A New Lake Wylie Community
Short Term Goals
Re-establish a manufactured home community on the former Beaver Creek site.
Provide quality housing option to individuals who wish to live in the Lake Wylie area but are currently unable to own a single family home
Create a community that is consistent with the beauty and desirability of the Lake Wylie area
This is Not What We Had in Mind
Long Term Vision Lake Wylie continues to grow above
trend There will be an increasing need for
housing that remains financially in reach for the average individual
Multi-family construction will help meet some of those needs
The property’s zoning and location is very suitable for an attractive townhome community within the next several years
Meeting Needs Today Unemployment rate in York County
above 14% There needs to be an affordable
solution to many who struggle financially today
Existing infrastructure allows for quick response to provide for housing to those who have lost their homes
Keeping an Attractive Community
Fostering community is key – encourages a desire to maintain neat and clean homes (interior and exterior)
Creating and communicating rules and regulations that are fully enforced is important to keep the community attractive at all times
Landscaping and trash collection will be provided for all residents as part of monthly expense

Landscaping and “Curb Appeal”
Brookshire will own all homes visible from Kingsburry to control the desired “look and feel” for the community
All manufactured homes in Brookshire must conform to written quality and aesthetic standards
Yard upkeep and “decluttering” rules will be strictly enforced
Secure storage available to assist residents in keeping yards clear of vehicles, trailers, boats, etc.
Attractive Landscaping
Example of Required Landscaping
Addressing Fears & Misconceptions
Aesthetics not a function of type of construction
Any community can be either attractive or undesirable based on rules/restrictions imposed
There are “dumpy” single family home communities and there are attractive manufactured home communities
Rules, covenants and restrictions must be carefully written, explained, and enforced in any community to prevent degradation
Conclusion Brookshire Woods will be a desirable
community that meets a genuine need in today’s struggling economy
Brookshire will be an asset to the Lake Wylie area and a shining example of how manufactured communities should function
Rules and restrictions will be strictly enforced to ensure an attractive community
Longer term Brookshire will develop into an attractive townhome community
