BOARD 1: BACKGROUND & CONTEXT
WELCOME
Welcome to this event to discuss the potential residential development on land at Radbrook/Shrewsbury College Campus off Radbrook Road in Shrewsbury.
Draft proposals have been drawn up to sensitively develop this land which is now surplus to the requirements of the landowners.
TODAY’S EXHIBITION
Today’s exhibition presents our initial plans and ideas about how the site could be developed with new homes to help to meet the need for housing in the area.
This is your opportunity to comment on the proposals before an ‘outline’ planning application is submitted. This will be submitted to establish the principle of developing the site for new homes. More detailed elements such as layout, landscaping and design will then be submitted for approval at a later date.
During the application process a further statutory 21 day consultation period will be held during the consideration of the planning application which will follow later.
Forms are available for you to leave your comments today. Alternatively comments can be sent by post or email by Tues 30th September 2014.
SITE OWNERSHIP
The site is split into three ownerships (see plan on the top right):
1. Radbrook College
2. Shropshire Council
3. Shrewsbury College
The site will be planned as one development in collaboration between the three landowners, although it will be comprised of two complementary planning applications. The fi rst will include Radbrook College and Shrewsbury College land, whilst the second will include Shropshire Council land.
PLANNING BACKGROUND
The site is within the Radbrook urban area. Shropshire Council has completed an assessment of all available land within Shrewsbury town; the Radbrook College site has been identifi ed as a location which is suitable for residential development. A Council report (SHLAA 2009) states the following:
“The site is considered suitable and a comprehensive scheme is preferred for the wider site (including the Shropshire Council land) with suitable access arrangements. This site is anticipated to be developed within 10 years.”
