THE CAMPUSThe Food and Drug Administra-tion consists of approximately sev-en thousand employees spread throughout forty buildings in eighteen separate locations around the Wash-ington, DC metropolitan area. A new state-of-the-art campus currently un-derway in White Oak, Maryland, will consolidate most of the organization’s employees into one location and will better serve the agency’s needs from an efficiency, space utilization, work-flow and knowledge-sharing basis.
The current plan calls for a 4.7 mil-lion sq-ft campus that will comprise twenty structures to be constructed in phases over eleven years. Included in the plan are lab spaces, offices, a credit union, conference areas, train-ing spaces and cafeterias.

OC/ORAWhen completed, the Office of the Commissioner/Office of Regulatory Affairs (OC/ORA) complex will be an essential component of the FDA campus, housing 1258 employees in an 82-foot-wide footprint, along with training spaces, a credit union and a cafeteria. The wings of the complex are connected through two atriums that enclose the full height of the building between a pair of bowed curtain walls. Each curtain wall is equipped with horizontal sun fins that appropriately limit or accentuate the amount of light entering the spaces.

Revit Building was instrumental in the architecture of the two earlier of-fice complexes on the FDA campus. OC/ORA is the first structure on the campus whose design involved a collaboration between architects and engineers on a BIM platform. In addition, the software has been configured to generate dynamic area analyses, detailed solar studies and renderings of the building during de-velopment to better relate the design intent to the client.
MASSINGRevit offered the ability to quickly generate and calculate both mass-ing and floor area totals for numer-ous options simultaneously for the study of massing elements. This procedure allowed the design team to make the most informed, efficient decisions about which design option would yield the best configuration.

SOLAR STUDIESUsing the tools within Revit, the de-sign team performed solar studies on a variety of shading devices. These studies enabled the design team to best select the optimum configura-tion to maximize energy efficiency and limit solar glare. In this case, sun shades were selected for the win-dows with the most exposure, which limited cost to the owner as well.

MULTI-DISCIPLINEThe project is a strong example of the collaboration that can be achieved with Revit Building, Revit Structure and Revit Systems. The project team worked together to create a single, unified model that would more ac-curately represent the building in its completed state. From edge-of-slab dimensions and duct locations to column sizes and curtain walls, the models that were developed were a result of a dialogue between team members that instigated resolution in the initial stages of development, rather than late in the construction documents phase.
The collaboration that was achieved through the use of Revit Building, Structure and Systems allowed de-signers to focus on the problematic areas of the building together as a team, rather than individually.

STRUCTURERevit Structure provided yet another dimension to the evolving benefits of BIM modeling. With the advantage of Copy/Monitor and interference checking, the engineers were able to coordinate column sizes, beam sizes and locations, slab openings, duct runs and shear walls with the archi-tects with minimal disruptions.

Center for Devices and Radiological Health
Phase IV
CDRHCurrently under construction, the Center for Devices and Radiologi-cal Health (CDRH) will house 1277 employees and support spaces in a six-story, 62-foot-wide footprint. One dominant design strategy incorpo-rates a saw-tooth skylight over the interior atrium in order to enhance the lighting of the interior space. Out-side, a network of paths and court-yards unites the building with the other structures on the campus.
Following CDER 2 and the North Ga-rage, the CDRH Office Building be-came the third complex on the FDA campus to achieve a complete set of bidding documents utilizing Revit Building. The design team incorpo-rated the lessons learned from pre-vious projects to increase efficiency, precision and productivity.

SCHEDULINGDuring the documentation phase, Autodesk Revit allowed the design team to extract critical information from the model in order to precisely quantify materials for cost estimat-ing. This benefit assured the owner that the project budget would be on budget
The schedule shown demonstrates how each tunnel was itemized in re-lation to cost and area. Using simi-lar tools, the design team controlled quantities with information that was constantly updated as the project progressed.
CONSTRUCTION DOCUMENTSWhen developing construction docu-ments, the BIM model becomes highly advantageous by providing the contractor another method of visual-izing the finished product. Since each section, elevation, reference, sched-ule and plan are simply views of the same virtual model, every element of the details become seamlessly coor-dinated with its corresponding refer-ence, increasing clarity in the field.

PARKING GARAGEThe North Parking Garage was the second project to produce full bid documents using Revit. With a va-riety of elevation changes, the 800-car garage was well-suited to take advantage of Revit’s full range of three-dimensional capabilities. In addition, capacity studies of the ga-rage allowed the architects to design with efficiency of space in mind.
The North Parking Garage is now in use.

CDER 2The Center for Drug Evaluation and Research Office Building 2 (CDER 2) also implements a narrow, 62-foot floor plate, along with under-floor air distribution, to provide an effective floor-to-floor height and superior flex-ibility. This six-story structure houses 1118 employees and support spac-es. The interior atrium incorporates the main entry to the campus as well as break-out spaces for meeting rooms.
The completion of the CDER 2 Of-fice Building construction documents marked the beginning of the design team’s efforts using Revit. Due to its complexity and size, the project pre-sented the team with numerous chal-lenges; however these challenges also provided opportunities and im-mediate benefits that were realized throughout the design process and during coordination.

VISUALIZERevit was also instrumental in allow-ing the design team to create real-time architectural building render-ings for use in studies, presentations to the client, in-house coordination and marketing. Within minutes, the team was able to generate render-ings in-house by simply modifying the graphical representation of the building data.
Walk-through images also became a part of our presentations to the client. Using the same model that had been created for building documentation, the design team was able to quickly produce video files that illustrated the design intent.
FEWER RFI’SDue to the precise dimensioning and coordination inherent to BIM, the General Contractor has issued fewer Requests for Information than with standard building documents. This has resulted in more efficient and expedited schedules and less con-struction waste.

SUMMARYAutodesk Revit was instrumental in the development of the campus for the consolidated Food and Drug Ad-ministration due to its ease of use and precise documentation.
