FIRST TIME BUYERS GUIDE TO GETTING ON THE HOUSING LADDER Concludes... In part ten of our step-by-step guide for f i rst- t ime home buyers, property wri ter Zoe Dare Hall advises on what type of survey to have done before buying your home. Spending money on a survey can feel like one of those house-buying imperatives that leave you with little to show for the expense – apart from a list of faults that make you question why you liked the property in the first place. But if you are buying an older property, where there is a greater chance that faults, disputes over boundaries and areas of uncertainty will have crept in over the years, a survey could save you thousands of pounds. For properties built pre-1930s, it is advisable to get a structural survey, which will cost around £500-£1,000. For anything built after that, a Homebuyer survey should be sufficient. “I’ve saved thousands of pounds on every property I’ve bought as I’ve knocked that off the price based on every structural survey I’ve had,” says Kate Faulkner from Designs on Property.

For new-build purchases, there is little point in spending money on a full survey for a new-build purchase that comes with a NHBC guarantee. A self-snagging survey, which costs around £300, should be ample and make sure you agree to exchange subject to a snagging survey on completion. “The average property in the UK has 80 defects, not usually structural. The most common in new developments is the plumber having mixed up the hot and cold taps,” says Kate Faulkner. Unless the property shows serious subsidence, don’t be unduly panicked about the results of the survey. While the pages of detail may make fascinating reading, it’s the summary at the end you need to focus on to establish what needs doing immediately and how much it might cost. Then you can use it as a bargaining tool to renegotiate the price. Or decide it’s just not worth continuing with. “Get the seller to pay for as much as possible before they leave as there is no reason why that should be your responsibility,” says Faulkner. “And always call the surveyor to talk about the results and clarify anything you don’t understand. You get value for money that way.” Choose an independent surveyor, rather than one connected to your mortgage lender, as they will easier to talk to. Ensure they are registered with the Royal Institution of Chartered Surveyors (RICS). Be very clear with the instructions you give and be aware of what is excluded from the survey. Also remember to be a bit of a self-surveyor when you view the property. It’s easy to become obsessed with where you will put the sofa or what colour would look nicest on the living room wall, but more important is to notice where there are cracks big enough to fit a 10p piece between, whether the kitchen surfaces are adequately sealed and, if it’s raining, check that rainwater isn’t gushing out of the gutters.

Ideally, visit the property about three times at different times of day and in different weather and check whether the radiators heat up. Don’t worry about appearing nit-picking. Anything to prevent a nasty surprise, such as discovering you need a new boiler the moment you move in, is worth it.

In part eleven of our step-by-step guide for first-time home buyers, property writer Zoe Dare Hall points out some of the most common glitches when buy-ing a home. Buying a property is one of those rollercoaster life experiences that usually comes with several jolts along the way. They are rarely fatal; not often do you find the house you are buying is falling down. But they can seem catastrophic when you are new to it all. So what are some of the things that might go wrong? Being rejected by your mortgage lender could be the first thing – which is why you should get a provisional offer sorted before you set your heart on a specific property.

Constantly losing out on your dream property by being outbid... Well, take our tips in the ‘Making an offer’ section and hopefully this will no longer be a problem.

Not unlinked is gazumping, the unethical but not illegal practice of having your accepted offer rejected by the vendor in favour of a higher one. There’s little you can do about it, apart from raise your offer or walk away muttering angrily.

“To prevent it from happening in the first place, try and get the property taken off the market when the sales price is agreed to you. If the delay is down to the mortgage lender, because they are offering good rates and are inundated with clients, you will need to make the running,” says Ed Mead from Douglas & Gordon estate agents in London.

Tracy Kellet from BDI Home Finders suggests building up trust with the vendor and minimising the time between making your offer and the exchange of contracts. Equally, don’t let the estate agent pressurise you into having to exchange and complete on the same day, which adds untold stress to the situation.

Gazumping is rare in the current market, says Mark Johnson from Knight Frank’s Milton Keynes branch, currently seeing high demand from first-time buyers for new-build developments locally. “If the property has been on the market for a few months and prices have started to rise in that time, the vendor may turn around and say that they want to raise the price to reflect that. Then it’s up to the buyer to up their offer or pull out,” he says.

If you get cold feet, you can pull out at no cost until the point of exchange of contracts – other than any professional fees you may have accrued, such as property searches. Once you exchange contracts, your deposit is at risk, which could be up to 10 per cent of the completion price. If the vendor pulls out of the deal before exchange, there is no penalty. If they decide not to proceed after exchange, however, the buyer can seek damages for breach of contract or a court order forcing the vendor to complete the sale.

And should your survey come back suggesting your desired property is a complete wreck, be prepared to walk away. “Structural movement is the most serious thing that can appear on your survey, and that would be enough to make you forget the deal,” says Mark Johnson. “Surveyors will never put their neck on the line and say that something is falling down, but they will suggest a problem and you need to get a structural engi-neer’s report to clarify what needs doing and how much it will cost.” To avoid many of these issues, buy new-build, suggests David Bexon, MD of SmartNewHomes.com. “By buying from a developer, you can avoid much of the stress of doing a deal in the wider market such as the vendor changing their mind or a survey throwing up worrying results,” he comments. Make sure you understand what service charges and ground rent you will have to pay with new properties. Swimming pools and gyms can be an appealing prospect, but they can significantly rack up your service charges – a wasted expense if you never use them. There is so much to think of en route that sometimes you forget about the simple necessities once you move into your property. Property Ladder presenter Sarah Beeny cites the number of people she has come across who

forget light bulbs and find themselves on their first night in their new home scrabbling around in the dark. Leave plenty of time to set up utilities in your new home. The moment you exchange is a good time to start as it can take longer than you think. If you rely on having a broadband connection from day one, then that too will take some pre-planning. Otherwise, you will find yourself becoming familiar with local internet cafes over the first few weeks. If you are planning to buy new furniture, delivery times can be another surprise. Allow about three months from ordering a sofa in the shop to being able to sit on it in your living room. If you want your remaining possessions to accompany you on your first night in the property too, arrange for a removal van well in advance. The cheaper options are to hire a van and do the removal yourself, or hire a man with a van. But check on the insurance situation and prepare for some backbreaking work. Otherwise, employ a specialist company, who will get the job done at higher cost but far more quickly and efficiently. Get several quotes in writing – they will vary enormously – and make sure the company belongs to a recognised trade association such as the British Association of Removers. You will soon release you have far too many possessions, so rather than drag items that haven’t seen the light of day for years to another property where they won’t be used either, have a good clear-out. Also to be done about a month before you move, book electricity, gas and water readings at your

present home. Redirect your post (www.royalmail.com) for the first few months. Contact any tradesman you will need on moving day, to disconnect your gas cooker for example. And let everyone know your new address. Not just the fun people – friends and family – but your bank, car insurer, council tax department, Mobile Phone Company, doctor, TV licensing department. A week before you move, if you are currently renting a property, confirm when the landlord will collect the keys, check your removal firm/van hire company is all prepared for moving day, contact your local council to suspend parking restrictions during your move, pay your local newspaper and milk bills and start giving the property you are leaving a thorough clean. Also, put together a box of essentials, including light bulbs, breakfast and nightwear, to ease the transition on the first night. On moving day, check you have cleared everything out of your previous property, locked and switched off everything necessary and keep a copy of the last meter readings. At your new home, check that everything the previous owners agreed to leave has been left. Tell your solicitor if not. Then resist the temptation to start unpacking and put your feet up. After all, you deserve it. Your home may be repossessed if you do not keep up repayments on your mortgage.

IT’S been dubbed a “Mini-Chelsea Flower Show” in the heart of Kent…

Find out more about Jacksons ambitious plans for their display site In Nov/Dec 2009 the following ran in Garden Design Journal and was emailed out via the Society of Garden Designers:

“Calling Garden Designers - Could you create an Inspirational Show Garden in the Garden of England?” In early 2010 Jacksons are refurbishing the Jakstore display area at their Kent Head Quarters near Ashford. The intention is to create four or five inspirational show gardens that will last for the year. Garden designers are invited to register their interest in applying to design a garden on an original theme incorporating not only Jacksons products/materials, but also other partner suppliers products, all of which will fit within the highest quality niche that Jacksons occupies in the fencing market. The project will be well publicised and an Opening Event in the spring will attract visitors to the site, with events planned throughout the season that will sustain attention and visitors. Along with the show gardens Jacksons retail operation at their Jakstore will be open for clients to place orders for Jackson’s products and those of their partner suppliers in the project, or to seek advice on their own garden projects, making it an inspiring and useful site for all types of visitors. Visitors to the display will be encouraged to make a day of it and explore the Kent countryside, the nearby historic city of Canterbury, the east Kent coastline and will be given special deals on restaurants and pub lunches in many of the famous eateries in the area. Budget for the show gardens will come from Jacksons: fencing materials and gardens structures will be supplied by Jacksons. There is scope within the scheme for original designs for furniture and structures to the designers design made from Jackson’s materials. Partner suppliers will supply hard landscaping materials, other garden products and plants. Labour on the gardens can be either Jacksons’ contractors, Jacksons’ Expert Installers, or the designer’s own "build up" experts/students.

And so the Jacksons show gardens competition was launched. Response was incredible, as garden designers from all over the country registered their interest, there were even several from the continent, as far afield as Holland and Germany. The design brief was fairly exacting, gardens must be environmentally friendly and sustainable, offering the designers and suppliers involved an opportunity to display their green credentials. By the end of Feb 2010 Jacksons had received a vast amount of entries, some were fantastic and imaginative designs; the designers had put a lot of effort into their designs and the hard work of going through them all and choosing winners began.

“We’ve been delighted at the variety of ideas and amount of work put in by all of the designers. It was seriously very difficult to choose the winners. We had to take into account the overall scheme; the products, plants and features included in all the show gardens, all needed to be substantially different. So the reason for not choosing one garden over another was not necessarily down to flaws in the designs, but because of the products etc. being repeated, or being too similar to one of the others,” explained Louise Tomlin, marketing manager for Jacksons.

“We wanted to create something that will really attract visitors and hopefully create a bit of a stir. We have a reasonable display area and people do come from all over, surprisingly from France and other European countries, and even Japan! But fencing, as lovely as it is, can be a little unexciting on it’s own - so the idea is to have an inspirational display, with other good quality products and reliable suppliers, all showcased in exciting show gardens, on a par with Chelsea or Hampton Court Flower Shows, although smaller, so visitors can get inspiration for their own garden projects. “Jacksons has been involved with show gardens at the big RHS shows for several years” Louise continued, “and it’s good fun and exciting work, seeing the attention to detail and creativity that goes into some wonderful gardens. Thousands of people flock to see them, possibly only getting a few minutes in front of the most popular ones – it can all be quite stressful, busy and tiring. And what is rather sad is that the gardens are all dismantled after the prescribed time at the show. Some, if the designer is lucky, will be reassembled elsewhere, but most are taken apart and bits sold off! It seems an awful shame, all that hard work for a brief glimpse of glory. Our show gardens are set to last for the year, so there will be ample opportunity for people to see them, which should be great for anyone who’s never had the chance to visit Chelsea or Hampton. On Saturday 17th April Kent Youth Choirs will be performing at St Matthew’s Church in Wigmore. This annual concert welcomes spring to the county and is a popular fixture in the local calendar.

The concert will involve two of the county’s singing groups; Kent County Junior Choir who are aged between 11 – 14 years and Kent County Junior Singers who are aged between 8 – 13 years.

Kent County Junior Choir is in great demand to take part in concerts throughout Kent. The choir has also performed in the National Festival for Youth at the Royal Festival Hall and undertaken concert tours to Belgium and France, including a number of performances at Disneyland Paris.

Kent County Junior Singers are often referred to as the Smarties due to their colourful t-shirts and obvious enjoyment of singing. They have taken part in concerts in Gillingham, Rochester and Medway Festivals as well as other concerts in Kent. They have also performed at the Schools’ Prom at the Royal Albert Hall and been on concert tours to Holland and Germany

The concert takes place at St Matthew’s Church in Wigmore at 7.30pm and tickets are only available at the venue on the night of the performance and cost £6 with student tickets at just £4. MARLOWE Youth Theatre is opening its doors to an even younger audience.

New sessions for eight to 11 year olds are being introduced in the summer term. Wide-Eyed Theatre has been running successful workshops for older children for several years and workshop leader Emma Reeder is excited about the prospect of working with primary schoolchildren. She said: “I don’t think there is much drama taught in schools for this age group and what we will be doing with them will really appeal because it is so different. They will learn new things which will actually help them in all their subjects, and in general. “There will be lots of game-based activities and skills-based too. They will be able to use their imagination, learn how to speak in public, to listen to others and meet new people. They don’t need any experience and it gives them something to do on a Saturday morning while mum and dad go shopping!” Emma added: “Perhaps most importantly, the children will gain so much confidence, which is vital before they move on to secondary school. “ The new sessions will be held at St Stephen’s Junior School, Hales Drive, Canterbury, from 10.30am to noon starting on Saturday, April 24. The term is 13-weeks long (with a break for half-term) and the cost is just £40. Other sessions for 11 to 13 year olds are held at St Peter’s Methodist Church Hall, St Peter’s Street, from 6pm to 7.30pm on Tuesdays and are also £40. Teenagers between the ages of 14 and 16 are catered for on the same day and at the same venue, from 7.30pm to 9.30pm, and the cost is £45. Once the new theatre has opened in autumn, 2011, Marlowe Youth Theatre will take place in the new Second Space giving it a dedicated place to perform for the first time in its history. There will also be lots of other creative workshops in the Second Space for people of all ages.
