier extérieur situé le long
de la façade pignon de l’hôtel nous
mène jusqu’au sommet de la
parcelle où notre regard se perd
dans une magnifique vue sur le
lac, l’île rousseau et les alpes
suisses.

В основу этого замысла легли идеи, связанные с окружающей нас природой, миром литературы и творчества, и с будущим развитием. Потенциальной клиентурой станут высокообразованные неординарные личности, люди ясного ума, приверженцы подлинных ценностей.
Под этой маркой выпускаються часы, серия пищевых продуктов. Это имя носит и сам отель, в котором проводятся семинары, конференции, и проживают участники и приглашенные. Часы, которые можно купить в бутике гостиницы, производятся здесь же, в мастерских. Отель относится к категории 5 звезд, но с уникальной особенностью. Со стороны озера BIENNE, в поселок SCHERNELZ, где расположен отель можно попасть только на фуникулере, который соединяет вокзал LIGERZ с горами ЮРА. Связь с самим поселком обеспечивают электромобили.
Архитектурный план, предложенный GROUPE H
Местность окружена виноградниками, а выше, лесной зоной.Царит полное спокойствие: типичный образ тихой Швейцарии в обрамлении красоты горного пейзажа. Архитектурный замысел напрямую связан с местностью – гармоничное вхождение зданий в окружающий пейзаж, сохранение нетронутых естественных участков и общей тишины.
Гостиничный комплекс располагается в виде крытых террасс на 9 уровнях по всему достаточно сильному откосу. Фасады облицованы камнем, напоминая ограждения виноградников. Проходящий вдоль всего здания корридор связывает лифтовый блок и лестницы, ведущие на уровни (этажи). На 1-ом уровне располагаются кухня, подсобные помещения, место для доставки, гардеробная для обслуживающего персонала. К нему ведет пешая дорожка. На 2-ом уровне находятся главный вход, где можно размещать разнообразные выставки, мастерская, террасса ресторана и бара, холл, зона приема и регистрации клиентов, бутики, административные кабинеты, бар, ресторан и подсобная дополнительная кухня. На 3-ом уровне планируются выставочная галерея, библиотека, художественная мастерская, второй ресторан с террассой и еще одна дополнительная кухня. На 4-ом уровне – оздоровительный комплекс SPA, приемный блок, массажные комнаты, раздевалки, сауна и хаммам, большой бассейн и жакузи; с другой стороны – конференц зал, гардероб, фойе и несколько залов для заседаний и семинаров. С 5 по 9 уровень находятся 45 комнат, из которых 10 квартирного типа, каждая с выходом на собственную террассу и видом на озеро. Внешняя лестница, расположенная вдоль торцового фасада отеля, ведет на вершину участка, откуда открывается великолепный вид на озеро, остров Руссо и швейцарские Альпы.

a sensitively designed architectural

the plot is surrounded by vineyards
and, higher up the hillside, by
woodland. it is a place of peace and
quiet, in a beautiful natural setting
of the kind for which Switzerland is
famous. the concept of the hotel
derives directly from the setting:
the building is integrated with
the landscape, respectful of the
natural world and the tranquillity
of its surroundings.
the terraced hotel complex is
spread over nine levels on the
steep slope. the facades are clad
in stone, to harmonize with the
walls of the vineyards. a corridor
traversing the building from
front to back serves the lifts and
staircases giving access to each
level. the 1st level, accessible from
the footway, comprises a delivery
area, a kitchen, staff cloakrooms
and technical services. on the
2nd level, also accessible from
the walkway, are an entrance
courtyard, which can also be used
as an outdoor exhibition area, a
workshop immediately adjacent to
it, the terrace of the restaurant and
bar, a vestibule, a reception area,
a shop, administrative offices, the
bar and restaurant themselves,
and a small auxiliary kitchen. on
the 3rd level are an exhibition
gallery, a library, a workshop,
plus a second restaurant with its
own terrace and a second auxiliary
kitchen.
on the 4th level, on one side are
a spa and its reception area,
massage rooms, dressing-rooms,
saunas and steam baths, a large
swimming pool and several
jacuzzis; on the other, a conference
area with its own reception, a
cloakroom, a foyer and a number
of seminar rooms. the 5th to
the 9th levels are occupied by 45
bedrooms, including 10 junior
suites, each with its own terrace
and view of the lake. an external
staircase on the gable end of the
hotel leads to the top of the plot,
from where there is a magnificent
view out over the lake, the ile
rousseau and the Swiss alps.

dans une perspective d’expansion,
le headquarter du Groupe H
souhaitait agrandir, cette année,
ses bureaux du 42 chemin du
Grand-puits. les nouveaux
espaces, répartis dans deux
corps de bâtiments, sont reliés
par un couloir. Hervé dessimoz
voulait donner sens à ce corridor
qui n’était au départ qu’un lieu de
transition d’un espace de travail à
un autre. borgne, et extrêmement
long, le lieu évoque d’emblée «une
galerie destinée au passage d’une
voie de communication», soit un
tunnel, selon la définition qu’en
fait le dictionnaire. Jouer sur la
symbolique du tunnel s’imposait.
rien ne pouvait mieux incarner
les mécanismes à l’œuvre dans
la démarche de tout projet
immobilier d’envergure que ce
lieu-lien. le tunnel, parfaite
métaphore du processus de
gestation d’une idée, des voies
souterraines qui président à la
création, et plus essentiel encore,
de l’importance d’une bonne
communication. mais le tunnel,
c’est également un ensemble
de codes visuels, des codes qui
ont inspiré l’aménagement de ce
qui est devenu «l’espace musée»
du groupe, autant que son mood
board. Un plafond noir a été
choisi pour renforcer l’effet de
tunnel, et pour mettre en valeur
les interventions, l’une au sol,
les quatre autres aux murs. au
sol, une ligne pointillée sépare
les deux voies, l’une symbolisant
l’écoute, et l’autre la créativité.
Sur l’un des murs, le nom du
Groupe H, traduit en 8 langues,
indique la direction à suivre. Sur
la paroi qui lui fait face, l’histoire
du groupe, son adn, s’affiche
sur 43 panneaux de 1 mètre sur
1 mètre, composés d’une image
et d’un cartouche exprimant la
spécificité de chaque projet ; ils
seront voués à suivre l’évolution
du groupe dans les années à venir.
aux deux extrémités du passage,
les murs tiennent lieu d’écrans de
projection et, partant, d’ouverture
sur le monde, la vie. cet espace,
borgne au départ, devient un
lieu de passage et de transition,
nourricier à chaque fois qu’on
l’emprunte, et le témoin d’une
vision de l’architecture ouverte
sur l’ailleurs.

Фирма Groupe H расширяет помещения своего главного офиса в Женеве, район Мейрен.
Новый офис располагается в двух зданиях, соединенных коридором. Эта часть всегда служила место перехода из одного здания в другое, но господин Эрвэ Дэссимо решил облагородить его другим предназначением.
При первом же взгляде на глухой и бесконечно длинный коридор, сразу приходит сравнение с туннелем. Мы решили выгодно использовать эту метафору. Ничего не может лучше отразить весь процесс и размах строительных работ, чем символика туннеля: от конструкторского проекта (замысел, генерация идей), через постоянные переговоры с заказчиком, до окончательной сдачи объекта на
строительной площадке.
О д н о в р е м е н н о т у н н е л ь ассоциируется с целым комплексом визуальных эффектов. Чтобы усилить сходство с туннелем, для окраски потолка был выбран черный цвет. Пунктирная линия, идущая по полу, как бы разделяет два пути: первый символизирует умение слушать, а второй – творческий подход.
На одной из стен, название фирмы Groupe H на восьми языках указывает направление движения. На противоположной стене 43 панно размером 1м Х 1м рассказывают об истории фирмы и особенности каждого строительного проекта. В начале и в конце коридора – туннеля расположены проекционные экраны, символизирующие
открытость для всего нового как в мире, так и в жизни.
Итак, этот неправильной формы проход-коридор стал своеобразным музеем фирмы, где показаны все этапы её становления и развития – свидетельство нового видения искусства архитектуры.

erve dessimo decided to ennoble
it with another meaning.
at the very first glance, dummy
never-ending passage immediately
reminds of a tunnel. We decided
to make use of this metaphor.
nothing can reflect the whole
process and scale of construction
works better than the tunnel
symbolic: from the construction
project (concept, ideas generation)
through permanent conversation
with the client to the final stage
of submitting the object on the
site area.
the tunnel simultaneously
associates with the entire complex
of visual effects. in order to
strengthen the resemblance, the
ceiling was decided to be colored
in black. the dot line stretching
through the floor divide it into two
ways: the first one symbolizes an
ability to listen, while the second
stands for creative approach.
the Group H logo on one of the
walls gives directions in eight
languages. forty three 1m x 1m
panels on the opposite wall tell
about the history of the enterprise
and the individuality of each
construction project. projection
screens in the beginning and the
end of the tunnel-passageway
replace parts of the wall and
represent openness to everything
new in world and in life.
that’s how this passage became
dist inct ive museum of the
enterprise, where all stages of
its formation and development
are shown. it became the witness
of new viewpoint in the art of
architecture.
