SCOPE OF WORK:

Project 1: MCO RECEPTION DESK AND LOBBY REMODEL

1A - Demolition: Remove existing built in desk in Reception A101. Remove brick wing wall at vestibule A100B. Remove doors, HM frames, sidelights walk-off mat and ACT at Vestibules A100A and A100B. Remove ceiling in A100A. Remove flooring in Lobby A100 and Reception A101, carpet in Office A101A and tile in vestibule A100A.

1B - Desk: New reception desk in Reception A101.

1C - Entry Vestibules: New storefront glazing and doors. New wall, door and HM frame in vestibule A100A for storage. New ceilings and lights. New ADA push buttons for door openers.

1D - Flooring: New carpet in Reception A101 and office A101A. New linoleum flooring and carpet in Lobby A100. New access hatch to existing floor vault. Linoleum and walk-off mats in vestibules A100A/B

1E - Paint: Paint gyp. board walls and exposed tube steel columns in Lobby A100.

1F - Systems: Power and Data as indicated at new reception desk

Project 2: MCO OFFICE A101D REMODEL

2A - Demolition: Remove partition wall at A101D Storage room. Remove carpet and base, and surface mounted data raceway.

2B - Construction: New partition walls at new Office A101D. Install new carpet wall base and door and HM frame with sidelight. Paint all walls. Some minor repairs to acoustic tile ceiling.

2C - Systems: Power and Data as required in new walls. Minor reconfiguration of existing HVAC ductwork. Minor reconfiguration of existing lights.

Alternate 1: ADDITIVE ALTERNATE #1 (see 7/8 A1.2)

1A - Demolition: Remove roll-up door, built in counter, pilasters and vertical plastic laminate panel at east wall of lobby A100.

2A - Construction: Infill with new gypsum board wall to match existing. Install a 3/4" plywood backing on lobby side portion of wall under gypsum. Paint to match.

2B - Power/Data: Re-route existing conduit inside wall and rough in 2 new recepticals.

GENERAL NOTES

1. All work to conform to all applicable codes and ordinances.2. All dimensions are to face of finish unless otherwise noted.3. General Contractor must contact Architect during demolition for assessment of existing construction. Changes in detailing may be

required as a result of new findings during construction.4. General Contractor must field verify existing conditions and dimensions and notify the Architect of any discrepancies.5. All colors and materials to be reviewed and selected by the Architect from manufacturer's standards provided by the Contractor.6. General Contractor shall minimize noise and dust. All trash and debris shall be removed on a daily basis.7. General Contractor is responsible for repairing all damage as a result of construction.8. All doors to have accessible hardware.9. Provide all blocking, backing, and additional supporting structure as required for items called for in the drawings and specifications.10. Patch & repair all finishes affected by demolition to match existing.11. All new construction must be coordinated with existing site conditions.12. Locate and protect all existing underground utilities.13. General Contractor to coordinate with Owner's security system & IT consultant to allow system pre-wiring as required.14. Discrepancies: The General Contractor shall compare and coordinate the information shown on all drawings. Where in the opinion

of the General Contractor a discrepancy exists, it shall be promptly reported to the Architect for proper clarification or adjustment.15. Omissions: In the event that certain features of the construction are not fully shown on the drawings, then their construction shall

be the same character as the construction of similar conditions that are shown or noted on the drawings and specifications. If there is any doubt concerning the similarity of the condition, the General Contractor shall notify the Architect and request clarification.

16. The General Contractor shall coordinate with the Owner all Owner-installed items and equipment.17. The General Contractor shall verify required rough opening size for all doors and windows.18. The General Contractor shall verify that there are no conflicts between openings in walls or slabs and structural, mechanical,

electrical and/or plumbing requirements. In the event that a conflict occurs, the General Contractor shall notify the Architect immediately.

19. Definitions:A. Provide: Furnish and install, complete with all necessary accessories, ready for intended use. Pay for all related costs.B. Approved: Acceptance of item submitted for approval. Not a limitation or release from compliance with the Contract

Documents or regulatory requirements. C. Match Existing: Match existing as acceptable to the Owner and the Architect.

WORK COVERED BY CONTRACT DOCUMENTS

1. Permits: Unless otherwise noted, the General Contractor shall apply for, obtain, and pay for permits required to perform the work. Copies shall be submitted to the Architect.

2. Intent: A. Construction Documents are intended to provide the basis for proper completion of the work suitable for the intended use of

the Owner. Anything not expressly set forth but which is reasonably implied or necessary for proper performance of the project shall be included. The General Contractor shall furnish all labor, services, and material, etc. as required

to complete the project. Accordingly, the General Contractor shall determine the subdivision of all work for the varioustrades, subcontractors and suppliers.

B. All work and materials are not necessarily covered in both the drawings and specifications; such items, however, are a part of the work under this Contract if shown or called for by any of the Contract Documents.

C. The work of any one trade, subcontractor, or supplier is not necessarily grouped into one section of the specifications or on one portion of the drawings; all persons shall check all specifications and all drawings to determine the full extent of the

work for which they are responsible.3. Taxes: The General Contractor and all subcontractors shall pay all sales, consumer, Gross Receipts, and other similar taxes

required by law.4. General Guaranty: Neither the final certificate of payment nor any provision in the Contract Documents nor partial or entire

occupancy of the project by the Owner shall constitute acceptance of work not done in accordance with the Contract Documents or relieve the Contractor of liability in respect to any expressed warranties or responsibility for faulty materials or workmanship. The Contractor shall remedy all defects in the work and pay for damages to other work resulting therefrom, which shall appear within a period of one (1) year from the date of Substantial Completion of the work under the Contract. The Owner will give notice of observed defects with reasonable promptness.
