Construction Design & Management

We provide professional advice and detailed recommendations on the successful internal and external refurbishment, conservation, remodelling and extension of all types of buildings, both old and new.

Aedas Building Consultancy prepares and administers on site building contracts of any scale. We also prepare long term planned maintenance schemes, analyse major building defects and specify how to correct them, prepare maintenance and repair contracts and administer them on site.

We provide design-led solutions. As a result of working in partnership with Aedas’ award-winning, global network of architectural professionals on various projects, Aedas Building Consultancy provides clients with a design focus on the delivery of small to medium-scale design and construction works, and large-scale refurbishment, remodelling and conservation projects.

St Paul’s Hall, Huddersfield University

Aedas’ assessment of the external fabric of St Paul’s Hall at Huddersfield University revealed the need for extensive maintenance work to preserve the building’s integrity and minimise health and safety risks posed by deteriorating masonry.

A programme of repair and maintenance works was devised for this £240,000 project, and scheduled to be carried out over a 20 week contract period, which was completed one week early.

Giraffe Restaurant, London Heathrow Airport

Aedas Building Consultancy was appointed as Project Manager on behalf of The Restaurant Group plc for the installation of two new Giraffe restaurants at Manchester Airport and the new Terminal 5 at Heathrow Airport in London. The popular Giraffe restaurant brand has extended its presence to airport retail and leisure environments under franchise to TRG Concessions. The London Heathrow restaurant design features contemporary global images and five-metre-high giraffe sculptures.

Employer’s Agent

Aedas Building Consultancy provides a comprehensive employer’s agent service for clients drawing on extensive experience in administering and managing contracts.

Our team has extensive experience in selecting tenderers, preparing all documentation including the employer’s requirements, tender analysis and recommending accordingly. Once let, we administer the contract including agreeing payments and organise monthly site meetings, issue variations and provide quality inspection services where required. We advise readiness for hand over to the client and on the settling of final accounts at the conclusion of the project.

We have successfully acted as employer’s agent for a wide variety of clients on new build, refurbishment and alteration projects throughout the United Kingdom. Our holistic approach and experience of project delivery at all stages of design and construction ensures that we effectively represent our client at all stages of the contract and facilitate relationships within delivery teams.

Her Majesty’s Young Offenders Institute, Portland, UK

Her Majesty’s Young Offenders Institute

Aedas Building Consultancy has been appointed to assist in the planning and implementation of replacement cell blocks and new education accommodation at this young offender’s institute near Weymouth. Part of a national framework programme, Aedas is leading a multidisciplinary team in the feasibility stages of this new development. The prominent site is located in a Conservation Area of special scientific interest.

Asset Management

Aedas Building Consultancy’s expertise in asset management has assisted our clients in the alignment of their property portfolio with their corporate goals and objectives. We have developed methods of assessing the performance of clients’ portfolios based on universally agreed measures of costs and cost control, space utilisation, customer satisfaction, environmental sustainability and risk management.

Research by the Royal Institution of Chartered Surveyors has recognised the business benefits of good asset management. These benefits include the release of capital for reinvestment or debt reduction, efficient running costs, better public service provision through improved properties and the co-location of services. They also encompass good property conditions, improved property utilisation and streamlining property uses, improved productivity, changes in corporate culture and facilitation of corporate change, innovative strategic procurement and improved delivery of community objectives through the more effective use of property.

Kirklees Metropolitan Council Leisure Services

Over the past decade, Aedas Building Consultancy has acted as an asset management adviser to Kirklees Metropolitan Council on the development of its leisure services portfolio. We have provided detailed assessments of properties with a focus on backlog and life cycle maintenance costs, space and energy efficiency, improved building conditions and increased usage and revenue generation. Our consultancy services have included involvement in the Council’s Capital Investment Programme.

Professional Services

Aedas Building Consultancy provides a full building surveying service ranging from pre acquisition and condition surveys of individual premises of any scale or type, through to the inspection of whole building portfolios. We also offer ad hoc surveys and advice for dealing with specific building problems.

With extensive experience of property law, we act as experts in litigation cases and offer advice on boundaries and party walls. Aedas Building Consultancy also prepares and negotiates schedules of dilapidation and condition.

We recommend a holistic strategy for managing property estate portfolios linking together planned, cyclical and reactive maintenance in tandem with any lease obligations and property condition. This strategy should also include a proactive approach to managing property to protect our clients and reduce potential liability.

First Group plc

Aedas Building Consultancy has been commissioned by First Group plc to conduct a detailed analysis of the condition of the fabric, services and infrastructure of over 80 operational sites throughout the United Kingdom. The surveys also include Health & Safety and legislation audits together with Disability Discrimination Act Assessments. This will result in a database that will enable the client to manage portfolio maintenance, expenditure and investment in an efficient and cost effective manner.

Health & Safety Managment

Aedas Building Consultancy is a market leader in the provision of construction and property Health & Safety consultancy. We advise both the public and private sectors on a full range of health and safety and welfare issues affecting their property and operations.

Our Health & Safety team constantly monitors developments in legislation and best practice to ensure we provide our clients with comprehensive and high quality advice on their liabilities and obligations.

In addition to the core disciplines of CDM Co-ordination, Disability Discrimination Act consultancy, fire safety risk assessments and construction Health & Safety auditing, Aedas Building Consultancy also provides Health & Safety risk assessments, water risk assessments, energy audits and environment audits.

Hepworth Gallery, Wakefield

Aedas Building Consultancy’s Health & Safety Division acted as CDM Co-ordinators on this prestigious landmark project with Wakefield City Council. Since 2004, the design team has resolved challenges such as ground contamination, asbestos, archaeological finds and deep excavations. Aedas Building Consultancy has also resolved various buildability and cleaning issues as well as the transfer from 1994 CDM Regulations to 2007 CDM Regulations.

Cost Consultancy

Aedas Building Consultancy offers an integrated cost consultancy service as part of its lead role on projects. Our team of Chartered Quantity Surveyors provide a full range of cost consultancy services to a wide range of public and private sector clients, utilising a wide range of procurement routes.

We provide consultancy services for refurbishments, alterations, and repair and maintenance projects. Our services range from initial budget costing to life cycle costings, claims assessments and value engineering to bills of quantities and cost control. Aedas Building Consultancy also provides a comprehensive and cost effective specification writing service.

Our senior Quantity Surveying personnel are experienced in value engineering to manage costs proactively without increasing future life cycle liabilities.

We provide a flexible and proactive approach, giving a value for money service together with the essential link between clients, the designer, the engineer and the building contractor.

Huddersfield Christian Fellowship

Aedas Building Consultancy is providing cost consultancy and project management services for the construction of a new 6,500 m2 church and community facility. The church will accommodate a congregation of 2,500 people, as well as office facilities, a book shop, café and restaurant, crèche and child care centre, and ten teaching classrooms. Aedas Building Consultancy has provided guidance regarding site searches, the management of the site purchase and due diligence process, including detailed ground and contamination investigations. The £10.5m project is being undertaken in 3 phases.

Geomatics

Aedas Geomatics’ topographical surveys provide clients with a detailed understanding of their spatial surroundings and will encompass all survey details relevant to the project’s needs. These surveys can include 3D digital models of entire sites incorporating any specified level of detail.

Our underground utility mapping surveys are a logical extension of our topographical survey service and we ensure that the best results are achieved through continuous investment in the latest ground penetrating radar technologies and staff training.

Aedas Geomatics’ measured building surveys play an essential role in the refurbishment, alteration or redevelopment of any property. Survey data collected allows the creation of an accurate 2D or 3D model of the existing spatial and constructional arrangements.

Our engineering surveys include all those survey operations pertinent to the control of position, shape, size and the subsequent monitoring of the built environment. We utilise specialist equipment that allows non-contact data capture, facilitating high levels of detailed information without the risk of disturbance to sensitive sites, historic buildings and monuments.

Manchester Airport

Early discussions with Manchester Airport identified a requirement for accurate information. Aedas Geomatics advised that all future survey work be related to the existing three dimensional co-ordinate grid, based on the centreline of the main runway. Aedas Geomatics has transferred the grid to Terminal 2 and utilised it as the basis for its measured survey of the building. The new information has proved to be invaluable and further commissions have been received for Terminal 1, car parks, highway infrastructure, the apron and the runway for the airport.

Building Information Model (BIM)

A Building Information Model is an effective and efficient way of storing all the information relating to the building in one central location. This information can be used for design, construction and finally the operation of the building.

The interface for this powerful data set is a 3-dimensional model of the building.

As with all information it is only as good as its base data. Aedas Geomatics recognises this, and with extensive experience working within the 3D environment, are ideally placed to deliver complex survey models with the required levels of accuracy and intelligence.

Internal factors are not the only elements that have an impact on the construction and design process. External circumstances such as topography and underground conditions can have just as big an impact on the progress of the project.

For this reason Aedas has developed a system that allows them to deliver these and the BIM as one all-encompassing model and data set.

Harris Academy

Educational facilities can be challenging from a design perspective. They have to meet the changing needs of many end users. This leads to a number of design changes throughout the construction phases. Harris Academy was such a project. The existing building was to be refurbished and extended to provide extra teaching spaces.

Aedas was commissioned to carry out a full measured building survey and from this data create an intelligent 3D survey model in Revit.

The model contained all the relevant blank fields required to allow sub-consultants to complete the BIM.

Approaching the project in this way allowed for any design changes to be made quickly to the master model ensuring all parties involved in the project had the most up to date information as the model was based on survey data. The client had complete confidence in the fact it was an accurate representation of the building.

Access Consultancy

Aedas’s holistic approach results in all projects receiving full consideration of any access issues from our specialist Access Consultancy Team, headed by our NRAC Consultant, and as a result all projects achieve the highest levels of accessibility. Aedas provides specialist advice on the adaptation of existing property, which can include Access Audits to assess and identify issues that require attention. Coupled with design advice provided as part of an Access Appraisal, we can provide advice and guidance in terms of both existing buildings and new works.

Access is an integral part of what we do and all accessibility issues are considered fully. We ensure that all recommendations are practical to implement and reflect the context, location and character of the buildings and their environments. We adopt the social model of disability: we endeavour to remove disabling factors from the physical environment and ensure that policy and procedure are considered in equal terms.

The completion of detailed Access Audit and the provision of an Accessibility Plans form an important part of the overall process of ensuring that access is considered fully. To ensure that any legislative obligations are met, the Accessibility Plans prepared outline the philosophy and underlying approach to Accessibility and the measures being taken to ensure access is considered at all levels; this should also include for balancing the character of the building and any historical significance, including listed status and importance. our Conservation Architect ensures that all aspects are dealt with appropriately.

Included in the services we provide are design appraisals of proposed works, including the provision of an Access Appraisals that indicate where a design meets statutory obligations and best practice and where further design detailing is required. The information produced at this stage also serves to inform the management policies for the future operation of the building and helped to determine how responsibilities under the Equality Act can be met, whilst ensuring that the building fabric and associated environments do not impose any barriers to access and use.

Shrewsbury Town Football Club

Aedas Building Consultancy was appointed by Shrewsbury Town Football Club and Halls Construction to provide advice and conduct negotiations with statutory authorities for a new 10,000 seat stadium that will accommodate a minimum of 100 wheelchair users and escorts. Accessible conference and banqueting facilities and sponsors’ hospitality areas have also been provided. Aedas Building Consultancy liaised with the local authority for planning permission and building regulations, The Football Licensing Authority and the National Association of Disabled Supporters for operating licences and the Football Foundation for funding.

Our building specifications set out the recycling protocols in accordance with WRAP (Waste and Resource Action Programme) guidance, and we specify materials based on environmental performance criteria, accounting for factors such as embodied energy, fossil fuel depletion and eco toxicity.
