The workshop will feature a talk by Kate Hazel from Fuse Festival and Gary Barber of the Natural Theatre Company, who will cover a history of the Naturals and a practical exploration of some Naturals scenarios culminating in a performance by the participants at the end of the day. MAD project hits the streets again

THE SEARCH is on for homegrown talent to take to the district’s streets. The MAD (Marlowe Artists Development) project is now in its third year. It was set up by the Marlowe Theatre and Canterbury City Council’s Creative Development team to develop and support aspiring creative performers. Performers aged over 18 who live, work or study in the district could be in line for a bursary of up to £2,500 to enable them to create new and exciting street performances which will be debuted this summer at Whitstable Oyster Festival and Herne Bay Festival.

FIRST TIME BUYERS GUIDE TO GETTING ON THE HOUSING LADDER Continues...

First-time buyers guide part 6: Legal guide to buying a house When you are bouncing between estate agents and solicitors, not quite knowing what’s holding up the process or whether the whole thing is about to fall through, it can be a testing experience. But understanding the mechanics behind the process makes it all the more pain free. The first tip is to invest in a good solicitor – and that should be something you have sorted before you go house-hunting. “Use someone you will keep for life, who you will refer to on everything and will know all about your house purchases, sales and business,” says TV property expert Sarah Beeny. “It seems mad that people will spend thousands on estate agents commissions but they won’t pay for a good solicitor, who has spent years training and is there to ensure you don’t do anything wrong.” To find a good local solicitor, go on personal recommendations – or Ed Mead from Douglas & Gordon says you should listen to who your estate agent recommends. “They have nothing to gain from recommending a bad one and will know the good ones. Pay no more than £1,500 max and do an inclusive deal so that there are no extra unexpected costs,” says Mead.

With solicitors, cheap rarely means good. “It’s crucial to have a solicitor who is experienced at conveyancing and, in London, one who really understands the complexities of leases and how they are structured,” says Guy Meacock from Prime Purchase estate agents. Solicitors’ fees can vary wildly for the same service, so get at least three quotes. Some conveyancing solicitors will operate on a no sale, no fee basis, charging only for any costs incurred until the sale falls through, such as searches. To compare fees of solicitors who offer a no move, no fee service, see www.thepropertylawgroup.co.uk/conveyancing. Enter the postcode and value of the property you are buying and choose from a list of quotes that guarantee to hidden extras. So, once you’ve established the fee, what do they actually do? Well, the solicitor’s job is to investigate the property you want to buy to make sure it has a “good and marketable” legal title, says Richard Theobald from Buss Murton Law in Tunbridge Wells. Your solicitor will also make sure the relevant searches are in order and obtain a contract for sale and an inventory list from the seller, so that you know exactly what is included in the purchase price. They will then arrange a date with you to exchange contracts and, shortly after, to complete the sale. If the process starts to drag, due to an unresolved problem in the chain or a delay in issuing a mortgage offer, keep in regular contact your solicitor and the estate agent to ask how to speed things up. Bear in mind, however, adds Richard Theobald, “there is no certainty until contracts have been exchanged with the seller. Any payments made up to this point, on searches, legal and survey fees, or a deposit in the case of new builds, are at their risk.” As Jo Eccles, director of Sourcing Property, sums up, “a good solicitor can keep your purchase together even if unexpected issues crop up, where as slow or inexperienced solicitor can hinder even the simplest purchase.”

First-time buyers guide part 7: Finding the right mortgage

Here’s some good news for first-time buyers: things are improving on the finance front, with far more appealing deals around now than six months ago and 90 per cent loan to value making a comeback. “NatWest have been ahead of the game over the past few months,” says Ricky Knight, director of

Financial Brokerage in Milton Keynes. “The best deals are not necessarily exclusively for first-time buyers, but that’s who will be mainly going for them, with interest rates of around 4.97 per cent on a 10 per cent deposit. You couldn’t get anything like that for the past 18 months,” he adds, though mortgages for shared ownership properties are still offered by only a handful of big lenders. To find out about the best deals, seek the advice of a fully independent broker. “Money and time spent talking to an independent broker is like gold. Don’t think of going it alone. A small fee to a good broker such as Coreco or Charcol is nothing compared with what you might lose,” says Ed Mead from Douglas & Gordon estate agency. Don’t feel pressurised to use the in-house mortgage broker recommended by the estate agent. “A lot of first-time buyers get bullied by the agent into using their broker, and then having to use their insurance provider too. But most estate agency-based brokers are tied to either a panel of lenders and insurers or even just one, so you are probably missing out on the choice of deals available,” explains Knight. The higher the deposit you put down, the better the interest rate you will get and the wider the choice of products as you are considered a lower risk to lenders. “A lot of parents are taking money out of their own homes to provide their children with a bigger deposit,” says Knight. Fixed rate mortgages are the most appealing option to most first-time buyers as they offer the comfort of knowing exactly what the outgoings will be for the specified period. But Ricky Knight suggests that you compare the fixed rate and the tracker rate for your level of borrowing and if the difference between the two is 2 per cent or less, choose the tracker. “Over two years, interest rates may or may not rise and make up the difference, but you may as well take advantage of the savings over that time and go for the tracker. And I certainly wouldn’t recommend going for a fixed rate for five years if the difference between that and the tracker is 2 per or less as there is a high chance that interest rates will rise in that time.” James Max, LBC radio’s resident property expert, says the internet should be your first port of call to get an idea of what’s available. See Moneysupermarket.com/mortgages, for example, or Bestmortgagedeals.co.uk. “Then a broker can help you work out through the different deals, the payments, the fees and the terms,” he says. “Sometimes it’s better to pay a higher rate if it’s fixed so as least you can budget exactly for your repayments.” With mortgage arrangement fees costing up to £3,000 for a fixed rate mortgage, make sure the lender doesn’t add them on to your loan, urges Kate Faulkner from Designs on Property, as you will end up paying that fee 10 times over for the duration of the mortgage.

First-time buyers guide part 8: Dealing with Estate Agents

Ah, estate agents – the profession everyone loves to hate. But they might just be the missing link between you and the most important purchase you ever make, so it helps to know how to keep them on side.

“Be a total pain,” is the unexpected advice of Ed Mead, director of Douglas & Gordon estate agency. And he should know. “Get on the phone every day. Agents are fickle and need constant prodding.”

You don’t want to become a nuisance though, and others recommend a gentler approach. “Be honest. Most people have a problem with agents because they think they aren’t honest – but people are often dishonest when dealing with agents, especially about their financial situation, which doesn’t help the whole process,” say Kate Faulkner from Designs on Property. Providing information about your mortgage offer in principle and who the lender is will show the agent you are serious about buying and will encourage them to spend more time helping you. You aren’t paying them, after all, so if you end up not buying from them, it’s not time well spent from their point of view. “Estate agents, like most people, are suckers for being asked their advice. So rather than approaching them and saying ‘This is how much I have, this is what I want,’ be polite and ask for their help,” says Kate Faulkner. “Say you’ll keep in touch on a weekly basis and establish a good time to call each week. The whole point is that you want them to want to call you when an ideal property comes on the market.” And things not to do? Miss a viewing. If there is a genuine disaster that prevents you from making it, explain that to the agent, but if it’s just a bit too cold and dark outside and you decide you don’t fancy it, you will soon find yourself dropped from their books. “The agent gets an ear-bashing from the vendor if you don’t turn up for a viewing, so it’s the fastest way to ensure you never hear from them again,” says Faulkner. Do your research before you contact any estate agents – look at websites such as globrix.com to see what you can afford in a specific area – then register with as many agents as you can. You will soon find there are two or three who are best suited to the kinds of properties you are after. “Try to narrow your search radius. Any good agent will concentrate on buyers who are keen to buy in the immediate vicinity,” suggests Martin Bikhit, MD of Kay & Co. And as there is currently little stock on the market, try to limit your ‘must have’ list or you will be disappointed by the small number of properties that suit your requirements. “Befriend your agent. You need to get them on your side,” says Bikhit. “They will be dealing with 20 other people who are looking for the same thing as you and you want to make sure that they contact you first. Don't just wait for them to call you. Call them every week. You need to stick in their mind and this is a good way to demonstrate that you are serious about buying something and a good agent will recognise this.” Always reply to an agent’s emails and calls, even if it’s to explain why the property is not of interest. Otherwise, agents tend to have a three strikes and you’re out policy.

In brief, as Kate Faulkner puts it, “estate agents are generally human”. Treat them nicely, befriend the vendor (only if you’re keen on buying their home), and everyone should get along happily.

First-time buyers guide part 9: How to make an offer on a house Phil and Kirstie make it look so simple on TV, with their calmly confident phone manner and knowing winks to the nerve-wracked buyers sitting beside them. Yet in real life, a third of first-time buyers do not offer anything below the asking price, according to one new survey. So how do you pitch like a professional, without ruling yourself out of the running by going too low or leaving yourself out of pocket by offering too much? “Don’t make ridiculously low offers even as a try on. This is the best way to rapidly fall to the bottom of an agent’s contact list,” says Martin Bikhit from Kay and Co. estate agency in London. Honesty and homework, says Kate Faulkner from Designs on Property, are the key elements behind making a good offer. “There are five prices of a property: asking price, the amount you offer, what your surveyor says it’s worth, what your mortgage lender say it’s worth and the final price. So your offer is not the final price,” she says. When deciding how much to offer, find some recent, local comparables. Enter your postcode into websites such as mouseprice.com or zoopla.com, or on Nationwide.co.uk you can enter a past value for the property and it will calculate today’s approximate value. The current shortage of properties on the market means there are some highly overpriced homes around, so get a better measure by looking at the number of For Sale and Sold boards locally. A high number of Sold boards means you are less likely to have a low offer accepted. And consider whether the property type you are going for is in demand in that area. If you are looking for a two-bedroom flat in an area – Reading, for example – where everyone else is too, there is less scope for haggling down the price. Asking the advice of other estate agents who are selling similar properties in your area (but not the one working on behalf of your seller, of course) is also a good way to check you are offering the right amount. “Estate agents are legally prohibited from telling you what offer has been accepted on a property, even

though it will appear on websites soon after, but tell them you are thinking of offering a certain amount and would that be about right? Add that you’re a first-time buyer and a bit nervous and they will generally be helpful,” says Kate Faulkner. Getting a discount on the asking price is everyone’s aim, of course, but you need a reason to offer it beyond just wanting a cheaper property. If the property has lingered on the market for a long time, it needs £10,000 of work doing (and, even better, you can demonstrate quotes) or prices have dropped recently by 2 per cent since its asking price was set, these are reasons to adjust your offer. You have one trump card to play as a first-time buyer and that’s the fact you have nothing to sell, so make the most of it. But one of the most important things you need to prove is that you can definitely afford the property and you have a mortgage waiting. Then your offer will be taken seriously. Then, says Faulkner, “be honest and smile. If you honestly tell the agent that your offer is your maximum because that’s all you have, and that your mortgage broker can confirm that, then the vendor can make a decision on whether to accept the offer. And they don’t want to lose the property they are buying any more than you want to lose out on theirs.” As for new-build properties, if you are buying now, your timing is just right to ask the developer if they have any end of year deals, as their end of year tends to be around February/March. And should you face the tricky situation of sealed bids – where neither you nor any other buying competing for the property knows how much anyone else is offering – the best approach is to decide what the property is worth to you so that you are happy to walk away if it sells for anything more, advises Jo Eccles from the search agency Sourcing Property. “Sealed bids don’t just focus on price. Make it clear if you are able to be flexible with completion timings, for example, and include your solicitor’s and mortgage broker’s details in your bid and ideally a letter from each confirming that they are instructed to act should your offer be accepted,” says Eccles. “That shows you are ready to proceed with finances in place. We have had clients who have offered less than a rival bid, but have had their offer accepted because they could proceed quicker.”

The New World Symphony is by far Dvorak’s most popular work and, when it was first performed in 1893 at Carnegie Hall, the reception was one of cheering and thunderous clapping. Kent County Youth Orchestra are the top instrumental players in Kent who gain their places by a rigorous audition process so this will be a night of fantastic playing by the best young players in Kent. Dump 2 cups of Epsom salts into a tub filled with warm water and soak for 20 minutes. 37 Nasal Congestion Nothing works faster to clear clogged sinuses than horseradish, Gladstar says. The oils in this plant boost circulation in your nasal passages, which then loosens mucus. Mix a teaspoon of grated fresh horseradish with a little apple cider vinegar or honey, and eat it on toast (the vinegar and honey take the edge off the potent horseradish taste). Inhale deeply as you grate the horseradish; the fumes alone will start breaking up your congestion. 38 Nosebleeds Halt a mild nosebleed in minutes with this simple, albeit strange trick. Tear a piece of brown paper from a grocery bag, place it inside your mouth between your top lip and your gum, and leave it there until your nose stops bleeding, says Candee. No one knows why it works, but Candee says her patients have used this trick successfully for 30 years. 39 Poison Ivy Stop the itch of a poison ivy rash and prevent it from spreading with the following homemade paste: Mix 1 tablespoon of salt and 1/8 teaspoon of peppermint essential oil (Mentha piperita) with 1/2 cup green clay, and add enough water to form a paste. Apply the paste liberally to the rash and leave it on for 20 to 30 minutes. Store leftover paste in a tightly sealed jar and reapply as needed. The remedy soothes the itch by absorbing the irritating plant oils and drying the rash. It also works for poison oak. 40 Puffy Eyes If your eyes are puffy in the morning, go straight for a cube of ice. Wrap it in a paper towel and hold it over each eyelid for a few minutes. The cold will reduce the swelling. 41 Razor Burn

A razor burn victim himself, Yarnell recommends slathering aloe gel (Aloe vera) on your skin when you're done shaving. You can buy aloe gel in drugstores, but look for a product that has few additives and is made with 100 percent aloe. 42 Sore Throat Most people know that echinacea (Echinaceae spp) can help you fight off a cold. But it also acts as a mild local anesthetic when taken in liquid extract form, says Yarnell. Mix 1/2 teaspoon of the liquid extract with about 1/4 cup water, gargle, and swallow. Do this every hour for up to 48 hours or until the soreness disappears. 43 Sties The warm compress that most doctors recommend to heal sties can be made more effective if you soak the compress in a solution containing the herb eyebright (Euphrasia officinalis). Steep 1 teaspoon dried eyebright in 1 cup boiling hot water for 10 minutes and strain. Soak a washcloth in the solution, gently wring it, and apply it to the stye for 15 minutes two or three times a day. 44 Sunburn Your afternoon snack can also soothe your sunburn. Smearing yogurt on your skin as soon as it turns pink cools your skin and re-establishes its pH balance so it heals faster. Use plain, full-fat yogurt that contains few

additives. Let it sit on your skin until it warms up and then rinse it off with tepid water. Apply as often as needed. 45 Toothache Numb a throbbing tooth with clove essential oil (Syzygium aromaticum). The aromatic chemical in clove called eugenol anesthetizes pain and kills bacteria. To apply it, soak a cotton ball or swab with the oil and use it to wipe your sore gums and tooth. Repeat this four to five times a day until you can see your dentist. 46 Urinary Tract Infections Drink cranberry or blueberry juice when you feel a urinary tract infection coming on. Both contain

compounds that fight the infection by preventing troublesome bacteria from adhering to the walls of your urinary tract, explains Bongiovanni. Down one to two 8-ounce glasses of 100 percent cranberry or blueberry juice daily until the infection disappears. If you buy cranberry juice cocktail, drink four glasses a day. Or take 2.5 g of cranberry extract capsules (Vaccinium macrocarpum) twice a day with meals. If you still have symptoms after two days or if your symptoms worsen, see your doctor. 47 Vaginal Dryness Vaginal dryness is triggered by a hormone imbalance. Vitamin E oil combined with the herb black cohosh (Cimicifuga racemosa) restores vaginal moisture and tips your hormones back into balance, explains Yarnell. Simply squeeze the oil from six vitamin E capsules into a small cup, add about 5 teaspoons of black cohosh cream, and stir. Apply the mixture to the inside and outside of your vagina two or three times a day until you find relief. 48 Varicose Veins Putting your feet up and applying a compress made with sage tea (Salvia officinalis) can minimize the swelling of your varicose veins. Rich in anti-inflammatory compounds, sage reduces swelling by shrinking vein walls, Candee explains. Steep 6 teaspoons dried sage in 3 cups boiling hot water for 30 minutes (double the

recipe if you're treating both legs) and strain. Dunk a medium-size hand towel in the tea and gently wring it out. Sit in a spot where you can put your feet up above your heart and wrap the towel snugly around your problem leg. 49 Warts This wart remedy may sound wacky, but Yarnell swears by it. Gently rub the wart with your finger for 15 seconds at the same time each day. Rubbing the wart stimulates blood flow to the area and prompts your immune system to fight the wart virus. Doing this at the same time every day trains your immune system to kick in on its own. 50 Yeast Infections Ease the maddening itch of a yeast infection with a suppository made with boric acid. Although its name sounds harsh, boric acid acts as a mild antiseptic and has antiviral and antifungal properties. Insert one suppository every night as long as needed. Do not exceed 14 days. If you don't find the suppositories in your natural food store, ask your pharmacist to make them.
