Fall 2012

Come Join The Fun
It was such a hit last year that we’re doing it again….
The Abbington Homeowners Association is hosting a
“Pig Pickin’” for all residents.
Mark your calendar and please RSVP
with the number of people who are attending so that
we can have an approximate count.
Date: Saturday October 27, 2012
Place: Pool parking lot
Time: 2:00pm until ?
(food will start serving around 3pm)
RSVP: [email protected] by October 20, 2012
This event is BYOB & BYOC (bring your own chair)
Summer is over, right? The kids are officially back in school and the pool is closing. Much to my chagrin, it’s time to put away
the beach towels and dust off the leaf rake!
The two biggest items to report on from the summer are: landscaping and the pool. First, I hope everyone has noticed the fine
work that Second Nature has done with the landscaping. New Zoysia grass was installed at the front entrance and lots of
plantings added around the pool area and islands. All the feedback I’ve received from residents so far has been very positive
(thank you!) The Zoysia is much more heat tolerant than Fescue and should result in reduced water bills and less turf renova-
tion after the tough summers we experience in North Carolina. Secondly, if you haven’t been to the pool recently, you may want
to circle through the parking lot and take a look at the new shade structure. Over the summer, the board approved a 30x30
fabric shade sail which was installed right before Labor Day. Unfortunately, due to the manufacturer’s lead time on construc-
tion and delivery, we were unable to have it set up earlier, but it will be ready to go for pool season 2013!
As the weather turns to cooler temps (hopefully) I’d like to remind all residents that fall is a good time to focus on lawn and
garden care. With all the rainfall combined with milder August temperatures, everything is rapidly growing … so it’s time to
pay a little attention to those areas of summer neglect. Weeding, edging and planting a few perennials will help give your yard
and home an instant boost. Depending on your type of grass, you may need to fertilize, aerate or seed. Finally, please trim any
tree branches/bushes that are impeding the sidewalks. For a complete list of garden maintenance activities, visit the NC
Cooperative Extension website at www.ces.ncsu.edu. For lawn care go to the NC State Turf Files at www.turffiles.ncsu.edu
As always, I welcome your comments and suggestions and I look forward to seeing you around the neighborhood.

HOA Board Meeting – Meeting Highlights
The following is a recap of our quarterly meeting held on Friday, August 24:
Even with the early start time, two guests attended our meeting at Panera – Mike DeFrancesco and Kent
Fullenweider. Thank you both for sharing a bit of your morning with us. Mike inquired about options for replacing the
ugly telephone pole-style street lighting throughout the neighborhood with something more aesthetically pleasing.
And, while this would certainly go a long way in ‘sprucing up the ‘hood’ the board replied that this request has been
looked at in years past and is a significant cost. Mike agreed to assist the board in researching current costs and
options. Kent asked if the board knew of any land acquisition (due to road construction) that is planned for those homes
backing up to Kelly Road. Board members stated they didn’t think so; according to the NCDOT website, the road/bridge
appears to be nearing completion and will be open Fall 2012.
Dan reported on the condition of some of the light fixtures at the signs when he was recently replacing light bulbs and
suggested some recommendations for repair/replacement.
Members discussed the new landscaping work recently completed by Second Nature and all agreed that everything looks
great. A few minor adjustments with watering and rain sensors need to be made - PPM will notify Second Nature to
correct.
The new security cameras at the pool are functioning well. The board asked for email notification to be set up during the
winter months whenever the cameras detect motion.
A permanent shade structure for the pool was approved following the April board meeting and was installed the week
before Labor Day.
The pool’s salt system cell has failed and we are currently operating on a back- up system. The board reviewed the proposal
from Pool Pros for replacement and is working with them on possible alternative options.
Cathy (PPM) presented the 2013 proposed budget and members asked for additional time outside of the meeting to review
before voting.
In furthering our efforts of fiduciary responsibility, the board is looking at acquiring a corporate credit card that allows the
HOA to earn some ‘cash back’ savings on expenses and vendor contracts.
The board discussed a more aggressive plan for handling homeowner violations such as lawn maintenance. PPM will
conduct inspections every 30 days and report to the board on those who remain out of compliance.
Last few days of swimming……..

Pet Problems
The board has received several reports of dogs and cats roaming the neighborhood.
One resident even found a cat inside their home which did not belong to them. Pets
allowed to roam off-leash or not in a fenced yard are a nuisance and pose a potential
danger to the neighborhood.
All residents are advised that Apex follows Wake County’s Animal Control policies,
which regulates that all animals (including cats) remain physically restrained at all
times, whether by leash or fence. It is not necessary to register your animal in Apex,
but your pet should always have their rabies tags displayed.
For more information about Wake County’s Animal Control policies, please visit
their website at http://www.wakegov.com/pets. If you see any animal that is loose,
please call Wake County Animal Control at 919-212-7387.

THINGS ARE LOOKING A
LITTLE SHADY….
A new 30x30 shade structure was recently added to
the pool! The beautiful blue “shade sail” was installed
by Carolina Parks & Play and is designed to stay up
year-round. It is built to withstand hurricane-force
winds, comes with a 10 year warranty (poles for 20
years) and with the addition of a single pole, can
easily be added onto for future expansion.

accept gently used or new winter coats and boots.
As we begin to look forward to next year, there are a few volunteer positions that we would like to fill now.

of being rushed during the summer. If you are interested in a position, please contact the individual listed.

Attention all residents—
PPM has received a number of complaints
this summer about the condition of lawns
in Abbington. The complaints range from
excessive weeds, bare spots, overgrown
grass and not edging.
This is reminder for all homeowners to make sure
you maintain your property… take the necessary
steps to improve your grass condition, trim
bushes & trees, and edge along sidewalks and
driveways. And remember to get ARB approval
prior to doing any major work like tree removal.
Your help in keeping Abbington beautiful is
appreciated!
